For a young Singaporean family, choosing a home is rarely just about the home. It is about the ten-year map that comes with it — and the first landmark on that map is almost always the local primary school. If you are weighing up condos in the Lorong Chuan and Serangoon core, understanding the primary schools district 19 actually offers, and how close they really are, will shape both where you register your child and what you are prepared to pay per square foot. This guide sets out the schools honestly, addresses sourced to MOE and street-directory records, and explains the 1km/2km admission rule the way a buying family needs to understand it.
We have deliberately kept this distance-honest. Several property blogs mis-assign schools to this area — one widely shared “schools near Chuan Park” post lists Katong schools that sit roughly 8km away in District 15. We only list schools we can place, by address, in or immediately around District 19, and we flag anything that sits over a boundary line.
In Singapore, home-to-school distance is not a soft preference — it is written into the admission mechanics. During Primary 1 (P1) registration, children living within 1km of a school get priority over those within 1-2km, who in turn get priority over those beyond 2km. For an oversubscribed school, that band can be the difference between a place and a ballot.
That single rule quietly re-prices property. A condo that sits inside the 1km ring of a sought-after school carries an intangible premium that resale listings and new-launch marketing both lean on. The Lorong Chuan enclave — the same District 19 pocket where the One Chuan Grove new launch sits — is a textbook example: it is ringed by established schools, well served by Lorong Chuan MRT on the Circle Line, and consistently in demand from upgrading families.
The catch is that “near a good school” is only useful if the distance is real. Marketing copy rounds generously; MOE does not. Before you attach a school premium to any particular condo, you need to know how the rule is measured and whether your exact block clears the band.
MOE measures home-school distance (HSD) as a straight-line, point-to-point distance from your registered home address to the school — not driving distance, and not walking time. It is calculated using the OneMap system, and you can check any address yourself.
The priority order within each registration phase runs like this:
Two nuances matter enormously for buyers:
The practical takeaway: proximity is genuinely valuable, but it is a probability, not a guarantee. Even within 1km, a very popular school can go to a ballot. Treat the distance band as improving your odds, not securing a seat.
These are the schools we can confidently place inside District 19, clustered around the Lorong Chuan and Serangoon Avenue spine. The proximity bands below are indicative straight-line estimates from the Lorong Chuan MRT / Chuan Grove enclave — they are a starting point, not a promise. Your exact block matters, so always confirm on OneMap against the specific address you are considering.
| School | Area (District) | Type / Affiliation | Indicative band from Lorong Chuan enclave | Note |
|---|---|---|---|---|
| St Gabriel’s Primary | 220 Lorong Chuan (D19) | Boys’; affiliated to St Gabriel’s Secondary (Catholic) | ~within 1km | Inside the enclave, on Lorong Chuan itself |
| Yangzheng Primary | 15 Serangoon Ave 3 (D19) | Co-ed, government | ~within 1km | Nearest MRT Lorong Chuan (CC14) |
| Zhonghua Primary | 12 Serangoon Ave 4 (D19) | Co-ed, government | ~1-2km | Serangoon Central cluster |
| CHIJ (Our Lady of Good Counsel) | 2C Burghley Drive (D19) | Girls’; Catholic (CHIJ) | ~1-2km | Serangoon Gardens side |
| Rosyth School | 21 Serangoon North Ave 4 (D19) | Co-ed; legacy GEP centre | ~2km+ (verify) | Historically heavily oversubscribed |
| Paya Lebar Methodist Girls’ (Primary) | 298 Lorong Ah Soo (D19, Hougang) | Girls’; Methodist | ~2-3km (verify) | Further east in D19 |
| Maris Stella High (Primary) | 25 Mount Vernon Rd (D13) | Boys’; Catholic; affiliated to Maris Stella High | ~2.5-3km (verify) | Technically District 13, not 19 |

St Gabriel’s Primary is the school most tightly bound to this enclave. It sits at 220 Lorong Chuan, a boys’ school affiliated to St Gabriel’s Secondary under the Catholic St Gabriel’s Foundation. For families in the immediate Lorong Chuan pocket, it is often the closest option on the map.
Yangzheng Primary, at 15 Serangoon Avenue 3, is a co-ed government school that itself lists Lorong Chuan MRT (CC14) as its nearest station — a fair signal of how central it is to this cluster. Being co-ed and non-affiliated, it tends to be a natural default for families who want proximity without a single-gender or religious-affiliation route.
Zhonghua Primary (12 Serangoon Avenue 4) is another co-ed government school, sitting a little further into the Serangoon Central cluster — typically a 1-2km proposition from the MRT rather than a within-1km one, depending on your block.
CHIJ (Our Lady of Good Counsel) at 2C Burghley Drive is a girls’ school in the CHIJ (Catholic) family, over on the Serangoon Gardens side. It is well regarded but, from the core enclave, usually falls in the 1-2km band — worth measuring precisely if it is your target.
A few big names sit within District 19 but toward its edges, so they are more likely to fall outside the 1km ring from the Lorong Chuan core. They are still worth knowing about, especially if you are looking at condos further east or toward Serangoon North.
Rosyth School (21 Serangoon North Avenue 4) is a co-ed school with a long-standing reputation and, historically, one of the legacy Gifted Education Programme (GEP) centres. It has been heavily oversubscribed for years. From the Lorong Chuan enclave it is likely beyond 2km, so treat any within-1km assumption with real caution and verify.
Paya Lebar Methodist Girls’ School (Primary), at 298 Lorong Ah Soo, is a girls’ school with a Methodist affiliation, sitting further east in the Hougang part of District 19. From the core enclave it is an indicative 2-3km away — outside typical proximity priority unless your home is much closer to it.
A necessary honest note on Maris Stella High (Primary): it is often grouped into “Lorong Chuan schools” chatter, but its address at 25 Mount Vernon Road carries a 368xxx postal code, which places it in District 13, not District 19. We mention it only so you are not caught out — do not treat it as a D19 school for planning purposes. It has also been reported as planning a temporary relocation (to a Geylang East site) from around 2027 during redevelopment; treat that as announced rather than settled, and confirm current arrangements with the school.
Two more schools that circulate in competitor lists but do not belong here: Kuo Chuan Presbyterian Primary is in Bishan (District 20), and the Katong schools (Tanjong Katong Primary, Haig Girls’, Kong Hwa) are in District 15. None of them are District 19 schools, whatever a listing might imply.
If you have been reading older listicles, you will have seen Rosyth described as a “GEP school” as a selling point. That framing is now out of date. MOE is replacing the centralised Gifted Education Programme with a new model of school-based high-ability programmes. The last Primary 3 selection under the old centralised model is set for 2025, with the new approach rolling out from 2027.
In plain terms: the idea that a specific school “is a GEP school” is becoming the wrong mental model. High-ability support is moving toward being available more broadly rather than concentrated in a handful of designated centres. For a YMYL decision like a home purchase, it is worth saying clearly — Rosyth has historically hosted the GEP, but you should not buy into the enclave on the assumption that a fixed GEP status will still exist in its old form when your child reaches P3. Confirm the current-year position directly with MOE before you factor it into anything.
Because every band above is indicative, the single most useful thing you can do is measure your shortlisted address yourself. It takes minutes:
Do this before you fall in love with a unit. A development can span several hundred metres end to end, and a school that is “within 1km” from one block can slip past the line from another.
Once the school picture is clear, the money side follows. If you are weighing a brand-new project against an older resale unit in the same catchment, our breakdown of District 19 new launch versus resale pricing sets out the trade-offs, and if connectivity is part of your calculation, see how the Cross Island Line is shaping District 19 property prices. The Lorong Chuan enclave — anchored by the One Chuan Grove new launch — is one of the clearer examples of school access, MRT access and family demand overlapping in the same postcode.
Which District 19 primary schools are within 1km of Lorong Chuan condos?
St Gabriel’s Primary (220 Lorong Chuan) and Yangzheng Primary (15 Serangoon Avenue 3) are the strongest within-1km candidates for the core enclave, with Zhonghua and CHIJ OLGC more typically in the 1-2km band. These are indicative — always confirm on OneMap against your exact block, as distance is measured point-to-point from your registered address.
Are these schools co-ed, or single-gender?
It varies. Yangzheng and Zhonghua are co-ed government schools, and Rosyth is co-ed. St Gabriel’s Primary is a boys’ school, while CHIJ (Our Lady of Good Counsel) and Paya Lebar Methodist Girls’ (Primary) are girls’ schools. Match the school type to your child before fixating on distance.
Does buying a condo within 1km guarantee my child a place?
No. Proximity improves your priority, but it does not guarantee admission. Distance priority only applies from Phase 2B onward, and popular schools can still go to a ballot even among within-1km applicants. It raises your odds; it does not secure a seat.
How long do I need to live at the address to use it for distance priority?
MOE requires a minimum 30-month residency at the registered address, counted from the start of the P1 registration exercise. Registering from an address you do not genuinely live at, or moving out immediately after, is not consistent with how the rule works and is subject to checks.
Is Maris Stella High (Primary) a District 19 school?
No. Despite often being lumped in with the Lorong Chuan schools, its Mount Vernon Road address (postal 368xxx) places it in District 13. We include it only as an honest “just outside the district” mention. It has also reportedly announced a temporary relocation from around 2027 — confirm current details with the school.
Is Rosyth still a GEP school?
It has historically hosted the Gifted Education Programme, but MOE is replacing the centralised GEP with school-based high-ability programmes, with the last old-model P3 selection in 2025 and the new model from 2027. Do not treat “GEP status” as a permanent fixture — verify the current position with MOE.
How do I measure the distance myself?
Use OneMap: search your exact condo address and check the straight-line distance to each target school. This is the same point-to-point basis MOE uses, and it is the only reliable way to know which band a specific block falls into.
