Punggol MRT and LRT interchange sits roughly 200 to 300 metres from the Parc Centros gate, a three-minute walk to the North East Line, both LRT loops and the bus interchange in one place. The line runs to the CBD in about 30 minutes without a transfer. Seven more LRT stations fall inside 1km, and from 2032 the Cross Island Line Punggol Extension joins the same station, adding a direct link east towards Pasir Ris and Changi. Waterway Point is roughly 400m away and One Punggol, with its library and hawker centre, about 600m.
Eight primary schools fall inside the 1km radius that decides ballot priority under P1 registration: Edgefield, Horizon, Mee Toh School, Oasis, Punggol Green, Punggol View, Rivervale and Valour. Nine more sit between 1km and 2km, including Nan Chiau. Edgefield and Punggol Green are regularly oversubscribed, which is what makes the Parc Centros catchment valuable rather than merely convenient. The unit mix is unusually broad for a 618-home project: 49 distinct layouts. Sixty-one one-bedders run 463 to 581 sqft and sixty two-bedders 603 to 1,033 sqft. The three-bedroom band is the centre of gravity at 257 units from 990 to 1,711 sqft, with 97 four-bedders from 1,313 to 2,110 sqft above it, then 20 five-bedroom formats and a single 2,906 sqft six-bedroom penthouse. Tenure runs 99 years from March 2012, which leaves about 85 years, the freshest lease among the completed Punggol condominiums we compare. The estate is fully sold and trades purely as resale, so the section below reads a caveat record rather than a price list.

Parc Centros buys you the town centre at a residential-condominium price. It is not integrated and does not pretend to be, but the walk to the interchange, the eight-school catchment and a 49-layout menu that suits both a landlord and a three-generation household are a combination nothing else in Punggol assembles. Here is what that costs and what sits around it.
As of July 2026, the last sixty caveats cleared between $1,395 and $1,788 psf on a median around $1,647 psf, and the twelve months to July firmed to $1,450 to $1,788 on a median of $1,718 psf across 23 sales. That is the top band of the four completed projects in this cluster, and the station walk is most of the reason.
The relationships around it explain the number better than the number does. The Quartz at Buangkok is seven years older on the lease with an MRT equally close and trades several hundred dollars per square foot below. Watertown still holds a slightly higher absolute psf at about $1,697 because the mall is underneath it, yet Parc Centros has run about 38.8 per cent since 2020, faster than its integrated neighbour, off a 2012 launch at roughly $900 to $1,100 psf. Growth and level are two different questions, and this address has been winning the first one.
The ownership base explains the steadiness: 83.6 per cent Singaporean, 13.6 per cent permanent resident, and about 64.6 per cent of buyers gave an HDB address at purchase, the classic Punggol and Sengkang upgrader reaching the end of the Minimum Occupation Period. One technical note when you compare. Parc Centros predates GFA harmonisation, so its strata areas still include features the current rulebook excludes, and a psf comparison against a new launch is not measuring identical square feet.

Run the Parc Centros floor plan ladder at the $1,647 median and it prices out cleanly. The 463 sqft one-bedder lands near $760,000, the 603 sqft two-bedder around $990,000, the 990 sqft three-bedder about $1.63m, the 1,313 sqft four-bedder near $2.16m, the 1,679 sqft five-bedder about $2.77m and the 2,906 sqft penthouse close to $4.79m. Treat those as arithmetic on the caveat record rather than quotes.
The live prints run at or above that arithmetic. In 2026 a 463 sqft one-bedder cleared at $824,000, a 764 sqft two-bedder at $1.31m, a 1,324 sqft three-bedder at $1.92m, a 1,378 sqft four-bedder at $2.26m and a 1,679 sqft five-bedder at $2.88m. A market paying above the median-based estimate across every band is a market with conviction about the address.
The top of the range is the scarce part. Twenty five-bedroom formats from 1,679 to 2,497 sqft and one six-bedroom penthouse are genuinely rare in Punggol Central, where the surrounding stock skews to compact family units, and they surface on the resale market seldom. The honest note on product: some layouts carry oversized balconies and long bedroom walkways, less efficient than newer compact designs. Read the floor plan before you read the size, because two units at the same square footage here can live very differently.
The competing field is smaller than the town’s scale suggests. Parc Centros shares the Matilda subzone with only four other developments, about 3,420 homes in total, and three of the four are executive condominiums: Prive (680 units, 2013), Twin Waterfalls (728, 2015) and Ecopolitan (512, 2016). The one private neighbour is A Treasure Trove, 882 units from 2015. Nothing is currently under construction in the subzone.
Against that, Punggol town holds about 64,226 HDB flats in 558 blocks, of which 47,748 are 4-room or larger. Those bigger flats are the ones upgraders sell to fund a condominium, and their owners overwhelmingly want to stay in the town. That is the demand engine sitting under this pocket, and it dwarfs the private supply beside it.
Across the wider planning area there are 16 private developments and about 8,777 homes, nine of them completed from 2016 onward, and our records show no private completion scheduled in Punggol after 2026. Government Land Sales plots could still add competing stock, so the pipeline is worth watching rather than assuming a one-way runway. Liquidity is steady rather than hectic: 129 caveats since August 2021, running 22, 38, 19, 15, 21 and then 14 by July 2026. That is about 26 sales a year against 618 units, roughly four per cent annually, with the 2022 spike and 2024 trough tracking the wider market rather than anything about Parc Centros itself. Parc Centros suits multi-generational families who want eight ballot options and an interchange inside a short walk, upgraders leaving a Punggol or Sengkang flat who refuse to leave the town, and defensive investors positioning ahead of the digital district and the 2032 rail line. The exit audience is the same, which is the comfortable part: the buyer who wants this walk has very few substitutes in Punggol.
Renters see the address from the other side. A three-minute walk to an interchange, a 50m infinity pool and a mall at 400m is a strong package against the LRT-served stock further out, and the one and two-bedroom depth here gives landlords something the family-only projects in this cluster do not have. Expect the compact units to carry the yield and the large formats to carry the tenancy length.
Fit runs the other way too. This is not an integrated development, and buyers who want lifts down into a mall should look at Watertown and accept the crowds that come with it. Buyers who want floor area per dollar rather than a station walk will do better at Flo Residence in Punggol Field. And on a decade-old estate, ask for the sinking fund position and look at the common areas properly before you offer.
