Two primary schools fall inside the 1km priority band: Anglo-Chinese School (Primary) and Singapore Chinese Girls’ Primary School. The Hyde sits between those two, priced for its newer completion year without the ultra luxury premium the newest micro developments now command.
Recent prints, as of the current record: a 1,248.6 sqft unit at $4.1M appears twice in 2025, in May and August, both at $3,284 psf and worth verifying against URA in case it is one sale recorded twice. An 818.1 sqft unit sold for $2.498M in October 2025, and a 678.1 sqft unit sold for $1.95M in January 2026, the lowest psf print at $2,876.

Supply: the Nassim subzone is Singapore’s most fragmented freehold pocket, 103 separate developments totalling about 5,302 units, most under 60 units each. Supply here has not stood still: 21 Anderson (2025), 19 Nassim (2023) and The Giverny Residences (completing 2026) have all landed in the past 3 years, each pricing above The Hyde’s median.
Demand: with no HDB town feeding this pocket, the buyer and tenant pool is professionals and regional buyers, not upgraders. Tenant demand is the clearer signal here: 58 leases signed since January 2025 against 117 units, close to half the tower turning over inside 20 months.
Rental: 1 bedders let at a median $4,050 a month, 2 bedders at $5,800, 3 bedders at $9,650 and 4 bedders at $10,500. Against the floorplan ladder pricing above, gross yields run about 2.3% to 2.7%, in line with the wider CCR norm rather than above it.
The honest take: 4 transactions is not enough to call a firm trend, quantums start close to $1.9M, and the tower’s newer completion year means renovation is not yet a factor but also means little resale history to lean on. Freehold buyers who want a 2022 completed tower without paying 21 Anderson or Giverny prices, investors chasing the Newton to Orchard tenant pool, and balloting families targeting Anglo-Chinese (Primary) or Singapore Chinese Girls’. The broad unit mix means singles, couples and small families can all find a fit in the same building.
Buyers who need a bigger footprint or more facilities are better served by a larger CCR development such as Leedon Green or One Holland Village Residences, both further along Holland Road. For everyone else, The Hyde is the newer, quieter freehold option in a subzone that rarely offers one.
