
Watertown is Punggol’s original integrated development, 992 homes in ten blocks built directly above the Waterway Point mall and completed in 2017 by Frasers Property, Far East Organization and Japan’s Sekisui House. Two things make it structurally different from every other condominium in the town: lifts that go down into a regional mall, and a bus and rail interchange about 150m away under cover.
Punggol MRT (NE17), the LRT loops and the bus interchange sit about 150m away, reached through the mall without crossing a road. Eight LRT stations fall within 1km, which is how the rest of the town feeds into this address. Punggol is also designated CP4 on the Cross Island Line Punggol Extension, so on opening Watertown sits on a two-line interchange with the whole LRT network underneath it, a status very few condominiums outside the Central Region will ever hold. Six primary schools sit inside the 1km ballot radius: Edgefield, Oasis, Punggol Cove, Punggol Green, Punggol View and Valour, with eleven more within 2km. That radius decides priority in the balloted phases of P1 registration and nothing else, which our 2026 P1 registration guide sets out phase by phase. The support system is unusually dense too: enrichment centres and the regional library are downstairs in the mall, and the waterway park is the after-school playground.
The mix is the widest layout menu Punggol had seen at launch, and it skews small. There are 172 one-bedders from 527 to 646 sqft and 512 two-bedders from 527 to 969 sqft, against 157 three-bedders from 1,109 to 1,313 sqft and 70 four-bedders from 1,356 to 1,582 sqft, with SOHO layouts around 678 sqft and the suite and Sky Patio formats filling the balance. About 69 per cent of the estate is one or two-bedroom stock, which is the single most important fact about how it trades. The site runs 29,999 sqm at a 4.2 plot ratio with 992 carpark lots for 992 homes.
The lease runs 99 years from May 2011, leaving about 84 years on an estate only nine years old, so the clock is not a near-term concern but belongs in a long-horizon offer. Blocks cap at 14 storeys because the residential slab sits on a retail base, which makes high-floor waterway views limited in number and contested in price. The buying section reads the record.

This is not a condominium near a mall or a condominium near a station. It is a condominium whose ground floor is both, and in Punggol nothing else is. That structure is the product, it costs quiet in exchange, and it has made Watertown the most heavily traded condominium in the town. The sections below cover the pricing, the mix and the supply around it.
As of July 2026, the last sixty caveats sit on a median of about $1,705 psf, and the twelve months to July ran $1,434 to $2,195 psf on a median near $1,687 psf, with one-bedders from about $855,000, two-bedders from about $1.25m and three-bedders from about $1.82m. With 992 units and nearly a decade of resale history, this is the benchmark other Punggol resales are measured against, and benchmark status is itself worth something at exit.
Now the part the median hides, and it matters more here than anywhere else in the town. The family stock does not trade at the median. A 1,109 sqft three-bedder cleared at $2,172 psf for $2.409m in February 2026, and a 1,367 sqft four-bedder at $2,114 psf for $2.89m in April 2026, both far above the estate middle. Meanwhile a 603 sqft one-bedder went at $1,592 psf for $960,000 in July 2026 and a 915 sqft two-bedder at $1,770 psf for $1.62m in June 2026. With only 227 three and four-bedroom homes in a 992-unit estate, the large formats are the scarce good and the market prices them that way. Budget family purchases from the recent family prints, not the headline median.
The comparison outside Punggol frames what the integration costs. Kovan Residences puts residents 100m from a single-line station through a side gate, which is excellent and still a different product, and Riversails is a seven to ten minute walk from an LRT stop and prices accordingly. Watertown charges for the integration openly, and the caveat record shows buyers keep paying it. One technical note before comparing psf with anything newer. Watertown predates GFA harmonisation, so its strata areas still include aircon ledges the current rulebook excludes, and against a post-harmonisation launch you are not measuring identical square feet.

The Watertown floor plan list rewards a close read, because the labels do less work here than usual. The 512 two-bedders span 527 to 969 sqft, a range wide enough to include compact suite formats at the bottom and genuine two-bedroom homes at the top, so the bedroom count alone tells you very little. The one-bedders run 527 to 646 sqft, the three-bedders 1,109 to 1,313 sqft, the four-bedders 1,356 to 1,582 sqft, and the SOHO layouts sit around 678 sqft.
Run the arithmetic at the $1,705 median and the ladder prices out like this: the 527 sqft one-bedder near $900,000, the 646 sqft format near $1.10m, the 969 sqft two-bedder around $1.65m, the SOHO near $1.16m, the 1,109 sqft three-bedder about $1.89m and the 1,313 sqft format about $2.24m, with four-bedders running $2.31m to $2.70m. Treat those as arithmetic on the caveat record rather than quotes, and remember the family formats have been clearing well above them.
The facilities deck spreads across the podium above the mall, with pools, gym and function spaces looking over the waterway, and My Waterway@Punggol runs alongside the development into Punggol Linear Park. Evening runs and weekend cycling to Coney Island are car-free from the lobby.
The honest note on product is the one to settle before viewing rather than after. Waterway Point is a regional mall, the crowds are constant and weekend footfall at the podium is heavy. Stack and facing decide whether you look at the water or the mall roof, and with blocks capped at 14 storeys the good outlooks are genuinely limited. These are structural conditions, not teething problems.
The supply picture here is the tightest in Punggol. The Punggol Town subzone contains only two developments in total, about 1,812 homes: Watertown itself at 992 and Piermont Grand, an executive condominium of 820 units from 2023. Nothing is under construction inside it. The nearest private alternatives sit outside the subzone, A Treasure Trove at 882 units from 2015 about 310m away and Parc Centros at 618 units from 2016 about 420m out, and neither sits on a mall or on the interchange.
The demand behind that is enormous by comparison. Punggol town holds about 64,226 HDB flats across 558 blocks, 47,748 of them 4-room or larger, and those larger flats are what an upgrader sells to fund a private purchase. The wider planning area holds 16 private developments and about 8,777 homes, nine of them completed from 2016 onward, and our records show no private completion scheduled in Punggol after 2026, though Government Land Sales plots can still change that. On the demand side, the Punggol Digital District has begun operations one stop away at Punggol Coast (NE18) with capacity planned for around 28,000 technology jobs. Liquidity is the estate’s strongest suit and it cuts both ways. 263 caveats since August 2021, running 28, 74, 44, 43, 45 and then 29 by July 2026, the deepest trading record of any condominium in the town. The 2022 peak reflects the post-pandemic resale surge and absorption has since settled into a consistent forty to fifty sales a year. For a buyer that means you will always find stock. For a seller it means you will always have competition.
Watertown suits convenience-first families banking the 1km school cluster, investors targeting the Digital District tenant pool, and buyers who want mall and interchange integration at Outside Central Region pricing rather than paying Rest of Central Region rates for the same convenience elsewhere. The exit audience is the reassuring part: when an owner sells, the competing stock in the town is either an ageing executive condominium or a conventional condominium several hundred metres from the station, and the buyer who wants the integration has nowhere else in Punggol to go.
Renters get the strongest version of the pitch. A nine-year-old apartment where the train, the supermarket, the cinema and the library are all indoors is why the compact stock lets quickly and holds rent through soft patches, and it is the reason the yield here sits ahead of the family-weighted estates further out.
Fit runs the other way too. Buyers who prize quiet should look at The Minton or deeper into the landed fringe, because a busy podium is part of this address rather than a fixable flaw. Buyers who want space per dollar rather than convenience per dollar should compare Riversails upriver, and anyone shortlisting a three or four-bedder should accept that the scarce formats here carry a premium the median never shows.
