Parc Clematis Prices: The Benchmark the New Launches Must Clear

As of July 2026, the last sixty Parc Clematis caveats cleared between $1,981 and $2,490 psf with the median around $2,306 psf. Widen to the twelve months and 164 caveats put the median at $2,258 psf across a wider $1,828 to $2,619 range, so the most recent trades have sat at the firmer end of the year’s spread.

Recent prints show the shape. A 689 sqft two-bedder cleared at $1,987 psf for $1,368,888 in July 2026, a 1,496 sqft four-bedroom premium at $2,380 psf for $3,560,000 in May, a 1,711 sqft five-bedder at $2,256 psf for $3,860,000 in the same month and a 452 sqft one-bedder at $2,069 psf for $935,000 in January. The landed layer prices on its own logic: a 3,466 sqft strata corner terrace took $4,480,000 at $1,293 psf, less than half the apartment rate for a home more than twice the size.

Clavon and Elta sit closer to the station at higher psf, while Parc Clematis holds the school map at mega-estate pricing, and that spread is what Clementi value means in practice. Elta is still under construction with TOP expected 2028, so there the comparison is a completed home against a construction wait. One technical note before you compare. Parc Clematis predates GFA harmonisation, so its strata areas still include aircon ledges that the newer rulebook excludes. Set beside a post-harmonisation launch like Elta or Faber Residence, these are not identical square feet, and the honest comparison adjusts for that first.

Parc Clematis Floor Plans: Fifteen Formats and a Landed Layer

Run the arithmetic at $2,306 psf and the Parc Clematis floor plan ladder prices out cleanly: the 452 sqft one-bedder lands near $1.04m, the 689 sqft two-bedder about $1.59m, the 861 sqft three-bedder close to $2m rising to roughly $2.48m at 1,076 sqft, the three-bedroom premiums between $2.4m and $2.9m, the 1,238 sqft four-bedder near $2.85m, the 1,744 sqft premium around $4.02m and the five-bedroom band from about $3.77m to $4.57m. Treat those as arithmetic on the caveat record rather than quotes, because floor, stack and renovation move every one, and the strata landed formats sit on a different rate entirely.

1,450 apartments across nine towers fund the facilities, and the 18 strata bungalows, terraces and corner terraces from 2,659 to 3,832 sqft add a landed enclave inside the gates. A household gets that layout with full access to the estate’s pools, courts and security, and pays a psf rate well below the apartments, because size always discounts on a rate basis.

Dual-key formats in both two- and three-bedroom sizes, 92 units in all, serve multi-generation households and owners who want to let one half while living in the other. The facility deck matches the scale: multiple pools, two tennis courts, an AV theatre, a clubhouse with its own lift, a gymnasium, function rooms, BBQ pavilions and a playground, with private lifts in the premium five-bedroom units. Is Parc Clematis Worth Buying? Scale, Supply and the Upgrader Pool

One number frames the supply question. The Faber subzone holds about 3,469 private homes across seven projects, and Parc Clematis is 1,468 of them, roughly two in every five. That concentration is why the estate sets the local rate rather than following it, and why a seller here competes with the rest of the estate before competing with anyone else. Only one project in the pocket is under construction, Faber Residence at 399 units, and nothing is scheduled behind it.

The demand side is a large mature town. Clementi carries 29,465 HDB flats, 15,908 of them 4-room or larger, which is the flat type that funds a private upgrade. Those owners upgrade in place, and the family core here, 267 three-bedders plus 180 premium formats, is scaled to receive them. They are choosing between staying in a flat and crossing the road.

Wider Clementi is thin on new supply. The planning area holds 35 private projects and about 13,998 homes, with only two under construction: Elta at 501 units in 2028 and Faber Residence at 399. District 5 as a whole holds 101 condominiums and about 22,632 private homes, of which only 24 projects are ten years old or newer, and this is the largest single block of fresh-lease stock among them.

Liquidity is the estate’s strong suit. Parc Clematis has 1,120 caveats since August 2021 with 164 in the last twelve months, and no dead year in the middle of the curve, because the seller stamp duty window had closed for the early buyers before the building completed. Rental demand arrives from three directions rather than one: NUS and one-north to the south east, and the Jurong Lake District one town west, where the URA Master Plan keeps adding commercial floor space. Who Parc Clematis Suits

Parc Clematis suits school-first families, multi-generation households using the dual-key formats, and investors who want liquid Clementi exposure with a real tenant pool behind it. The Japanese School Singapore’s West Coast campus, Integrated International School and International Community School nearby keep an expatriate stream in that pool, which most Outside Central Region projects cannot reach.

Renters see Parc Clematis from the other side: a three-year-old estate with multiple pools, two tennis courts, an AV theatre and a clubhouse, inside a four-school radius and a short walk from the station. That is differentiated stock in a belt where most rental supply is older and thinner on facilities. Landlords holding the compact formats aim at the university, research and international-school tenant, and those holding the three- and four-bedroom stock aim at the family that came for the school map.

Fit works in the other direction too. If you want boutique quiet, close to 1,500 homes will not deliver it, and the smaller estates further from the school gates trade the ballot circle for calm. If you need mall-downstairs living, the station-side stock answers that better. And the Jalan Lempeng approach carries school-run traffic at peak, which is worth experiencing at 7.30 on a weekday rather than at 2pm on a Sunday viewing.
