Freehold estates above 600 units have stopped being assembled here, because the state sells 99-year land and a collective sale this large needs an old freehold estate to agree unanimously enough to transact. Forett at Bukit Timah is one of the last of them, and its size does what a boutique freehold cannot: it makes the price discoverable. What follows sets out the numbers, the ladder, the incoming supply and who the estate is for.

Forett at Bukit Timah Prices: Freehold, Priced by Its Own Volume

Start with how the land came to market, because the route explains the title. The former 210-unit Goodluck Garden went collectively on 9 March 2018 for $610 million, roughly $1,210 per square foot per plot ratio, reduced to about $1,100 psf ppr once the high development baseline removed the development charge. Our analysis of what the en bloc data actually says explains why deals that size have become rare, and rarer still on freehold title.

Take the record as it stands in July 2026. The last sixty caveats cleared between $2,137 and $2,653 psf with the median around $2,356 psf. The twelve months to July narrow it to 21 caveats at a median of $2,330 psf. Resale asks generally run between $1,030,000 and $3,800,000, the highest recorded transaction stands at $4,300,000 for an 1,884 sqft five-bedroom Suite, and rentals have run $2,800 to $5,200 a month.

The context around Forett at Bukit Timah is almost entirely leasehold, which is the point. Verdale brings 258 units from 2023 at 0.57km and Daintree Residence 327 units from 2022 at 0.28km, both on 99-year tenure. The Sen adds 347 units at 0.73km for 2028 and The Reserve Residences 732 units at 1.03km for 2027, also 99-year. The Creek @ Bukit is the freehold neighbour at 260 units and 0.19km, and The Hillford runs a 60-year lease. One technical note when you compare. Forett at Bukit Timah was built before GFA harmonisation, so its strata areas still include aircon ledges the newer rulebook excludes, and a psf against a post-harmonisation launch is not a like-for-like square foot. Forett at Bukit Timah Floor Plans: Seventeen Layouts, One of Them Rare

Run the arithmetic at $2,330 psf and the Forett at Bukit Timah floor plan ladder works out cleanly. One-bedroom-plus-study homes land between $1.10m and $1.15m, two-bedders from $1.28m to $1.41m, two-plus-study formats from $1.61m to $1.78m and the two-bedroom Deluxe tier from $1.71m to $1.78m. Three-bedroom layouts work out from $2.21m to $2.28m, the Dual Key format near $2.41m and three-bedroom Premium from $2.46m to $2.58m, with four-bedroom Premium at $2.99m to $3.16m and the five-bedroom Suite near $4.39m. Treat that as arithmetic on the caveat record rather than quotes: the smallest formats have traded below it, a 474 sqft one-bedroom-plus-study clearing at $1,050,000 in September 2025.

Recent caveats fill in the shape. A 570 sqft unit cleared at $1,310,000 in July 2026, a 1,195 sqft three-bedroom at $2,680,000 in May 2026 and a 1,281 sqft four-bedroom at $3,150,000 in May 2025. The larger family formats have been holding the top of the band, which is what happens when a district runs short of new family stock.

The layout worth singling out is the 29 three-bedroom Dual Key units at 1,033 sqft, a self-contained second suite under one title. That suits a family keeping grandparents inside the ballot radius, or letting the smaller half while the children are in school, and our dual-key condo guide works through how the arrangement performs on tax, rental and resale before you treat it as a general upgrade.

Facilities are sized to the land rather than the unit count: a 50m lap pool, two 30m lap pools, an infinity pool and a kids’ pool, a tennis court, gymnasium, steam rooms, putting green, theatrette and a sky level carrying the Teppanyaki Sky Lounge, Sky Pavilion and Sky Pod. On the ground sit the Summer, Sunshine, Picnic and Meditation Lawns and the Heritage Walk. Two years after completion the planting has grown in rather than just been laid. Is Forett at Bukit Timah Worth Buying? The Supply Picture

Anak Bukit is a subzone of 42 private developments and roughly 6,731 homes, and what matters to a freehold owner is what the next arrivals are made of. Three sites are under construction and every one is 99-year: 8@BT and The Reserve Residences complete in 2027, The Sen in 2028. None of them changes the count of large freehold estates on this slope.

The risk sits on the other side of that sentence. When they complete, the precinct gains a large volume of near-new leasehold supply that Forett at Bukit Timah will be selling alongside, and a seller in those years competes on tenure and grounds rather than on newness. Price the calendar in if you plan to let through that window, and our rental yields guide covers the holding maths, with 390 compact homes and four international schools inside 2km giving Forett at Bukit Timah a broad tenant base.

There is no upgrader wave underneath these prices, which is worth stating plainly. Bukit Timah’s HDB town totals 2,554 flats across 27 blocks, 1,983 in the 4-room-and-larger band that usually funds a first condo. Buyers arrive instead from the district’s own private stock, the school belt and the relocation tenancy, and the planning area’s 188 projects and 26,005 homes add only a trickle after 2026, mostly in Ulu Pandan, Swiss Club and Holland Road rather than on this slope. The URA Master Plan sets out the Bukit Timah Identity Plan behind that.

Liquidity is the practical case for buying scale rather than exclusivity. 260 caveats have been lodged since August 2021: 68 that year, 101 in 2022, 17 in 2023, then 34 in each of 2024 and 2025. 2026 is running well below that pace at six through July, so a seller today should price against a slower market rather than the 2024 and 2025 run rate. Even so, 633 units generate enough flow that valuer, bank and buyer work from the same record, and our Q2 2026 property market review puts the wider Rest of Central Region band in context. Exit liquidity reads through a district of 18,145 private homes with only twelve projects ten years old or newer.

Who Forett at Bukit Timah Suits

Forett at Bukit Timah suits legacy families playing the Bukit Timah Primary and Pei Hwa radius, multi-generation households who want the Dual Key format inside it, and buyers who want freehold scale with real grounds instead of a tower and a view. The exit side is worth thinking through now. An owner selling here competes mainly against leasehold stock rather than other freehold at this scale, because there is not any, and the buyer opposite is usually someone who has already decided the title is worth paying for. A narrower audience than a mass-market estate draws, and a more committed one.

There are buyers this does not suit, and it is fairer to say so. This is not for doorstep-MRT commuters: the Beauty World walk is a ten-minute one at the edge of the band, fine in dry weather and a different kind of purchase at six in the evening in April. Toh Tuck rises, the blocks step with it, and crossing the estate involves stairs and gradient. For a young family that reads as character. For an ageing household it is a question to settle on foot before shortlisting a block.
