Serangoon (CC13) is 1 stop, with NEX and the bus interchange above the platforms, and Bishan (CC15) is 1 stop the other way onto the North South Line. One Chuan Grove is a land story that now has a product attached. 2 tenders in 1 year bought a doorstep-MRT site inside a 4-school catchment, and the developers have since combined the plots into 1 project of 1,055 homes. The land bids and the size ladder are the firm numbers until prices come out at the February 2027 preview.
Start with what was actually paid. Sing Holdings and Sunway took the first parcel on 8 July 2025 for $703,600,000, a Land Bid of $1,376 psf ppr, then the second on 10 September 2025 for $623,910,000 at $1,331 psf ppr. Blended across both, the land under One Chuan Grove cost $1,355 psf ppr. Our review of the 2026 GLS land bids puts those 2 results in national context.
Land is not the whole price, but it sets the floor. Add construction, finance and margin to $1,355 psf ppr and a launch from around $2,800 psf is consistent with it. Treat that as a working estimate as of October 2026, not a quote. At that level the entry cheques work out to about $1.33 million for the 1-bedroom, $1.63 million for a 2-bedroom, $2.26 million for a 3-bedroom and $3.01 million for a 4-bedroom.
The nearest live benchmark is Chuan Park, 916 units under construction 0.45km away on the same road and the same tenure. Its pricing is the market’s own answer to what this enclave pays, and the spread between that answer and One Chuan Grove’s launch range is the whole entry decision for a pre-launch buyer. The completed field frames the other end: Forest Woods with 519 units from 2020 about 1.75km away, The Garden Residences with 613 units from 2021 inside 2km, and Affinity at Serangoon with 1,052 units from 2023 at 2.2km. All 3 run 99 years, so the comparison is position, product and price rather than lease arithmetic.

The 3-bedroom band is the one most families will look at. From 807 sqft it keeps the entry cheque within reach of a Serangoon or Bishan upgrader, and the Flexi version at up to 1,001 sqft gives a growing family more room without stepping up to a 4-bedroom budget. The unit counts per type, the facilities and the drawings themselves arrive with the preview.
The earlier project sheet put parking at 800 lots, below 1 per home. That is normal on a doorstep-MRT site, and the station removes most of the reasons to own a second car.
Scale is what you are buying at One Chuan Grove. A 1,055-home sinking fund pays for pools, courts and function spaces a 200-unit project cannot carry. Scale cuts the other way too: more lifts, more lobbies, and more competition when several owners list in the same quarter.
The setting around the site should hold. The URA Master Plan keeps the Lorong Chuan corridor low-rise and largely residential, with New Tech Park’s business-park frontage beside the site and landed housing behind, so the 27-storey towers are likely to keep their outlook rather than lose it to the next tender. Start with supply. One Chuan Grove sits in the Lorong Chuan subzone, which holds 32 private developments and about 3,896 homes, counting the 2 under construction. Most of the completed stock is small and old: a long tail of cluster housing and boutique blocks, with Chiltern Park from 1995, The Springbloom from 1999 and Goldenhill Park from 2004 as the only sizeable completed names.
The rebuild is the real story. 1,971 homes are under construction in this one subzone right now, Chuan Park’s 916 for 2027 plus One Chuan Grove’s 1,055 for 2030. That is half the pocket’s private stock arriving inside 4 years, and the 2 projects will draw on the same buyers. It also means the precinct that exists in 2031 is not the one you see today.
Zoom out to the Serangoon planning area and the pipeline stays concentrated. Of 97 private developments and about 12,773 homes, only 18 projects and 6,040 units are 2016 or newer, and the whole pipeline after 2026 is Chuan Park, One Chuan Grove and Belgravia Ace at 104 units over in Seletar Hills. Fresh-lease stock is the minority here, and most of it is landing on one road.
The demand side is built already. Serangoon town carries about 21,961 HDB flats, of which 16,686 are 4-room or larger, the flat types upgraders sell from. Set against 3,896 private homes in the subzone, that is more than 4 upgrader-sized flats for every private home in the pocket, before Bishan and Toa Payoh owners are counted. Landlords should read the same catchment from the tenant’s side. New Tech Park next door, one-north on the same Circle Line without a transfer, and the Australian International School, Brighton College, Stamford American and Hillside World Academy within 2km give the address several separate demand streams rather than one. The 1- and 2-bedroom sizes above suit those tenants.
Fit matters in the other direction too. Anyone who needs keys soon is in the wrong queue, because completion is expected in 2030. Buyers who want a low-rise home should know that 27-storey towers at a plot ratio of 3.0 are a different living experience from the landed streets around them.
