
Sky Everton is a freehold 36-storey tower of 262 homes at 50 Everton Road, built by the SL Capital consortium of Sustained Land, Ho Lee Group, Kwong Lee Land and Penjuru Capital, launched on 22 June 2019 and completed in 2023. Two things set it apart from the towers a few streets east: freehold title on a 2.8 plot ratio, and 265 carpark lots for 262 homes. This is a finished building trading in the resale and rental markets, so buyers walk the actual unit.
Be precise about the walk, because it is the honest part of this address. No station sits within 500m. Cantonment (CC31), Maxwell (TE18) and the Outram Park interchange all fall inside 1km, linking four rail lines from one address, and Outram Park itself is a triple-line interchange across the East West, North East and Thomson East Coast lines. Expect a five to fifteen minute approach depending on which line you want, with part of it uphill on the way home. Tanjong Pagar, Keppel, Chinatown, Tiong Bahru and Clarke Quay all fall inside 2km.
On schools this address does better than most of the district. Cantonment Primary School sits inside the 1km band that decides P1 registration, and CHIJ Kellock, Radin Mas, River Valley and Zhangde Primary follow within 2km, with Outram Secondary covering the next stage. The mix runs nine layout families across eighteen floor plan types. 34 one-bedroom homes from 463 to 592 sqft and 16 one-bed-plus-study from 506 to 635 sqft open the ladder, then 74 two-bedders from 624 to 807 sqft and 38 with a study from 657 to 840 sqft carry the investor band, 162 units in all. Above that sit 40 three-bedders from 915 to 1,066 sqft, 34 with a study from 958 to 1,108 sqft, 22 four-bedders at 1,345 sqft and four penthouses at 1,808 and 2,228 sqft. That is 100 homes with three bedrooms or more, a genuinely deeper family count than the towers inside the CBD proper.
Tenure is the headline. Sky Everton is freehold, which removes the lease-decay arithmetic entirely, and in a district where the newest stock runs on 99-year clocks that is the structural difference. Density is unusually gentle for the location: a plot ratio of 2.8 on a 6,694 sqm site is closer to a suburban number than a city one, which is why the project carries a 50m lap pool, a tennis court and three tiers of facilities instead of stacking everything on a roof. This is a District 2 address that is not actually in the CBD. Sky Everton sits on the Everton hillock in the Bukit Merah planning area, which is why the region reads as Rest of Central Region despite the postcode, and that position gives it a residential street, a car park that fits every household and a tenant pool with three separate engines behind it. Position first. The immediate neighbours are Spottiswoode 18 at 251 units and Spottiswoode Residences at 351, both from 2013 and 2014 and the second of them also freehold. One Bernam brings 351 leasehold homes from 2025 at 660 metres, Newport Residences matches on title with 246 freehold homes for 2027 at the same distance, and One Pearl Bank adds 774 units from 2024 on the Pearl’s Hill side. Within that set, Sky Everton and Newport Residences are the district’s two freehold plays, in very different positions: one on a hillock at 2.8 plot ratio, the other inside a CBD tower at 5.6.
Now the record. As of April 2026, the last sixty caveats at Sky Everton cleared between $2,438 and $3,406 psf at a median around $2,825 psf. The last twelve months run $2,487 to $3,196 psf across eight caveats at a $2,854 psf median, so recent pricing has held firm rather than drifted, on genuinely thin volume.
The transactions confirm the shape. A 958 sqft three-bed-plus-study cleared at $2,500,000 in April 2026, a 624 sqft two-bedder at $2,994 psf for $1,868,000 in February, a 1,345 sqft four-bedder at $3,980,000 in May 2025 and a 1,819 sqft penthouse at $5,380,000 back in November 2023. Note that the psf spread across bedroom counts is narrow, which is unusual and tells you buyers here are pricing the title and the position rather than the format.
The long-hold arithmetic is what the premium buys. A 99-year neighbour bought today is resold in twenty years with a shorter lease, tighter bank valuation and narrower CPF usage, and each friction compounds against the seller. The Sky Everton floor plan set is the reason this building attracts a different buyer. The compact band opens at 463 sqft and runs to 840 sqft across the one and two-bedroom families, 162 homes in total. But the top half of the ladder is where the difference sits: 40 three-bedders, 34 with a study, 22 four-bedders at 1,345 sqft and four penthouses to 2,228 sqft. Almost two in five homes here have three bedrooms or more, which no tower on Anson Road comes close to matching.
Run the arithmetic at the April 2026 median of about $2,825 psf and the Sky Everton ladder prices out cleanly. The 463 sqft one-bedder lands around $1.3m and the 592 sqft format near $1.67m, the one-bed-plus-study from roughly $1.43m to $1.8m. The two-bedroom band works out between $1.75m at 624 sqft and $2.28m at 807 sqft, with the study formats from about $1.85m to $2.37m. On the family side the 915 sqft three-bedder sits near $2.6m and the 1,066 sqft format around $3m, the three-bed-plus-study runs $2.7m to $3.15m, the 1,345 sqft four-bedder lands about $3.8m and the penthouses near $5.1m and $6.3m. Treat those as arithmetic on the caveat record rather than quotes.
Scale is part of the case. At 262 homes across nine layout families, the 50m lap pool, the Horizon Infinity Pool, the tennis court, the sky bar, the observation deck, the co-working space and the spa stay uncrowded in a way a 700-unit tower cannot promise. Facilities sit across three tiers, from the pool deck and gardens at the base through the tropical pool level to the sky floors, so residents are not funnelled onto one podium.
Being completed since 2023 is the underrated advantage. A buyer walks the actual unit, checks the view, tests the lift wait and sees how management has kept the estate, and resale transactions have built a real pricing history. The flip side is plain: no developer warranty period ahead of you, and no launch-stage discount either.
The Everton Park subzone is effectively built out. Six private developments hold about 1,177 homes between them, from Everton Court in 1980 and The Beacon in 2008 through the three Spottiswoode projects of 2013, 2014 and 2017, and Sky Everton in 2023 is the newest of the six. Nothing in the pocket is under construction, and there is no site queued behind it, so the local competition on resale is a fixed and ageing set.
Widen to Bukit Merah and the planning area holds 48 private developments with about 15,564 homes, 15 projects and 7,302 units of them from 2016 or later. The pipeline after 2026 lands in other pockets entirely: Promenade Peak at 596 units and Zyon Grand at 706 in Bukit Ho Swee, and the Telok Blangah Road site at around 700, all for 2030 and all leasehold. Real supply, in the same planning area, but a different address and a different title.
Demand here has three engines rather than one, which is the part a table will not show you. Singapore General Hospital, the National Heart Centre and the wider Outram medical campus sit minutes away, and hospital employment does not follow the economy down, so that catchment holds through cycles that thin the finance tenant pool. The third engine is the one the CBD towers do not have: Bukit Merah town carries about 59,657 HDB flats, 30,877 of them four-room or larger, which is the flat stock upgraders sell from, and it sits in the same planning area rather than a district away.
Two checks belong in any offer. Liquidity is the sober one: 65 caveats since August 2021, roughly a dozen a year in a 262-unit project, means owners are holding. Thin volume supports pricing and slows a seller down, and both halves are true. The second is the long arc south, where the URA Master Plan sets out the Greater Southern Waterfront on the Keppel and Pasir Panjang port lands. Sky Everton does not depend on that plan the way a newer launch might, because the neighbourhood already works, which is a better order of events than buying into a promise. Sky Everton suits own-stay professionals and medical-sector buyers who want freehold near the CBD, families who need three or four bedrooms at a central address, and landlords targeting the hospital catchment alongside the finance one. The neighbourhood is the quiet argument: Everton Park’s cafe cluster is at the doorstep, Duxton Hill’s restaurant row is a short walk, Maxwell and Amoy Street food centres cover the hawker layer and Chinatown is next door. This is a lived-in street rather than a construction zone waiting for its amenities.
The case only closes when someone buys it from you. This is a completed freehold tower with a 50m lap pool, a tennis court, a sky bar and an observation deck, minutes from the country’s largest medical campus and one stop from the CBD, competing against a rental pool that is mostly older or much denser. Landlords holding the compact stacks get two tenant engines instead of one, and the car park closes a gap that almost nothing else in this part of town can.
Fit matters in the other direction too. Buyers who want a covered link to a platform should look at the integrated stock instead, and the hillock walk is worth doing in the afternoon heat before you commit. Large families should note the four-bedders cap at 1,345 sqft. Thin volume protects pricing on the way in and slows you down on the way out, so a five-year horizon is the wrong one here. And foreign buyers should factor the 60 percent Additional Buyer’s Stamp Duty in before comparing yields against a leasehold alternative.
