The Nautical is Sembawang’s resort-styled address: 435 units priced at a median $1,282 psf, while the towers that finished in the same pocket in 2024 trade $450 to $500 psf higher. Hao Yuan completed the maritime-themed estate in 2015 on a 99-year lease from 2011, spread across 4 blocks of 5 storeys on the fringe of Sembawang Park.
Two stations sit within a kilometre. Canberra MRT (NS12) and Sembawang MRT (NS11) both fall inside the 1km ring, a rare double for an OCR estate, and both walkable rather than a bus ride away.
Two primary schools fall within the 1km band: Sembawang Primary School and Wellington Primary School. Under MOE’s P1 registration framework, that radius decides ballot priority in the later phases, and our P1 registration guide walks through how it works.
The mix runs wide: 56 one-bedders, 61 two-bedders, 252 three-bedders and 55 four-bedders. Three-bedders make up more than half the estate, which is unusual for a resort-themed low-rise and points to family, not investor, positioning.
On tenure, the 99-year lease runs from 2011, leaving roughly 84 years as of 2026. That is a young clock for the price band, and the sections below show what it buys.

Canberra prices by generation, and the 2024 towers set a new ceiling in the subzone. The Nautical sits a full tier below on price while holding two MRT stations within 1km, a position none of the newer towers can match on their own. The sections below put numbers on that gap.
Most The Nautical resale transactions fall between $1,138 and $1,374 psf, with a median of $1,282 psf. That covers 30 transactions recorded with URA across 2025 and 2026, what units actually sold for, not asking prices.
The structural gap is real. Over the same 2 years The Commodore (TOP 2024) traded at a median $1,777 psf and The Watergardens at Canberra (2024) at $1,733 psf, both roughly 35 to 39% above The Nautical for the same station access. Older stock like The Brownstone (2017) sits closer at $1,499 psf, and Canberra Residences (2013) trades below at $1,217 psf.
Recent prints, as of mid-2026: a 968.8 sqft unit at $1.34M, a 990.3 sqft unit at $1.36M, and 1,119.4 sqft and 1,259.4 sqft units both printing between $1.5M and $1.52M in July. The band has held steady through the first half of the year.

The size data on file covers the 2-bedder band, 764 to 786 sqft, priced at the $1,282 psf median: about $979,000 to $1.01M. The 1, 3 and 4-bedroom counts are confirmed in the unit mix, 56, 252 and 55 units respectively, but no sqft ladder is on record for those bands, so we are not filling that gap with a guess.
What the record does support is the resort layout logic: lagoon-facing stacks and deck-level units carry the estate’s premium, and the low-rise, 5-storey blocks keep every unit within a short walk of the grounds rather than stacked in a single tower core.
Supply: the Canberra subzone holds 12 projects totalling about 4,150 units, one of the densest condo clusters in the north. The 2024 cohort, The Commodore, The Watergardens at Canberra and Provence Residence, completed together and now sets the price ceiling. Parc Canberra (496 units, TOP 2023) has yet to post a resale transaction in this dataset, likely still inside its Minimum Occupation Period.
Demand: Sembawang town holds about 24,200 four-room and larger HDB flats already past their Minimum Occupation Period. The upgrade math works: over the last 12 months the median Sembawang 4-room resale sold for $603,750 and the median 5-room for $650,000, so a paid-up 4-room flat covers roughly 60% of the quantum of a 2-bedder here.
Rental: 88 leases signed since January 2025. Two-bedders let at a median $3,300 a month, three-bedders at $3,900. The 4-bedder rent on record, a single lease at $6,500, is too thin a sample to treat as a benchmark. Gross yields on the 2-bedder band run about 3.9 to 4.0%.
The honest take: the estate is now in its second decade, so renovation budgets belong in any serious offer, and the resort facilities that were the original selling point need upkeep to keep presenting well. Our rental yield guide covers how we read the letting numbers, and the URA Master Plan shows what else is coming to the Sembawang corridor.
HDB upgraders from Sembawang who want two MRT stations and a resort-style estate without paying 2024 prices, families balloting for Sembawang or Wellington Primary, and buyers who want real space, the 3-bedder is more than half the stock here, over a compact investor unit.
Buyers who want the newest finishes in the subzone should look to The Commodore or The Watergardens at Canberra, at their premium. For everyone else, The Nautical is the value way into a two-station pocket.
