The honest take: there is no MRT or LRT inside 1km, the estate is entering its second decade so renovation budgets should be part of any offer, and 82 years of lease is comfortable but still worth checking against your own exit year. The 3-bedroom core, 230 of the 429 units, suits family occupiers more than investors chasing the smallest quantum.
Buyers who need rail access should look elsewhere, since no station falls within 1km. Buyers who want the newest product in the same subzone are better served by Dairy Farm Residences now, or Narra Residences and The Botany at Dairy Farm once they complete, all at new-launch pricing well above this resale band.
