Narrow to the twelve months to July 2026 and the median lifts to $2,024 across 25 trades. That is a genuine move of roughly 7 percent through the middle of the distribution, and it sits alongside a rising caveat count rather than against it.

The gap inside the building is wider than the gap to the neighbours. In March 2026 a 1,367 sqft home on floors 06 to 10 cleared $1,503 psf at $2,055,000, and in the same month a 1,280 sqft home on floors 21 to 25 cleared $2,168 psf at $2,776,800. Same address, same month, a 44 percent difference in psf. The pattern holds across the record, with low prints clustering near $1,500 and high prints near and above $2,000.

Against the field, the tower sits mid-table and its position is easy to read. Grandeur 8 is 640m away with 579 units from 2005 and sells family floor area at a lower psf, which is the honest alternative when space beats the station walk. The Panorama is 1.64km out with 698 units from 2017, newer and estate-scaled. About five of the nine neighbouring estates we track trade cheaper on average, with Thomson Grand anchoring the value end from around $754 psf and Goldenhill Park Condominium topping the district band towards $2,513 psf.

One technical note before you compare upward. Centro Residences predates GFA harmonisation, so its strata areas still include aircon ledges that the current rulebook excludes. Set beside a post-harmonisation launch such as Thomson Reserve, the square feet are not the same square feet, and the honest comparison adjusts for that first.

Centro Residences Floor Plans: Efficient Formats, Two Price Bands

The Centro Residences floor plan ladder is short and deliberate. Two-bedders run 743 to 1,001 sqft, three-bedders 904 to 1,561 sqft, and the four-bedroom comes in one size at 1,281 sqft. The caveat record bears out that spread, with trades from 742 to 1,560 sqft.

Price the Centro Residences ladder twice, because the tower does. At the low-floor level of about $1,505 psf the 743 sqft two-bedder lands near $1.12m, the 1,281 sqft four-bedder near $1.93m and the 1,561 sqft three-bedroom top near $2.35m. At the high-floor level of about $2,050 psf the same three move to roughly $1.52m, $2.63m and $3.2m. Treat those as arithmetic on the caveat record rather than quotes, because facing and condition move the number again.

The live prints track it closely. An 871 sqft home cleared $1,984 psf in April 2026, a 1,001 sqft home $2,038 psf in May 2026 and a 925 sqft home $2,053 psf in July 2026, all on floors 21 to 30. At the other end, a 1,560 sqft home on floors 06 to 10 cleared $1,511 psf in December 2025. A low-floor unit at Centro Residences is one of the cheaper ways onto a doorstep-station address in the north.

Facilities are proportionate to one tower rather than an estate, with a covered sky terrace lounge as the notable one and the town outside doing the work a clubhouse would otherwise do. One check costs nothing: view at your own hours with the windows open, because a tower beside a mall and an interchange is busy from early, and the lower stacks look into that rather than over it.

Is Centro Residences Worth Buying? The Ang Mo Kio Supply Picture

Zoom in to where competition actually lives. The Ang Mo Kio Town subzone holds just two private developments and 908 units between them, Centro Residences and Grandeur 8, and there is currently no new private project under construction inside it. Private housing at this town centre is close to a fixed quantity.

Set that against the demand side. Ang Mo Kio town carries about 53,458 HDB flats across 394 blocks, and 22,972 of them are 4-room or larger, the flat types upgraders sell from. That is roughly twenty-five upgrader-sized flats for every private home inside the subzone, and it is the demand engine under Centro Residences. New supply is coming to the planning area, but not to this pocket. The Ang Mo Kio pipeline after 2026 is a Lentor story: Lentor Mansion adds 533 homes in 2027, Lentor Central Residences 477 in 2028, and Lentor Gardens Residences 499 plus a further Lentor Central site of 580 around 2030, all in the Tagore subzone. Liquidity is the better half: 80 caveats since July 2021, every one a resale, running 13, 11, 12, 14 and 17 through 2025 with 13 more by July 2026. Seven months of 2026 matched the whole of 2021.

Centro Residences suits convenience-first couples and investors who will genuinely use the station, upgraders leaving an Ang Mo Kio flat who want to stay in the town they know, and school-planning families who would rather hold four ballot options than a bigger apartment further out. It also suits anyone taking a long view on the Cross Island Line interchange.

Your eventual buyer matters as much as you do. The exit audience at Centro Residences is that same upgrader pool plus landlords, and renters see the clearest version of the case: a two-bedder 150m from the MRT, above a mall and a bus interchange, with four primary schools in the catchment. Landlords should aim at the low stacks, where entry psf is far cheaper and the address on the tenancy agreement is identical.

Fit matters in the other direction too. If floor area is the deciding factor, Grandeur 8 two streets away buys much more of it per dollar. If you want freehold title on a quieter stretch of the district, look at 183 Longhaus, and for park-side family scale, Clover by the Park. A household that wants an internal, green, estate-scale environment is looking at the wrong tower, and it is better to know that early.
