Sophia Hills is Mount Sophia’s low-rise estate: 493 units across 11 blocks of just 7 storeys, completed in 2018 by Hoi Hup and Sunway on the hill above Dhoby Ghaut. It trades at a median $2,115 psf, pricing inside a tight band against the smaller freehold buildings that surround it on all sides.
The interchange is the headline. Dhoby Ghaut station (NS24/NE6/CC1) sits within 500m of the door, a genuine 3-line interchange, and Bencoolen (DT21) sits inside 500m too. A further 7 stations, Bras Basah, Rochor, Little India, Bugis, Somerset, Jalan Besar and Fort Canning, fall within the kilometre. In total, 9 MRT stations sit within 1km of the door.
Two schools sit within the 1km priority band: Anglo-Chinese School (Junior) and St. Margaret’s School (Primary). Under MOE’s P1 registration framework, home-school distance decides ballot priority in the later phases, and our P1 registration guide walks through exactly how.
The mix leans heavily toward 2-bedders: 104 one-bedders, 300 two-bedders, 79 three-bedders and just 10 four-bedders. Over 6 in 10 homes here are 2-bedroom, and that shapes both the buyer pool and, as the sections below show, the tenant pool too.
On tenure: the 99-year lease runs from December 2013, leaving roughly 86 years as of 2026, one of the younger clocks among the freehold-heavy stock on this hill. That clock, and what it buys against the freehold blocks next door, is what the price sections below work through.

Mount Sophia holds 33 small projects and just one large one. Sophia Hills is nearly 20% of the subzone’s entire unit count on its own, priced in the middle of a tight freehold pack. The 4 sections below put numbers on that position.
Most Sophia Hills resale transactions fall between $1,981 and $2,270 psf, with a median of $2,115 psf. That covers 41 transactions recorded with URA across 2025 and 2026, more than any other project on the hill, what units actually sold for, not asking prices.
The subzone is a stack of small freehold buildings, and Sophia Hills sits in the middle of it. Liv on Sophia (2016, 64 units, freehold) traded at $2,325 psf and Liv on Wilkie (2017, 81 units) at $2,322 psf, both above Sophia Hills despite being smaller and newer only by a year. 1919 (2015, 75 units) followed at $2,194 psf. Below it, Parc Emily (2008, 295 units, freehold) traded almost level at $2,112 psf, and Sophia Residence (2014, 272 units) at $2,009 psf. The leasehold tenure looks like the likely gap to the freehold blocks above it, not the age or the address.
Recent prints, as of mid-2026: a 1,313.2 sqft 3-bedder at $2.9M in June, a 1,022.6 sqft 3-bedder at $2.32M in March, a 699.7 sqft 2-bedder at $1.6M in January at $2,287 psf, and a 570.5 sqft 2-bedder at $1.135M in May, the softest print of the run.

The size ladder, priced at the $2,115 psf median:
1-bedder, 517 sqft, a private-enclosed-space format: about $1.09M.
2-bedders, 581 to 732 sqft, 1 to 2 baths: about $1.23M to $1.55M.
3-bedders, 850 to 1,313 sqft, 2 to 3 baths, several with a store: about $1.80M to $2.78M.
4-bedder, 1,539 sqft with 4 baths plus a store: about $3.26M.
The recorded 1-bedder ladder shows only a ground-floor, private-enclosed-space format, not a standard high-floor 1-bedroom size, so treat that entry point as the exception rather than the rule. Because every block rises just 7 storeys, height itself carries almost no premium here. Every recent transaction on file sold from the 1st to 5th floor, and the estate’s value sits in the low-rise garden setting and the conserved heritage buildings on site, not in a view.
Supply: the Mount Sophia subzone holds 33 projects totalling about 2,476 units, and Sophia Hills alone accounts for roughly 1 in 5 of them. A handful of small freehold developments are completing in 2026 and 2027, Sophia Regency (38 units), Sophia Meadows (41 units), Duet @ Emily (20 units) and Orchard Sophia (78 units), none of which comes close to Sophia Hills’ scale.
Demand: this is tenant demand, not upgrader demand. 266 leases were signed since January 2025 against 493 units, a little over half the building turning a tenancy inside 2 years. The 3-line Dhoby Ghaut interchange and the surrounding arts and education belt keep a steady flow of professional and student tenants within walking distance.
Rental: 1-bedders let at a median $4,000 a month, 2-bedders at $4,700, 3-bedders at $6,500, 4-bedders at $8,600. Gross yields run about 3.2 to 4.4% across the mix, strongest on the smallest units, genuinely competitive for a Core Central address.
The honest take: the building is overwhelmingly 2-bedroom, so upgraders shopping for a 4-bedder have only 10 units to choose from in the whole estate, the 7-storey blocks mean no skyline view anywhere, and Mount Sophia’s slope makes the walk home a genuine uphill one. Our rental yield guide covers how we read the letting numbers, and the URA Master Plan shows what else is coming to the Rochor corridor.
Tenant-focused owner-investors who want a proven, deep letting pool at a Core Central interchange, and buyers who value the hill’s low-rise, garden character over tower glamour and a view premium. The heavy 2-bedroom stock suits couples and small families well.
Buyers chasing a genuine 4-bedroom or a high floor with a skyline view are working against the building’s own layout, and should look toward taller stock elsewhere in the district, such as Martin Modern near Fort Canning. For everyone else, Sophia Hills remains the largest, and one of the most actively traded, addresses on its own hill.
