Six further stations fall inside 1km, Buangkok (NE15) plus Renjong, Ranggung, Cheng Lim, Compassvale and Kangkar LRT, and ten more sit within 2km reaching Punggol. Nine primary schools fall inside the 1km ballot radius that sets priority under P1 registration: Anchor Green, Compassvale, Nan Chiau, North Spring, North Vista, Palm View, Rivervale, Seng Kang and Springdale Primary. The unit mix explains who this was built for. 75 one-bedroom homes run 431 to 570 sqft and 180 two-bedders run 732 to 980 sqft, then the family band takes over: 315 three-bedders from 829 to 1,335 sqft, 105 four-bedders from 1,098 to 1,647 sqft and 135 five-bedroom homes from 1,421 to 1,765 sqft. Tenure runs 99 years from 3 September 2012, which leaves a resale buyer in 2026 roughly 85 years, the longest lease of the three private estates in this subzone. That sits deep inside the band where banks and CPF ask no awkward questions. What you trade for it is quiet, because the estate fronts an active town-centre block rather than a residential lane. La Fiesta is where a Sengkang family upgrades without leaving Sengkang. It holds the deepest family stock and the freshest lease in the town centre, and it prices above both of its neighbours for exactly those two reasons.
As of July 2026 the last sixty La Fiesta caveats ran between $1,407 and $1,938 psf with a median near $1,714 psf. The twelve months to July 2026 hold 27 of those trades in the same band at a median around $1,786 psf, so the direction is up rather than sideways. Entry points sit near $800,000 for a one-bedder, about $1.18m for a two-bedder, roughly $1.73m for a three-bedder and about $2m for a four-bedder.
The ranking around it explains that premium. The Luxurie is 110m away, 622 units from 2015, and trades at a lower median on a lease that started a year earlier. Sengkang Grand Residences sits 0.78km off, 680 units from 2023 built onto Buangkok station, the newer and dearer end of the set. Compass Heights with 536 units from 2002 anchors the value end of the same square, and The Quartz adds 625 units from 2009 within 1km, with The Vales and OLA covering the executive condominium side. All run 99-year tenure, so the comparison is about lease start, product and position.
One technical note. La Fiesta predates GFA harmonisation, so its strata areas still include aircon ledges the newer rulebook leaves out. A raw psf comparison against a post-harmonisation launch is not measuring the same square feet, and the usable-space gap runs in this estate’s favour.

Around it sit the A1 to A4 one-bedders from 431 sqft, the B-series two-bedders from 732 to 980 sqft, four-bedders from 1,098 to 1,647 sqft and the five-bedroom band from 1,421 to 1,765 sqft.
That depth is worth more than it looks. An upgrader leaving a nearby flat gets real choice inside one estate instead of waiting for the one large unit that lists each year, and when you come to sell a three-bedder there is always a recent comparable to price against.
Run the ladder at the $1,714 psf median and it prices out cleanly. The 431 sqft one-bedder lands near $740,000, the 732 sqft two-bedder around $1.25m, the 829 sqft three-bedder about $1.42m and the larger 1,119 sqft three-bedder near $1.92m. Four-bedders run roughly $1.88m to $2.82m and the five-bedroom band about $2.44m to $3.03m. Treat those as arithmetic on the caveat record rather than quotes.
The recent record shows how far actual asks move. A 1,119 sqft three-bedder cleared at $1,473 psf for $1.648m in July 2026, while a 431 sqft one-bedder went at $1,796 psf for $773,888 the same month. Compact formats carry the psf and the family plates trade on quantum.
Count the competition first. The Sengkang Town subzone contains three private condominiums and 1,968 homes in total, and La Fiesta is 810 of them, 41 percent of the private housing in its own pocket. No new private project is under construction inside the subzone, and our database records nothing in the wider Sengkang planning area completing after 2026. That planning area already holds 25 projects and 15,222 private homes, 15 of those projects completed in 2016 or later.
Now the demand side, which is where this address is unusual. Sengkang town carries 77,661 HDB flats across 671 blocks, and 64,763 are 4-room or larger, roughly eighty upgrader-sized flats for every home in La Fiesta. The Minimum Occupation Period pipeline across Sengkang, Punggol and Hougang is one of the largest in Singapore, and those households are this estate’s natural buyers: a family-sized private home three minutes from their old flat is the move most of them want. La Fiesta suits the family that wants maximum school optionality and a genuine choice of three-bedroom layouts, the Sengkang upgrader who wants to stay in the neighbourhood, and the buyer who values an interchange at the door over a quiet address. The five-bedroom band also serves multi-generational households that most 2010s estates in this belt cannot.
The exit audience is the same pool you bought from. Renters see a family-sized home in an eleven-block estate 250m from an interchange, with nine primary schools in the ballot radius and a mall attached to the station. That tenant profile is specific and durable, and it is what holds the yield steady.
Fit runs the other way too. If entry quantum is the deciding factor, Compass Heights on the same square trades materially lower on an older lease. If you want the newest product in the area, Sengkang Grand Residences is the one to view. And if a short ride into town is non-negotiable, this is the wrong district, because Dhoby Ghaut is 30 minutes off and longer at peak.
