Then 344 two-bedroom units from 732 to 1,109 sqft, which is 55 percent of the entire estate in a single format. Above that sit 201 three-bedders from 969 to 1,722 sqft and 47 four-bedroom homes from 1,313 to 2,745 sqft, the top of that range being penthouse stock. Few 622-unit projects serve singles, couples and large families at once, and fewer still put more than half their homes into one liquid format.
Rail is the reason people shortlist this address. Sengkang (NE16/STC) combines the North East Line, the Sengkang East and West LRT loops and the bus interchange in one hub about 300m from the door, with Compass One built directly onto it. Six further stations fall inside 1km: Buangkok (NE15) plus Ranggung, Renjong, Compassvale, Cheng Lim and Kangkar LRT. Ten more sit within 2km, reaching Punggol, Bakau, Rumbia, Tongkang, Farmway, Cove, Meridian, Soo Teck, Layar and Coral Edge.
Schools do the rest of the work at The Luxurie. Nine primary schools fall inside the 1km ballot radius: Anchor Green, Compassvale, Nan Chiau, North Spring, North Vista, Palm View, Rivervale, Seng Kang and Springdale Primary. Nan Chiau Primary is the draw, a Special Assistance Plan school and among the most contested in the North-East at registration. Eleven more primaries sit between 1km and 2km, and the secondary band inside 2km runs to Nan Chiau High, Seng Kang, North Vista, Compassvale, Edgefield, Serangoon, Monfort, Greendale, Hougang and Holy Innocents’ High.
The setting is a town centre, and the trade is honest. Compass One, Sengkang Grand Mall, Rivervale Plaza, Rivervale Mall, Buangkok Square Mall, Punggol Plaza, Hougang Green and Hougang Mall all sit inside 2km, with Cold Storage, FairPrice Finest, Sheng Siong, Giant and Prime handling groceries and the Buangkok and Anchorvale hawker centres handling dinner. What you give up is a quiet residential lane. Buyers who want one should look at the estates further out along the LRT loops, because that is not this product.
Tenure runs 99 years from 15 June 2011. A buyer taking keys at the 2015 completion started with about 95 years, and a resale buyer in 2026 inherits roughly 84. That is among the older leases in the immediate town-centre pocket, a year ahead of its closest neighbour, and it is worth naming plainly rather than discovering later. It is still comfortably inside the band banks and CPF treat without argument, but remaining-lease arithmetic belongs in any offer with a long horizon. Parking runs to 622 lots against 622 homes, one per household, which is generous provisioning and something newer launches in this belt no longer offer. At about eleven years old the estate sits in early middle age, so most units are on their first renovation cycle and the facilities still present well.
Zoom out and District 19 holds 167 condominiums with about 35,618 private homes between them, of which only 32 are ten years old or newer. Counting executive condominiums and mixed developments the district runs to 227 projects and 46,982 units, one of the deepest private markets in Singapore. Against that backdrop The Luxurie’s caveat record reads steadily: 186 caveats lodged since August 2021, the most recent in June 2026, which on a 622-unit estate is roughly five percent of the project changing hands each year.

Sengkang (NE16/STC) does four jobs in one hub about 300m from the door: North East Line platform, Sengkang East LRT loop, Sengkang West LRT loop and bus interchange, with Compass One built onto it. Groceries, food courts, banks, clinics and enrichment centres all sit inside a five-minute walk. That is the practical definition of a town-centre address, and it is why tenants shortlist here without asking about the estate itself.
Seven stations fall within 1km of The Luxurie in total, and the 2km ring adds another ten including Punggol. Our Sengkang condo guide covers how little of the town’s private stock actually sits inside that range, which is the point of paying for this corner.
The trade is the length of the line rather than the walk to it. Dhoby Ghaut is roughly 30 minutes on the North East Line and longer at peak, and station density does not shorten that. Drivers get the TPE and KPE within reach, but the town-centre morning is busy and the school run adds to it. Time the trip at your own hours before you decide.
Keppel Land built this one, and developer pedigree tends to show a decade on in how an estate is maintained and how its management functions. That is a quieter advantage than a facility list, and a more durable one. Walk the common areas, look at the pool deck and the lift lobbies, and compare them against estates of the same vintage in this pocket. The difference is usually visible.
The layout range is unusually wide for 622 units. The A-series one-bedders run 452 to 657 sqft across only 30 homes. The B-series two-bedders run 732 to 1,109 sqft across 344 homes and form the estate’s liquid core. The C-series three-bedders run 969 to 1,722 sqft across 201 homes, and the D-series four-bedders run 1,313 sqft up to 2,745 sqft at penthouse level across 47 homes. That two-bedroom depth is worth understanding. With 344 of them, this is the most liquid two-bedroom market in the Sengkang town centre. There is almost always a recent comparable to price against, which cuts both ways: easy to value, and easy for a buyer to walk away and take the next one. If you own here, condition and floor are what separate your unit from the other 343.
Nine primary schools sit inside the 1km radius that decides priority under P1 registration: Anchor Green, Compassvale, Nan Chiau, North Spring, North Vista, Palm View, Rivervale, Seng Kang and Springdale. Nan Chiau Primary drives 1km demand every registration season on its own, and eight alternatives inside the same radius give parents real fallback options when a ballot goes against them.
The bench behind it is deep. Between 1km and 2km the list widens to CHIJ Our Lady of the Nativity, Edgefield, Fern Green, Greendale, Mee Toh, Montfort Junior, Punggol Green, Punggol Primary, Punggol View, Valour and Yio Chu Kang Primary. For a resale buyer the point is simple. None of this is priced into a 2015-completed estate the way it is into a new launch on the same line. Read the band honestly and it is not a bargain hunt. The low end comes from the large formats, not from cheap small units. A 1,690 sqft three-bedder traded at $1,112 psf for $1.88m in May 2026, and a 2,164 sqft penthouse at $1,354 psf for $2.93m in June 2026. Meanwhile a 452 sqft one-bedder cleared at $1,836 psf for $830,000 and a 1,001 sqft two-bedder at $1,768 psf for $1.77m. Big homes here trade on quantum, small homes on psf, and that taper is where the genuine value sits.
Run the arithmetic at the $1,594 median and the ladder prices out cleanly. The 452 sqft one-bedder lands near $720,000, the 732 sqft two-bedder around $1.17m and the largest 1,109 sqft two-bedder near $1.77m. Three-bedders run roughly $1.54m at 969 sqft to $2.74m at 1,722 sqft, and four-bedders start about $2.09m at 1,313 sqft. Treat those as arithmetic on the caveat record rather than quotes. Actual entry points sit near $808,000 for a one-bedder, about $1.06m for a two-bedder, roughly $1.69m for a three-bedder and about $2.33m for a four-bedder.
The Luxurie’s absorption curve is steady rather than spiky: 26 caveats in 2021, 38 in 2022, 29 in 2023, 39 in 2024, 35 in 2025 and 19 more by June 2026. Six years without a volume collapse is the strongest liquidity evidence a resale buyer can ask for.
Context sits next door. La Fiesta is 110m away, 810 units completed in 2016, newer by a year and family-weighted where this estate is two-bedroom weighted. Sengkang Grand Residences sits 0.81km off, 680 units completed 2023, the newer and dearer end of the comparison. Compass Heights at 536 units from 2002 anchors the value end of the town centre from about $806 psf, while Botanique at Bartley tops the district range near $2,420 psf.
