Leedon Residence is GuocoLand’s freehold low-rise estate off Leedon Heights, trading at a median $2,812 psf across 381 homes spread over 11 blocks of just 12 storeys. Completed in 2015 on an exceptional 4.4-hectare site, it is one of the lowest-density addresses in prime District 10.
No MRT sits within 500m of the estate. Holland Village (CC21) is the nearest station within the 1km band, with Farrer Road (CC20) also inside that radius. Both sit on the Circle Line, but the walk from the far blocks is a genuine walk, not a doorstep one.
Nanyang Primary School falls within the 1km priority band. Under MOE’s P1 registration framework, that radius decides ballot priority in the later phases, and our P1 registration guide walks through exactly how.
The 381 units run large: the recorded mix shows 54 two-bedders, 126 three-bedders, 159 four-bedders and 42 five-bedders, so more than half the estate is a 4-bedroom or bigger. Eleven low blocks across 4.4 hectares means every home sits close to the grounds, not stacked into a tower.
On tenure, Leedon Residence is freehold, and now in its second decade. There is no lease clock to run, but the building’s age means renovation budgets belong in any serious offer, exactly what the buying case below works through.
| UNIT TYPE | TOTAL | SIZES | UNIT MIX | FLOORPLANS |
|---|---|---|---|---|
| 2 Bedroom | 54 | 1,044 | 14.17% | |
| 3 Bedroom | 126 | 2,088 - 3,283 | 33.07% | |
| 4 Bedroom | 159 | 2,486 - 5,285 | 41.73% | |
| 5 Bedroom | 42 | 4,704 - 8,051 | 11.02% | |
| Overall | 381 | 1,044 - 8,051 | 100.00% |
Farrer Court is a small, giant-project subzone: just 9 projects holding 2,949 units, dominated by three GuocoLand and CDL-scale developments. Leedon Residence sits mid-price against its two closest neighbours, D’Leedon and Leedon Green, and the 4 sections below put numbers on where it lands.
Most Leedon Residence resale transactions fall between $2,663 and $2,968 psf, with a median of $2,812 psf. That covers 22 transactions recorded with URA across 2025 and 2026, what units actually sold for, not asking prices.
The structural comparison is close. Leedon Green (TOP 2023) trades slightly above at a median $2,886 psf for newer, smaller-format stock, while D’Leedon (2014, 99-year leasehold, 1,703 units) trades well below at $2,058 psf on its shorter lease and far higher density. Leedon Residence sits between the two: freehold like Leedon Green, but priced closer to the market’s centre.
Recent prints, as of 2026: a 1,044 sqft 2-bedder at $2.8M, a 2,669 sqft 4-bedder at $7.5M, a 4,703.8 sqft 5-bedroom unit at $14M, and a 6,124.7 sqft unit at $16.3M. The 2026 prints have pushed as high as $3,040 psf on the most recent large-format sale.

The size ladder, priced at the $2,812 psf median:
2-bedders, 1,044 sqft only, 1 bath: about $2.94M.
3-bedders, 2,088 to 3,283 sqft including penthouse formats, 4 to 5 baths plus a store: about $5.87M to $9.23M.
4-bedders, 2,486 to 5,285 sqft across low-floor, private-enclosed-space and penthouse formats, 4 to 5 baths: about $6.99M to $14.86M.
5-bedders and penthouses, 4,704 to 8,051 sqft, 5 to 7 baths: about $13.23M to $22.64M.
There is no small or investor-grade compact stock here. Entry is a single 1,044 sqft 2-bedroom size, and everything above it is family or trophy scale, which keeps the buyer pool firmly owner-occupier rather than shoebox-investor.
Supply: the Farrer Court subzone holds just 9 projects totalling about 2,949 units, and three developments, D’Leedon, Leedon Green and Leedon Residence itself, account for most of that stock. Since Leedon Residence completed in 2015, only Leedon Green (2023, 638 units) has added new supply, and it priced above rather than below.
Demand: Bukit Timah town holds about 1,983 four-room and larger HDB flats already past their Minimum Occupation Period, the natural upgrader pool for a project with no compact stock. The upgrade math works: over the last 12 months the median Bukit Timah 4-room resale sold for $922,500 and the median 5-room for $1.115M, so a paid-up flat covers close to a third of the quantum of the entry 2-bedder here.
Rental: tenancy is deep, with 131 leases signed since January 2025. 2-bedders let at a median $6,700 a month, 3-bedders at $13,500, 4-bedders at $18,000, 5-bedders at $25,250. Gross yields run about 2.3% to 3.0%, strongest on the 4-bedroom band.
The honest take: entry quantums start around $2.94M, there is no MRT within 500m, and the large-format stock means the buyer pool for anything above a 4-bedroom is narrow. Our rental yield guide covers how we read the letting numbers, and the URA Master Plan shows what else is planned for the Farrer corridor.
HDB upgraders from Bukit Timah and nearby towns who want freehold scale in one move, families who need genuine 4- and 5-bedroom space, and buyers who want low density on a 4.4-hectare site without paying Good Class Bungalow money. The absence of compact stock rules out shoebox investors from the start.
Buyers who want newer facilities and smaller entry formats should compare Leedon Green next door, and buyers chasing the lowest psf on the row should look at D’Leedon, though its shorter lease and much larger scale change the equation. For everyone else, Leedon Residence is the value seat between the two.
