
Le Quest is Bukit Batok’s first and still only integrated private development, five 12-storey residential blocks sitting on a four-storey retail podium at 2 to 10 Bukit Batok Street 41. Qingjian Realty launched it in August 2017 and completed it in 2020, so 516 homes trade here as resale and rental rather than launch stock. The two things that define it are a supermarket, food court and childcare centre in the lift ride and two primary schools inside the 1km ballot radius.
Transport here is a before-and-after rather than a doorstep. Bukit Batok MRT (NS2) on the North South Line is the station most residents use today, roughly 1 to 1.2km out and about a ten-minute walk, which is honest rather than flattering. The Jurong Region Line changes that arithmetic: Tengah Park (JE2) and Tengah Plantation (JE1) both fall inside 1km, with six more stations across the JRL, North South and East West lines inside 2km. Drivers have the PIE and KJE close at hand. The city core is the plain weak point, and a household that needs Raffles Place inside thirty minutes by train should know that upfront.
Families work a two-school ballot radius. Dazhong Primary School and Princess Elizabeth Primary School both fall within the 1km radius that decides most contested outcomes under P1 registration, with six more primaries inside 2km. The secondary bench is deep, and Dulwich College (Singapore) and the Canadian International School’s Lakeside Campus add international options in the same ring. Eleven formats run from a 436 sqft studio with study to a 1,319 sqft four-bedroom deluxe. 276 units sit in the studio-to-two-bedroom band and 240 carry three bedrooms or more, close to an even split between rental stock and family stock, which few Outside Central Region projects of this size hold so evenly. Parking runs 608 spaces against 516 homes, more than one lot per apartment before the mall’s own shoppers are counted.
Tenure runs 99 years from 29 August 2016, so a buyer today inherits roughly 89 years on a building standing since 2020. Plot ratio is 3.0, high by suburban standards, and that density is exactly what pays for the retail podium underneath. What the market has made of the combination is next.

Le Quest was built for a catchment that did not exist yet. The podium mall serves Bukit Batok West’s flats on one side and Tengah’s arriving population on the other, which is why the retail has a life independent of the 516 households above it, and why nothing in the neighbourhood has repeated the format since. The Land Bid explains the floor under this project. Qingjian took the Bukit Batok West Avenue 6 site on 30 May 2016 for S$301.16 million, a top bid against eleven other tenderers that edged Allgreen’s second-highest by 8.3 per cent, working out to roughly S$651 psf per plot ratio with an estimated breakeven near S$1,066 psf. Launch weekend in August 2017 moved more than 280 units, over half the project, about 200 of them in hours.
As of June 2026, the last sixty Le Quest caveats cleared between $1,414 and $1,745 psf with the median near $1,638 psf. Over the last twelve months the band tightened and lifted: 37 caveats from $1,496 to $1,745 psf at a median of about $1,652. Recent trades read as a 980 sqft three-bedder at $1.71m in June 2026, a 710 sqft two-bedder at $1.20m in May and a 431 sqft one-bedder at $730,000 in April. Today’s median sits well clear of that 2016 breakeven, the plain measure of what the holding period has returned.
Context sits next door and up the road. Further into the district, Midwood at 564 units and Hillhaven at 341 mark the Hillview end. All run 99-year tenure, so the comparison is position, product and price rather than lease maths.
One measurement note. Le Quest sold before GFA harmonisation took effect, so its strata areas still include aircon ledges the newer rulebook excludes, and a psf comparison against a post-harmonisation launch is not a comparison of identical square feet. The Le Quest floor plan range is built for coverage rather than for one buyer. It opens with 36 studio-plus-study units at 436 sqft and 96 one-bed-plus-study at 497 sqft, the rental core, then the two-bedroom band arrives in three grades: 48 standard at 590 to 607 sqft, 60 premium at 707 sqft and 36 deluxe with study at 713 sqft.
Family stock starts at 24 three-bedroom units of 825 sqft and 24 three-bed suites at 887 sqft, then widens to 60 premium at 931 to 935 sqft and 84 three-bed deluxe at 990 to 1,023 sqft, the single largest format count in the project. The top of the ladder is 24 four-bed-plus-study at 1,133 sqft and 24 four-bed deluxe at 1,319 sqft, with smart home fittings running through every format.
Price the ladder at the June 2026 median of about $1,638 psf and it reads clearly. The 436 sqft studio-plus-study lands near $710,000, the 497 sqft one-bedder around $810,000, the 707 sqft two-bed premium close to $1.16m, the 825 sqft three-bedder about $1.35m, the 1,023 sqft deluxe near $1.68m and the 1,319 sqft four-bed deluxe around $2.16m. Treat those as arithmetic on the caveat record rather than quotes, because stack, floor and condition move real asks around them.
The ladder matters because of who is shopping. Bukit Batok, Jurong and Choa Chu Kang produce a steady flow of HDB sellers moving to a first private home, and the 707 sqft to 1,023 sqft band is priced exactly where those households land; our HDB upgrading roadmap sets out the sequencing. Above the podium the deck is generous: a 50m lap pool, aqua lounge, spa and wading pools, clubhouse and gymnasium, yoga lawn, reflexology path, three playgrounds and two sky terraces. The supply picture here is unusual and it works in the owner’s favour. The Brickworks subzone holds only three private developments and about 1,388 units in total, and two of the three are executive condominiums: Altura with 360 homes and Lumina Grand with 512 under construction for 2027. Le Quest is the subzone’s only private condominium, and the only address in it with retail underneath.
Widen the frame and the scarcity holds. Bukit Batok carries 49 private projects and about 14,137 units, only 4,177 of them from 2016 or later, and just two completions are scheduled after 2026: Lumina Grand here in Brickworks and Hillhaven over in Hillview. The URA Master Plan frames Tengah as a forest town built around the Jurong Region Line with Jurong Lake District as the regional employment core beside it, so the growth arriving next door is planned rather than speculative.
The demand side is the flats, and it is large. Bukit Batok’s 438 HDB blocks hold 49,595 flats, 31,043 of them 4-room or larger, which is the pool upgraders sell from and also the shopper base the podium mall was underwritten on. Retail that survives on its own catchment keeps its tenants, and tenanted retail is what keeps an integrated project’s convenience real ten years after handover.
Absorption is the honest read on the price level, and here it is a thickening resale burn rather than a launch spike: 2 caveats in 2021, 15 in 2022, 23 in 2023, 27 in 2024, 37 in 2025 and 16 more by June 2026. Volume has climbed every full year since completion, which is what happens when the town around a project is still being built. Le Quest suits west-side families who want the Tengah growth story at completed pricing, HDB upgraders from Bukit Batok, Jurong and Choa Chu Kang who need a real three-bedroom at a workable number, and landlords who want a rental record they can read rather than model. The advantage over the new launches next door is simply time: this estate has been tenanted since 2020, so a buyer underwrites it on recorded leases.
The everyday layer is deeper than the podium alone. Le Quest Mall runs about 100 commercial units, roughly 49 shops and 49 food and beverage outlets with an NTUC FairPrice Finest, a Koufu food court and a childcare centre. Outside it, West Mall covers the bigger run and Tengah’s Parc Point, Plantation Village and Plantation Plaza are opening in phases. Green space fills the rest of the week at Bukit Batok Town Park with its Little Guilin quarry face, Bukit Batok Nature Park and Jurong Lake Gardens.
The exit audience is the same upgrader pool plus the tenant market that has to be on this side of the island: Tengah’s construction workforce, the Jurong employment belt, Singapore Polytechnic and the Jurong Innovation District. The 132 studio and one-bedroom units are sized precisely for that market, and the Jurong Region Line sharpens the pitch as it opens.
The match works backwards for a few buyer types. If your household needs the city core inside thirty minutes by train, this address will not deliver it. If you want a quiet frontage, this is a podium development above a working mall and Tengah’s construction seasons continue next door for years yet, so ask about facing and floor before you shortlist.
