Rivergate is the freehold benchmark of Robertson Quay, and the numbers back the label: a median $2,971 psf, the highest of any project that traded in its own subzone across 2025 and 2026. Riverwalk Promenade completed the 3 towers in 2009, and today they hold 545 units spread across 42 storeys, kept well apart along the water.
The MRT arrived after the building did. Havelock station (TE16) sits within 500m of the door, alongside Great World (TE15) on the same Thomson-East Coast Line, and Fort Canning (DT20) sits a little further out, within 1km. What was once a car-first riverside pocket now walks to 2 stations and 2 lines.
One school falls inside the 1km priority band: River Valley Primary School. Under MOE’s P1 registration framework, home-school distance decides ballot priority in the later phases, and our P1 registration guide walks through exactly how.
The mix runs large by design: no 1-bedders at all, 100 two-bedders, 244 three-bedders and 184 four-bedders across the 3 towers. There is no shoebox stock here, and that format skew shapes who Rivergate attracts, both as buyers and as tenants.
On tenure: Rivergate is freehold, completed in 2009, so there is no lease clock to run at all, a genuine structural edge in a district where most new supply is 99-year leasehold. That edge, and what it is worth in dollars, is exactly what the sections below work through.
| UNIT TYPE | TOTAL | SIZES | UNIT MIX | FLOORPLANS |
|---|---|---|---|---|
| 2 Bedroom | 100 | 1,023 - 1,055 | 18.35% | |
| 3 Bedroom | 278 | 1,464 - 1,776 | 51.01% | |
| 4 Bedroom | 143 | 1,722 - 3,843 | 26.24% | |
| Overall | 545 | 1,023 - 3,843 | 100.00% |
Robertson Quay’s freehold stock prices by scarcity as much as by age, and Rivergate currently sits above every peer that traded in the window, including the tower built 14 years after it. The 4 sections below put numbers on that position.
Most Rivergate resale transactions fall between $2,814 and $3,167 psf, with a median of $2,971 psf. That covers 19 transactions recorded with URA across 2025 and 2026, what units actually sold for, not asking prices.
The structural story is the freehold premium holding against newer leasehold supply. Riviere (99-year leasehold, TOP 2023) traded at a median $2,903 psf over the same window, meaning Rivergate, 14 years older, still out-prices the newest tower in the subzone. Centennia Suites (2013, freehold) followed at $2,859 psf, The Trillium (2010) at $2,706 psf and The Cosmopolitan (2008) at $2,658 psf. Nothing in the subzone traded higher than Rivergate across 2025 and 2026.
Recent prints, as of mid-2026: a 1,840.6 sqft 4-bedder at $5.95M in June, a 1,550 sqft 3-bedder at $4.95M in May, a 1,506.9 sqft unit at $4.628M in January, and further back, a 1,528.5 sqft unit at $4.2M, at $2,748 psf in July 2025, the softest print of the run.

The size ladder, priced at the $2,971 psf median:
2-bedders, 1,023 to 1,055 sqft, 1 to 2 baths: about $3.04M to $3.13M.
3-bedders, 1,496 to 1,711 sqft with 3 baths plus a store: about $4.44M to $5.08M.
4-bedders, 1,722 to 3,843 sqft with 3 to 4 baths plus a store: about $5.12M to $11.42M.
Penthouses, 3,143 to 3,918 sqft: about $9.34M to $11.64M.
The 4-bedroom band alone spans more than 2,000 sqft, which tells you the format covers both a regular family layout and the estate’s duplex sky units under the same headline count. Every plan carries a store, and the spacing between the 3 towers means most stacks keep genuine light and river or city views, not a facing wall.
Supply: the Robertson Quay subzone holds 20 projects totalling about 4,529 units, and Riviere, completed 2023, is the newest addition. Nothing has launched since, and no fresh residential site sits in the immediate pocket. Buyers wanting brand-new construction in the wider district look toward Institution Hill or Newton, where The Robertson Opus, The Avenir and Kopar at Newton sit.
Demand: this is tenant demand, not upgrader demand. 279 leases were signed since January 2025 against 545 units, more than half the building turning a tenancy inside 2 years. With no 1-bedders in the mix, the tenant pool skews toward corporate families and long-stay professionals rather than young singles.
Rental: 2-bedders let at a median $7,200 a month, 3-bedders at $10,000, 4-bedders at $12,500. Against current transaction prices, gross yields run about 2.7 to 2.9% across the mix, unremarkable for income but consistent with a freehold, family-format address.
The honest take: entry starts above $3M, the building is 17 years old so renovation budgets belong in any offer, and yields sit at the weak end of what this batch of D09 projects shows. Our rental yield guide covers how we read the letting numbers, and the URA Master Plan shows what else is coming to the corridor.
Freehold-first families and downsizers who want genuine floor area and river frontage without a lease clock, and owner-investors who value a proven, deep tenant pool over the highest possible yield. The format skew, 2 to 4 bedrooms only, suits people who were never shopping for a 1-bedder anyway.
Buyers chasing a small quantum have no entry point here, and those wanting the newest construction in the district are better served by Riviere directly across the subzone, or by River Green and River Modern further along the water. For everyone else chasing freehold scale on the Singapore River, Rivergate still prices at the top of its own street.
