Ranggung, Renjong and Kangkar cover the Sengkang LRT loop within 1km, and the Hougang and Sengkang interchanges sit inside 2km. One stop away, Hougang becomes a Cross Island Line interchange around 2030, a shorter wait than the 2032 Punggol extension serving the estates further north, and it lands at the station The Quartz already uses.
Six primaries sit inside the 1km radius that decides ballot priority: CHIJ Our Lady of the Nativity, Montfort Junior School, North Vista Primary, Palm View Primary, Punggol Primary and Yio Chu Kang Primary. Ten more fall between 1km and 2km including Nan Chiau Primary, with Nan Chiau High behind it. The mix is the whole product. Floor plans run about 1,023 to 1,604 sqft across the A, B and C series. No studio stacks and no shoebox tier means no investor churn built into the address. Carpark provisioning is 625 lots against 625 homes and density is light at a plot ratio of 3, both numbers that stopped being standard in newer projects.
Tenure runs 99 years from April 2005, leaving roughly 78 years today, against about 95 for a buyer who took keys at completion. That is five to seven years shorter than the newer Punggol stock nearby, and it is the honest cost of the discount on price. Buangkok grew into this address rather than the other way round. When The Quartz launched the station had very little around it; today the precinct is finished and newer Sengkang and Punggol launches ask well above this estate’s band. As of June 2026 the last sixty caveats ran between $1,098 and $1,657 psf with a median around $1,442 psf, and the last twelve months carry the same range at a firmer median of $1,536 psf across 26 sales. The newest entries are dated June 2026, a month behind the busier estates nearby, which is what a thinner transaction record looks like.
Where that band sits matters more than the band itself. Among the District 19 estates we have reviewed, only about four of twenty-six neighbours trade cheaper on average, with Compass Heights anchoring the value end near $806 psf and Botanique at Bartley topping the range around $2,420 psf. The Quartz sits in the value tier while holding an MRT at the door, a combination most of that tier lacks. Parc Centros buys a three-minute walk to Punggol interchange at a higher psf, Flo Residence buys more floor area at a lower psf but adds a transfer on most journeys, and A Treasure Trove sits within a kilometre of it. The Quartz is the middle position, an MRT at the door at a price closer to the LRT stock.
The entry price is the draw. Three-bedders starting near $1.5m is upgrader money for a condominium home beside an MRT station, and the quantum buys more floor area than the launches one stop away. GuocoLand built the estate around a single product, the family three-bedder, from about 1,023 to 1,604 sqft, with terrace units on the ground floor and penthouses up top. At 2009-era proportions those layouts carry proper bedrooms, real kitchens and storage a new launch at the same footage cannot match, and our data piece on condo unit types and buyer demand tracks how much usable space the market has given up since.
Run the arithmetic at the $1,442 median and the ladder is short and clear: the 1,023 sqft entry three-bedder lands near $1.48m, a mid-range 1,141 sqft unit about $1.65m and the 1,604 sqft top format close to $2.31m. At the firmer twelve-month median of $1,536 those become roughly $1.57m, $1.75m and $2.46m. Treat them as arithmetic on the caveat record rather than quotes.
The live prints run slightly ahead of that. A 1,141 sqft three-bedder closed at $1,560 psf for $1.78m in June 2026, and a 1,335 sqft penthouse cleared $1,596 psf for $2.13m in April 2026, the reverse of the usual pattern: the large formats here hold their psf instead of discounting. For a buyer the benefit is comparability, because every listing is a close substitute and negotiation rests on evidence rather than one asking price.
The single-product mix cuts both ways and the honest version matters. A couple wanting a compact unit will not find one at The Quartz, and neither will a household that needs four bedrooms; The Minton nearby is the better starting point for larger formats. What you get in exchange is an estate that never competes with its own shoebox stacks for tenants or buyers, a quieter advantage than it sounds.
Being the oldest of the four private estates in the Compassvale subzone is also what makes it the cheapest way into the pocket. Those four hold about 2,494 homes between them and the map is settled, with nothing under construction here and no private project scheduled anywhere in Sengkang after 2026. The nearby field is dense but finished: Jewel @ Buangkok at 616 units from 2016 sits 0.19km away, Riversound Residence adds 590 from 2015, The Luxurie 622 from 2015 and La Fiesta 810 from 2016, with Esparina Residences, Austville Residences and Park Green filling the executive condominium ring. All run 99-year tenure, so the comparison is age, position and price.
The demand side is lopsided in the owner’s favour. Sengkang holds 15,222 private homes against about 77,661 HDB flats, roughly five flats for every private unit, and 64,763 of those flats are 4-room or larger. That is the pool a $1.5m three-bedroom home sells to, and it renews with every wave of flats clearing its Minimum Occupation Period.
Liquidity is the honest weak spot, and it comes from owners staying put. 117 caveats have been lodged since August 2021, roughly 23 sales a year against 625 units and under four per cent of the estate annually. Good for community, and a real consideration for a buyer who needs choice, because listings are fewer and the good stacks do not sit around. Fit runs the other way as well. If you need a compact unit or a four-bedroom format, the estates named above serve you better.
