Lentor MRT (TE5) on the Thomson-East Coast Line is a short walk from the door, and the route runs through the township’s park connectors rather than along a main road. In an enclave where seven projects share one station, how you reach that station is a genuine differentiator. The line runs direct to Upper Thomson, Stevens, Orchard and Marina Bay, with interchanges at Caldecott (CC17/TE9), Stevens (DT10/TE11) and the coming Bright Hill (CR13/TE7) opening the Circle, Downtown and Cross Island lines. Drivers get the Central Expressway and the Seletar Expressway.
For families, Anderson Primary School is the school our database places inside the 1km radius that decides ballot priority under P1 registration. CHIJ Saint Nicholas Girls’ School is the name most buyers here ask about, and this is where to be careful: the project is marketed with the school inside the band, our own records place it in the 1km to 2km ring, and the boundary is measured to a specific address rather than the estate gate. If a named school is the whole reason for the purchase, verify the distance for your block on the official tool first. Mayflower Primary and Ang Mo Kio Primary follow within 2km, alongside Presbyterian High, Yio Chu Kang Secondary and Peirce Secondary.
Lentor Gardens Residences is also the least dense of the Lentor launches. A 2.1 plot ratio across 20,639.4 sqm is why the towers stop at sixteen storeys and the grounds have room for a water-led plan: a 50m lap pool, serenity lagoon, hydro jet pool, splash and play coves, a 75m skyline deck, tennis court, clubhouse, gym and yoga studio. An Early Childhood Development Centre and ground-floor retail shops sit inside the development itself.
Tenure runs 99 years, and the clock starts from the land award rather than from handover, so a 2030 completion is the township’s longest gap between the two. One practical note: parking runs 402 lots plus four accessible bays and 84 bicycle lots against 499 homes, below one to one, so two-car households should check availability early. Lentor Gardens Residences is the township’s closing chapter, and closing has a specific advantage that no early launch could buy: certainty. A buyer here can read six neighbours’ launch prices, six absorption records and the amenity build-out as it stands rather than as a rendering. What the last plot costs in return is time, because 2030 is the longest wait in the enclave, and it is priced accordingly.
The Land Bid is the clearest number in the case. Kingsford secured the site for $429,230,000, about $920 psf per plot ratio, one of the lower land rates in the Lentor Hills precinct. A lower land cost gives a developer room to price competitively without squeezing the build, and it leaves a buyer a thinner gap between what they paid and what the ground beneath them cost. As of the August 2026 caveat record, the last sixty Lentor Gardens Residences transactions ran between $2,247 and $2,475 psf with the median around $2,330 psf. Across all 272 caveats the range is $2,050 to $2,494 psf at a $2,357 median, so the launch has cleared inside a narrow band rather than at scattered prices. Recent trades give the shape: a 732 sqft two-bed-plus-study at $1,764,100 in August, a 1,001 sqft three-bedroom premium at $2,402,600 and a 1,345 sqft four-bedroom premium at $3,162,000, both in July 2026.
Against the neighbours, the trade is coherent rather than a bargain or a stretch. Lentor Modern holds the ceiling with the mall and the station beneath it. Hillock Green, Lentor Hills Residences and Lentoria set the earlier, cheaper entries and complete this year. Lentor Mansion and Lentor Central Residences occupy the middle with 2027 and 2028 keys. The Lentor Gardens Residences floor plan range starts at two bedrooms and ends in three strata terraces. There are no studios and no one-bedders, which filters the estate towards owner-occupiers before a single unit is sold, and it removes the smallest investor formats that churn hardest on resale. Kingsford has run the same family weighting at Chuan Park and Normanton Park.
252 units sit in the two-bedroom band: 75 from 646 to 678 sqft, 30 premium at 689 sqft and 147 two-bed-plus-study at 732 sqft, the project’s largest single tier. The other 247 carry three bedrooms or more: 15 standard at 872 sqft, 15 with study at 936 sqft, 109 three-bedroom premium from 969 to 1,012 sqft, 60 four-bedroom at 1,184 sqft, 45 four-bedroom premium from 1,346 to 1,356 sqft and three strata terraces at 1,496 sqft, the enclave’s only landed-style format.
The developer list is still open across every tier, which is unusual in this township. Asks start at $1,558,100 for the two-bedroom premium, $1,715,000 for the two-bed-plus-study, $2,297,500 for the three-bedroom premium and $3,515,600 for a strata terrace. Run the ladder at the August 2026 median of about $2,330 psf and the arithmetic lands close: the 646 sqft two-bedder near $1.51m, the 1,012 sqft three-bedroom premium around $2.36m and the terrace close to $3.49m. Carrying cost is light for the facilities on offer: $347 monthly across the two and three-bedroom range and $403 for the four-bedroom and terrace formats. For a project with this many water features and a tennis court, that is low, and it compounds over a holding period in a way the headline price does not.
Name the problem plainly, because it is the first thing an honest buyer should price. The Tagore subzone holds 13 private developments and about 5,120 units, and seven of them are under construction at once. Lentor Modern opened with 605 homes in 2025, Hillock Green at 474, Lentor Hills Residences at 598 and Lentoria at 267 all land in 2026, Lentor Mansion at 533 follows in 2027 and Lentor Central Residences at 477 in 2028. Lentor Gardens Residences closes the map in 2030 with 499, and a further Lentor Central site adds 580 more. That is roughly 4,000 homes on 99-year leases around one station.
What survives that wall is what the neighbours cannot copy. Lentor Gardens Residences is the only plot on the garden spine, with Lentor Hillock Park beside it and the URA Master Plan holding the widest green frame preserved anywhere in the enclave, so the lower stacks look at something other than a construction site. It is the only one with no studios, the only one with strata terraces, and the one with the lowest land cost behind its price. Those are structural differences rather than marketing ones.
The demand side is deep and often understated. Ang Mo Kio town carries 53,458 HDB flats, 22,972 of them 4-room or larger, while the planning area holds only 35 private projects and about 10,219 units. District 26 itself has just 23 condominiums and roughly 9,078 private homes, four of them ten years old or newer. This has been one of the island’s thinnest private markets, which is exactly why the state released the Lentor plots in sequence.
Absorption says the price level is accepted. 272 caveats had been lodged by August 2026 against 499 units, roughly 55 per cent inside two months of the July launch, so the balance now sells against a known price list rather than a blind one. The honest counterweight is the exit: by 2030 the enclave is complete and the whole set competes on the same station, the same tenure and similar facilities. Lentor Gardens Residences suits school-first families working the Anderson radius, owner-occupiers who want a low-density gardens-side plot with a park at the boundary, and buyers who want the township at its final entry with the full price history visible. The exit audience is the enclave’s own next generation. Renters in 2030 will see a low-rise estate beside a park with a 50m lap pool, tennis court, clubhouse, childcare and shops at the ground floor, a few minutes from a Thomson-East Coast Line station, and 247 family formats behind that. By then the competition is six settled neighbours rather than none, so the case rests on product and outlook rather than on being first.
Fit runs the other way for plenty of buyers. If you need keys within two years, Hillock Green, Lentor Hills Residences and Lentoria complete this year and Lentor Mansion follows in 2027. If you want the mall under the lift lobby, Lentor Modern is the integrated one. And the closing plot builds while six neighbours settle in around it, which is worth weighing either way.
