Two facts carry the case, about 200m to Kovan MRT and family proportions no new building at this address could be sold at today. It is the cluster’s largest development and its oldest, and both show up in the price.
Kovan Melody sits behind the town centre and Kovan MRT (NE13) is about 200m on foot, so Heartland Mall, the wet market and the hawker centre all sit in the same short arc. The North East Line runs to Serangoon, Dhoby Ghaut and HarbourFront with no transfer. Two primaries fall inside Kovan Melody’s ballot band. Paya Lebar Methodist Girls’ School (Primary) and Xinghua Primary School both fall inside the 1km radius that decides priority in the balloted phases of P1 registration. The mix is the estate’s identity. There are no studios and no one-bedders at all: 144 two-bedders open the ladder at 872 sqft, a 459-unit three-bedroom core runs 1,173 to 1,690 sqft, and 109 four-bedders reach 1,894 sqft, with penthouse formats making up the balance. 712 of the 778 homes are two, three or four-bedroom family formats, which is why the community skews to long tenures. Tenure runs 99 years from January 2004, so the lease ends in 2103 and a buyer today works with roughly 77 years. Owners who collected keys in 2006 started with about 97, and that twenty-year gap is the honest reason the space here is reachable at all. Kovan Melody’s story is one clean exchange. It hands you the largest family floor plates within a two-hundred-metre walk of a North East Line station, and it charges for them in lease years rather than dollars per square foot. Everything below follows from that trade.
Read the neighbours before you read the numbers. Kovan Residences sits 250m away with 521 units from 2011, Kovan Regency 470m out with 378 from 2015, The Minton 870m away with 1,145 from 2013 and Terrasse 1.16km out with 414 from 2014. All younger, all on longer leases, so an owner selling here competes on floor area and on the station walk, never on freshness.
As of July 2026 the Kovan Melody record is unusually clear. The last sixty caveats cleared between $1,438 and $1,954 psf with a median around $1,723 psf, and the twelve months to July ran $1,571 to $1,954 across 23 transactions with a median near $1,793 psf. The floor has lifted while the ceiling held, which is what firming demand looks like in an older estate.
The wider ladder frames it. The Scala offers a comparable station walk on a 2010 lease and prices above this estate for those extra six years, while Boathouse Residences sits in the district’s value tier with 84 lease years left and no MRT inside a kilometre. The Kovan Melody floor plan ladder starts where many newer estates finish. A 872 sqft two-bedder is bigger than plenty of three-bedroom homes built in the last decade, the smallest three-bedder measures 1,173 sqft, and the four-bedroom tier runs 1,367 to 1,894 sqft. These are 2000s proportions, with dining rooms, yards and storage that later launches deleted.
Price the Kovan Melody ladder at the July 2026 median of about $1,723 psf and it reads plainly: the 872 sqft two-bedder near $1.50m, the 1,173 sqft three-bedder around $2.02m, the 1,690 sqft three-bedder about $2.91m and the 1,367 sqft four-bedder close to $2.36m. That is arithmetic on the caveat record, not a price list.
Live prints sit a touch above it: $1,528,000 for a 904 sqft two-bedder in May 2026, $2,320,000 for a 1,227 sqft three-bedder in July 2026 and $2,680,000 for a 1,410 sqft four-bedder in June 2026. One caution before you value anything. Some published listings describe oversized studio formats here that are in fact penthouses, so match the unit type to the actual floor plan first.
Inside the gate the provisioning is the generous 2000s kind: a large pool deck, a clubhouse and a guarded arrival court serving eleven blocks at a 3.5 plot ratio. At twenty years the estate is past the cosmetic stage, so walk the corridors and the pool deck at a viewing. Sinking-fund health shows there first.
Start at the level that actually competes with Kovan Melody. The Kovan subzone holds 85 private developments and about 5,672 homes between them, and the five biggest estates hold roughly 3,500 of those. The rest is boutique blocks of a dozen to a hundred units. No private project is under construction inside the subzone, so the field a seller faces in five years looks much like today’s.
The demand side is Hougang town, and it is deep. 59,942 HDB flats across 605 blocks, of which 44,200 are four-room or larger, the flat types upgraders sell from. That is roughly eight large flats for every private home in the subzone. The planning area has new supply on the way; this pocket has none of it. Hougang carries 135 private projects and about 17,982 homes, only 27 of them completed in 2016 or later, and one arrival is booked beyond 2026: the 835-unit Hougang Central site due around 2030, a subzone away. Liquidity is thin here by choice rather than by weakness. 117 caveats since August 2021, spread 14, 31, 18, 18, 24 and 12 across the years to July 2026, works out at about three percent of the estate turning over annually, the lowest rate in the cluster. Age opens one last conversation. A large, ageing, high plot ratio site beside a station is the profile collective sale committees study, and the consent threshold for older developments was cut to 65 percent in 2026, covered in our piece on the en bloc consent threshold change. Do not buy on it. Our analysis of what the en bloc data actually says shows most condominiums never go through one. Treat it as an option with no expiry date, not a plan.
Kovan Melody suits upgrader families who want the station and the square footage in one purchase, long-hold owner-occupiers who intend to renovate once and stay, and multi-generation households shopping the four-bedroom formats. There is no compact stock at all, so a couple after a small first home has nothing to shop here.
The Kovan Melody exit audience is that pool in reverse: Hougang and Serangoon flat sellers who need the rooms and the school radius, plus landlords letting genuinely large family homes 200m from a station at rents set by a 2006 building. Those tenants renew, and a renewing tenant is worth more than the headline yield suggests.
Fit runs the other way too. If newness matters more than floor area, Kovan Regency and the younger station-side stock answer better. If you want grounds instead of a town centre, The Minton trades the junction for space. And be straight about noise: a station and a mall at 200m put rail and road within earshot of some stacks, so view at train frequency with the windows open first.
