
The Woodleigh Residences is the only private address inside the Bidadari estate, 667 homes in eleven 11-storey blocks at 13 to 33 Bidadari Park Drive, built by Kajima Development of Japan with SPH, launched in 2018 and completed in 2023. Two things set it apart from everything around it: the mall, the MRT station and an underground bus interchange all sit beneath the building, and the project builds no one-bedroom units at all. It is a finished estate, so it trades on the resale and rental markets rather than off a price list.
Residents take a lift down into The Woodleigh Mall and, below that, Woodleigh MRT (NE11) on the North East Line together with Singapore’s first underground air-conditioned bus interchange, a short walk from the lobby rather than a walk to a street. Potong Pasir (NE10) is inside 1km on the same line and Bartley (CC12) inside 1km on the Circle Line, which gives a second trunk route without touching the NEL at all; our Bartley condo guide covers what that access is worth in this pocket. Serangoon (CC13 and NE12), Lorong Chuan (CC14), Tai Seng (CC11), Mattar (DT25) and Geylang Bahru (DT24) all sit within 2km.
Two primary schools sit inside the 1km ballot radius: Cedar Primary School and Maris Stella High School (Primary), with Yangzheng, St. Andrew’s Junior, St. Gabriel’s, First Toa Payoh, Paya Lebar Methodist Girls’ (Primary), Pei Chun Public and Canossa Catholic inside 2km. The mix is family-shaped, and the clearest evidence is what was left out. The ladder opens at the 570 sqft two-bedder and closes at a 1,475 sqft four-bedroom deluxe with private lift, with no compact one-bedroom entry anywhere in the project. The two-bedroom band holds 341 homes across three formats, and 326 homes carry three bedrooms or more. A plot ratio of 3.5 on the 25,440.8 sqm site is dense by any measure, and three basements hold 539 carpark lots against 667 homes.
Tenure runs 99 years from 18 September 2017, so an owner who collected keys in 2023 started with roughly 93 years and a resale buyer today looks at about 90 years, still fresh leasehold by any working definition. Facilities at The Woodleigh Residences lean Japanese rather than tropical: an indoor onsen, tatami rooms, an engawa, a Pavilion Zen and a Garden of Reflections sit alongside the lap pool, infinity family pool, gym, urban farming area and four children’s play zones. The Woodleigh Residences sells a daily loop that never has to go outdoors, wrapped in a Japanese contractor’s finish, at the civic centre of a new town with almost no other private housing in it. Integration like this needs a mall site, a station box and a residential plot to line up on one parcel at one moment, which is why so few exist and why the premium attached to them has proved durable. Price, formats, supply and fit come next, in that order.
As of July 2026, the last sixty caveats at The Woodleigh Residences cleared between $2,111 and $2,931 psf at a median around $2,401 psf. Over the trailing twelve months the median reads $2,407 psf across 45 transactions, so the level has been flat to marginally firmer rather than drifting.
The structure of the pocket explains the number better than the number does. Park Colonial, 805 units completed in 2021 and about 240m away, shares this station and this catchment but not the integration, and The Tre Ver counters with 729 riverfront homes from 2022. The Poiz Residences at 731 units from 2018 is the older integrated-adjacent read at Potong Pasir, while Sennett Residence at 332 from 2016 and Nin Residence at 219 from 2014 mark the ageing end of the field. All run the same 99-year tenure, so what a buyer is pricing is position and product, not lease arithmetic, and the gap here has held rather than faded the way a launch-day premium does.
The recent prints fill in the shape. A 592 sqft two-bedder cleared at $1.36m in July 2026, a 1,119 sqft three-bedroom deluxe at $3.28m in the same month, which at $2,931 psf is the top of the recent band, and a 1,270 sqft four-bedder at $3.41m in April 2026.
One technical note before you compare. This site was acquired before GFA harmonisation took effect, so the strata areas here still include aircon ledges that the newer rulebook excludes. Against a post-harmonisation launch you are not comparing identical square feet, and the honest read adjusts for that first.

The Woodleigh Residences floor plan set opens at 570 sqft and runs to 1,475 sqft. The two-bedroom tier splits three ways: 99 standard units from 570 to 592 sqft, 187 deluxe from 646 to 700 sqft and 55 flexi formats from 721 to 743 sqft. The family tier holds 194 three-bedders from 850 to 958 sqft, 77 three-bedroom deluxe from 1,076 to 1,119 sqft, 33 four-bedders with private lift at 1,270 to 1,281 sqft and 22 four-bedroom deluxe at 1,475 sqft.
Run the arithmetic at the July 2026 median of about $2,401 psf and the ladder prices out cleanly. The 570 sqft two-bedder lands near $1.37m, the deluxe formats between $1.55m and $1.68m, the flexi band around $1.73m to $1.78m, the three-bedders from $2.05m to $2.3m, the three-bedroom deluxe between $2.58m and $2.69m, the four-bedders with private lift near $3.05m and the deluxe top around $3.5m. Treat those as arithmetic on the caveat record rather than quotes, because live asks move with stack, floor and renovation condition.
The 646 to 700 sqft deluxe two-bedders are the workhorses of the estate. At 187 units they are the deepest single format at The Woodleigh Residences, sized for couples and small families rather than pure investors, and they are the stock most likely to be trading in any given month. Maintenance is tiered simply at about $371 monthly for the two-bedroom and standard three-bedroom formats, $398 for the three-bedroom deluxe and $424 for the four-bedroom layouts with private lift, which is a mid-band fee for a development carrying a mall interface.
Kajima is one of Japan’s major contractors and The Woodleigh Residences is its flagship Singapore residential project, which shows up in the details a buyer notices at resale rather than in a brochure: full-height storage, the sanitaryware specification and the standard the estate is held to years after handover. Layouts are compact but efficient with little wasted corridor, and the onsen, tatami rooms and engawa are genuinely unusual in a Singapore condominium, which gives the estate an identity that survives a market cycle.
Start with the pocket, because the pocket is the whole story. The Bidadari subzone contains exactly one private development, and The Woodleigh Residences is it: 667 homes, with nothing else private standing in the subzone and nothing under construction. A household that wants to buy private inside Bidadari has a shortlist of one.
Everything around that one project is public housing. Toa Payoh town runs 50,074 HDB flats across 386 blocks, 26,037 of them 4-room or larger, and Bidadari’s own BTO waves are now working through their minimum occupation periods. An upgrader who wants to stay in the estate their children already attend school in is looking at a very short list of private options. Widen the frame and supply stays thin. The Toa Payoh planning area holds 41 private projects and about 11,112 homes, with only 13 of those projects, roughly 6,193 units, dating from 2016 or later. The single pipeline entry after 2026 is a 777-unit launch in the Braddell subzone, a different town centre with a different catchment, so nothing new is scheduled to compete with this address inside Bidadari itself.
Liquidity carries the rest of the case. The Woodleigh Residences caveat record runs from August 2021 to July 2026 and holds 330 transactions: 88 in 2021, 108 in 2022, 23 in the completion year, then 44, 43 and 24 more by July 2026. Read honestly, the first two years capture the tail of the original sales run, completion year went quiet while owners moved in, and from 2024 the estate settled into roughly forty trades a year. On 667 homes that is around 6 percent annual turnover, enough that a seller here is never the only listing. The URA Master Plan planned Bidadari as a garden estate and The Woodleigh Residences fronts its centrepiece. Bidadari Park, Alkaff Lake, the Bidadari Heritage Walk and the Bidadari Greenway are at the doorstep, with Potong Pasir Park and the Kallang Park Connector extending the network. Beyond the mall, The Poiz Centre, Upper Serangoon Shopping Centre and NEX handle the larger runs.
The Woodleigh Residences suits families who want the school radius and a car-free daily routine in the same address, and owners who value integration over absolute floor area. The Woodleigh campus cluster strengthens both cases: Stamford American International School and its Early Learning Village, the Australian International School and Brighton College all sit within 2km, which gives landlords a tenant pool most Rest of Central Region addresses cannot claim.
Your resale depends on the buyer who follows. The exit audience is the Bidadari upgrader pool on one side and the tenant who wants a station, a bus interchange, a supermarket and a hawker centre without stepping outside in the rain on the other, in a district where competing rental stock is mostly older and unintegrated. Fit matters in the other direction too. A buyer chasing the lowest entry price in the pocket will find it at the unintegrated neighbours a few minutes away, and a buyer who needs a one-bedroom entry point will not find one here at any price, because the project never built any. The stacks facing the interchange side deserve a careful viewing for noise, and 539 lots against 667 homes makes parking a real question for a two-car household.
