The structure of the local price ladder is easier to read than the numbers alone. Sengkang Grand Residences sets the subzone ceiling from 2023 at 0.26km, The Quartz anchors the value end with 625 units from 2009 at 0.19km, and Esparina Residences sits between them at 0.11km. La Fiesta adds 810 units of the same 2016 vintage about a kilometre out. All run 99-year tenure, so the spread is age, station distance and format rather than lease mathematics, and Jewel @ Buangkok sits below the integrated stock while keeping the station walk and the deeper school catchment.

Widen the frame and the walk prices itself against Botanique at Bartley near a $2,000 psf median for a newer building on the Circle Line, Parc Vera near $1,411 psf for a lower-density Hougang address away from the station, and River Isles near $1,471 psf for a Punggol estate on LRT rather than MRT. The gap over those last two is what 250m to a full MRT station is worth, stated plainly. That top end is what a 5-room flat owner is comparing against. A 1,389 sqft three-bedder or a 1,647 sqft four-bedder translates straight from an HDB floor plate instead of asking a household to shrink into it, the compromise most current launches force. Price the ladder at the $1,775 median and it comes out cleanly: the 463 sqft one-bedder near $820,000, the 689 sqft two-bedder around $1.22m, the 872 sqft three-bedder about $1.55m, the 1,324 sqft four-bedder near $2.35m, the 1,636 sqft five-bedder around $2.90m and the 2,540 sqft penthouse format roughly $4.5m. Treat those as arithmetic on the caveat record rather than quotes, because the real market tapers as formats grow.

The live prints confirm the shape. A 1,152 sqft three-bedder cleared $2.168m in July 2026, a 721 sqft two-bedder $1.325m the same month and a 484 sqft one-bedder $785,000 in June 2026. Sengkang holds about 77,661 HDB homes and 64,763 of them are 4-room or larger, which is the pool that buys a family three-bedder inside a six-school radius. The Minimum Occupation Period flow across Sengkang, Hougang and Punggol keeps refilling it, so when an owner here eventually sells the buyer is most likely a family moving three bus stops.

The trading record already reads that way. 185 caveats have been lodged since August 2021 on a 616-unit estate, the most recent in July 2026, which is roughly five percent of the project changing hands each year. The curve is steady rather than spiky: 24 in 2021, 35 in 2022, 23 in 2023, 40 in 2024, 40 in 2025 and 23 more by July 2026. About 76 percent of owners on record are Singaporean and 18 percent Permanent Residents, so Jewel @ Buangkok trades on local demand.

Longer term, two catalysts sit under the pocket rather than in it. A family-sized home 250m from an MRT station, inside a six-school ballot radius, with one carpark lot per unit, holds tenants longer than the compact stock nearby. The yield is average for the district, but the tenancy is stable and turnover cost is low, which a headline yield never shows.

Fit matters in the other direction too. If you want the shops in the lift lobby, the integrated stock at Sengkang is the honest answer. If the plan is a long hold, price the lease decay properly rather than treating 85 years as a rounding error. And the four and five-bedroom stock is thin at 63 units of 616, so the largest layouts come to market rarely and carry a scarcity premium when they do.
