
Verdale is a 99-year leasehold condominium along De Souza Avenue, launched in September 2020 and completed in 2023 by a joint venture between COHL Singapore and CSC Land Group. Its 258 homes sit in seven blocks of just five storeys on a 14,235 sqm site, and the mix keeps formats the current launch pipeline no longer builds at this quantum.
Beauty World MRT (DT5) sits within 1km rather than at the gate, with Hume (DT4), Hillview (DT3) and King Albert Park inside 2km. King Albert Park is worth flagging separately, because it carries the CR15 designation for the Cross Island Line alongside its Downtown Line platform, which adds a second rail spine to this corridor’s future. The honest part comes with the ground: the De Souza Avenue slope is a genuine uphill walk from some blocks, and there is no mall downstairs.
Two primary schools carry the family case. Bukit Timah Primary School and Pei Hwa Presbyterian Primary School both fall in the 1km ballot radius, Pei Hwa borderline on the 1km line, so confirm before balloting. Keming, Bukit View, Lianhua and Methodist Girls’ School (Primary) all sit within 2km, with Bukit View Secondary and four international campuses in the same band.
The mix leans on one format and states its intent through another. 114 two-bedroom deluxe homes at 700 to 753 sqft are nearly half the project, while the one-bedroom band is deliberately shallow at 18 units from 463 sqft plus five one-bed-plus-study. Above them sit 15 three-bedders at 947 sqft, 39 three-bedroom deluxe at 1,001 to 1,033 sqft, 22 four-bedders at 1,410 sqft, nine four-bed duplex penthouses at 1,518 to 1,528 sqft and three five-bed duplex penthouses at 1,873 sqft. A developer chasing rental volume would have inverted those numbers.
Tenure runs 99 years from 5 December 2018, so the lease has roughly 91 years left today. Density is genuinely low, a 1.4 plot ratio that produces seven five-storey blocks rather than two towers, and carpark provisioning is 258 lots against 258 homes, exactly one per unit. Verdale is the cheapest way into this slope by psf, and it holds sizes that new launches in the corridor have stopped offering at a comparable quantum. Four-bedroom plates at 1,410 sqft and duplex penthouses to 1,873 sqft are not in the current pipeline at this price, and they come with keys rather than a completion date. As of June 2026, the last sixty caveats cleared between $1,769 and $2,198 psf with the median around $1,901 psf. The twelve months to June sit at $1,912 psf across fourteen caveats, so pricing has been flat to marginally firmer rather than running. That is the lowest median of the young estates on this stretch, which is the whole starting point for a buyer here.
Position explains the level. The Sen launched beside Verdale in 2025 from roughly $2,200 psf with a median now around $2,337 psf, a spread of more than 20 percent between two 99-year projects 270 metres apart on the same slope, inside the same school radius. Age and product are the only variables in that gap. Forett at Bukit Timah brings 633 freehold units from 2024 and Daintree Residence 327 units from 2022, with the freehold Creek @ Bukit at 260 units from 2017 and The Hillford 110 metres away on a 60-year lease, a useful reminder of how differently short leases trade. One technical note when you compare. Verdale was built before GFA harmonisation, so its strata areas still count aircon ledges that the newer rulebook leaves out, which flatters any launch you set it against. Run the arithmetic at the recent median of about $1,901 psf and the Verdale floor plan ladder prices out cleanly. The 463 to 474 sqft one-bedders land near $880,000 to $900,000, the one-bed-plus-study formats around $1.06m, the 614 sqft two-bedder near $1.17m and the two-bedroom deluxe band between $1.33m and $1.43m. The 947 sqft three-bedder works out around $1.8m, the three-bedroom deluxe formats $1.9m to $1.96m, the 1,410 sqft four-bedder near $2.68m, the four-bedroom duplex penthouses around $2.89m and the 1,873 sqft five-bedroom duplex near $3.56m. Treat those as arithmetic on the caveat record rather than quotes.
The live prints at Verdale line up closely. A 732 sqft two-bedroom deluxe cleared at $1,400,000 in June 2026, a 463 sqft one-bedder at $830,000 in the same month, a 1,410 sqft four-bedder at $3,000,000 in April 2026 and a 947 sqft three-bedder at $1,903,888 in February 2026. That four-bedroom trade at $2,128 psf is the highest of the recent set, which says the market is paying up for the scarce large formats rather than the small ones.
That is the case for the top of this ladder. Nine four-bed duplex penthouses and three five-bed duplex penthouses in a 258-unit estate is a tiny inventory, and nothing launching in this corridor reaches those sizes at these quantums. The 114 two-bedroom deluxe units at the other end are the easy-to-rent core, which keeps the estate liquid enough for the scarce formats to be priced sensibly rather than guessed at.
The facilities are broad for the size: a 50m lap pool, family and wading pools, a jacuzzi, a gymnasium with steam rooms, an adventure playground and a 3G fitness corner, then a long garden layer running from the herb garden and bamboo trail to the firefly garden, zen garden pavilion, maze garden and sky dining pavilion. Maintenance figures are not in our sheet, so ask the managing agent for the current schedule before you budget, because a list this long is not carried for free.
There are 42 private developments in Anak Bukit and about 6,731 homes among them, but the relevant question is not how many are coming, it is what shape they are. Three sites are under construction: 8@BT and The Reserve Residences for 2027 and The Sen for 2028. None of them is a five-storey estate, and none carries a 1,410 sqft four-bedder or a duplex penthouse at Verdale’s quantum. Supply is arriving in this pocket, but not supply of this product.
Count the flats and the demand map redraws itself. The whole of Bukit Timah as an HDB town is 2,554 homes across 27 blocks, 1,983 of them 4-room or larger, so the upgrader conveyor belt that carries suburban pricing barely exists here. Demand instead comes from within the district, from the school radii and from the international-school tenancy, and the URA Master Plan rebuild at Beauty World improves the amenity map a kilometre away without adding density to this hillside.
Widen to the planning area and 188 projects hold about 26,005 homes, only 34 of those projects dating from 2016 onwards. What is scheduled after 2026 lands mostly outside this hillside: Ulu Pandan in 2027, Swiss Club in 2029 and 2030, Holland Road around 2030. Verdale buyers get the benefit of the precinct upgrade at a distance, quieter at home while the amenity belt improves.
Exit liquidity is the fair question to end on. 182 caveats have been lodged since August 2021, but 153 of them landed in 2021 and 2022, and the pace since has been eleven in 2024, eleven in 2025 and seven by June 2026. Thin turnover cuts both ways: a seller faces little internal competition, and also a smaller pool of buyers actively looking. Across a district holding 18,145 private homes, only twelve projects are ten years old or newer, so a low-rise fresh-lease estate is a defensible thing to be holding. Verdale suits nature-first families chasing the two-school radius, buyers who prefer low-rise quiet to tower views, and anyone who wants keys now rather than a construction wait next door. The four-bedroom and duplex penthouse formats are the standout, scarce sizes at a quantum new launches no longer reach. Consider the other side of the trade, the tenant and the eventual buyer. A completed low-rise estate with a full facilities deck inside 1km of a Downtown Line station, in a pocket where most rental stock is a decade or two older, is differentiated supply, with four international schools inside 2km feeding the tenant pool. The 114 two-bedroom deluxe homes are the engine of that market, and with only 23 units in the one-bedroom band the deluxe two-bedder is effectively the entry rental product here. Fit matters in the other direction too. Anyone who needs a walkable MRT doorstep should be looking at the addresses on top of a platform, because the De Souza slope means some blocks involve a genuine uphill walk. Buyers who rank a skyline view highly will not find one, since the five-storey cap means no unit here sees over the tree line, which is precisely the point for the buyer who wants it.
