One note before you compare against a launch. Botanique at Bartley predates GFA harmonisation, so its strata areas still include aircon ledges the newer rulebook excludes. Those are not identical square feet, and the honest comparison adjusts first.

A 657 sqft two-bedder cleared $2,078 psf for $1.365m in July 2026, an 850 sqft penthouse format $2,000 psf for $1.7m the same month and a 1,130 sqft three-bedder $2,035 psf for $2.3m in June 2026. On recent transactions, one-bedroom entry starts from about $835,000 and two-bedroom entry from about $1.33m.

Botanique at Bartley spends its density well. At a 2.8 plot ratio across 20,078 sqm it goes into eight blocks rather than ground coverage, so the grounds carry the landscaping the project is named for. Parking runs 797 lots against 797 homes, generous for a development weighted this heavily to compact stock, and it removes a complaint that costs other estates their tenants.

Is Botanique at Bartley Worth Buying? Reading the Subzone

The pocket that competes is the Upper Paya Lebar subzone: 28 private developments and about 3,627 homes in total.
