Reignwood Hamilton Scotts is one of the most distinctive freehold towers in Singapore: 56 homes in a single 27-storey block of just 2 stacks at 37 Scotts Road, completed in 2012, and known for the en-suite sky garages that let owners park beside their apartment. Every home except the 2 penthouses is a 3-bedroom of about 2,756 sqft, which is landed-house floor area stacked 27 storeys high.
The location is Orchard proper. Newton (NS21, DT11) and Orchard (NS22, TE14) both sit inside 1km, with Somerset, Novena, Stevens and Orchard Boulevard among 8 more inside 2km. Scotts Square, Far East Plaza and the whole Orchard retail belt are at the door.
The school catchment is the best in the country for those who want it. Anglo-Chinese School (Junior) and Anglo-Chinese School (Primary) both sit inside the 1km priority band, with ACS (Junior) and ACS (Primary) a short walk, and ACS (Barker) inside 1km on the secondary side. Under MOE’s P1 registration framework home-school distance decides priority in the later phases, and both ACS primaries ballot hard. Our P1 registration guide walks through the phases.
The mix could not be simpler: 54 three-bedders and 2 five-bedroom penthouses, 56 homes in total. With 2 stacks per floor, most residents share their level with exactly one neighbour.
On tenure: Reignwood Hamilton Scotts is freehold, on a road where the incoming supply is 99-year government land sale product. That contrast is the core of the case below.
| UNIT TYPE | TOTAL | SIZES | UNIT MIX | FLOORPLANS | MAINTENANCE |
|---|---|---|---|---|---|
| 3 Bedroom | 54 | 2,756 | 96.43% | 3BR | |
| 5 Bedroom | 2 | 3.57% | |||
| Overall | 56 | 2,756 - 2,756 |
Newton Circus holds 5 projects and about 832 homes, and 2 of those projects are unbuilt government land sale sites due around 2030. Among what exists today, Reignwood Hamilton Scotts is the rarest format: a full-floor freehold home with a private garage, inside the ACS catchment.
Owners here hold, they do not trade: not one of the 56 homes has changed hands in the last 2 years. For a buyer that is the strongest possible signal of how residents feel about the building, and it means the street sets the reference rather than the block itself.
The subzone gives the only usable anchor. Scotts Highpark, freehold and completed in 2009, traded at a median $2,409 psf over the same 2 years across 5 transactions. Suites @ Cairnhill, also freehold, recorded nothing. So the working reference for freehold Newton Circus stock is around $2,400 psf, and a 2,756 sqft home at that rate implies a quantum in the region of $6.6M, before any adjustment for the format, the garage or the floor.
For context on where the market started, the project launched in August 2008 from $10.25M at $3,718 psf. That was a different cycle and it is not a guide to today.

The plans on file are short and tell you everything:
The standard home, 2,756 sqft, 3 bedrooms, 4 bathrooms plus a store, occupying half a floor plate.
The penthouse, about 6,975 sqft, spread over lower, upper and roof levels, with 4 bedrooms and 3 bathrooms on the coded plan.
At 2,756 sqft for 3 bedrooms, this is a format almost nobody builds any more. The comparison is not with other 3-bedders, it is with a semi-detached house, which is roughly what these homes measure. The private garage on the residential floor is the feature the building is known for, and it is worth checking in person whether it matters to you, because you are paying for it either way.
Supply: the Newton Circus subzone holds 5 projects and about 832 units, and 2 of those are 99-year government land sale sites still under construction, at 340 and 315 units, both due around 2030. That is 655 new leasehold homes arriving into a subzone of 832, which will reset what “new” means on this road. Freehold stock, by contrast, is fixed at what stands today.
Demand: there is no HDB town in Newton and no upgrader pool, so tenants and wealth buyers carry the case. The letting record is genuinely strong: 30 leases signed since January 2025 against 56 units, so more than half the building turned over on the rental market in 20 months, at a size where that is unusual.
Rental: 3-bedders let at a median $15,500 a month across 30 leases, which is a firm and well-evidenced number. A gross yield is deliberately not quoted, because with no sale print in 2 years there is no reliable price base to divide into. Our rental yield guide explains why we will not publish half a fraction.
The honest take: no sale evidence in 2 years means valuation is a negotiation, 56 units means resale liquidity is slow, and 655 new leasehold homes are landing on this subzone by 2030. You are also paying for a garage format that a future buyer may or may not value. The URA Master Plan shows what is committed around Scotts and Bukit Timah Road.
Families balloting for ACS (Junior) or ACS (Primary) who want the 1km band and genuine space, car collectors and enthusiasts for whom the sky garage is the point rather than a curiosity, and owner-investors who want an Orchard address with a proven $15,500 a month letting record. Corporate tenants on senior housing budgets are the pool.
Buyers who want a smaller quantum, or a building with a visible transaction record, should look at the newer stock coming to Newton and Peck Hay Road, though both will be 99-year. Anyone who wants facilities scale will not find it in a 56-unit tower.
