The newly announced 2H 2026 Government Land Sales Programme may have just shown where the government expects housing demand, jobs and population growth to concentrate over the next decade. After studying all 12 sites across the Confirmed and Reserve Lists, one thing is clear: the bet is on transformation districts, city-fringe locations and future employment hubs. Rather than reading the GLS sites 2026 list as 12 individual parcels, look at where they sit. Four growth corridors emerge:

Notice what is missing from the GLS sites 2026 list. Very few suburban locations, and very few OCR sites with no MRT story. Almost every parcel sits near major infrastructure, an employment hub, a transformation plan or a sought-after school catchment. That is not coincidence.

Tier 1: The GLS Sites 2026 That Could Shape the Next Cycle

If one site matters most among the GLS sites 2026, this is it. Not another condo parcel, but the centrepiece of Jurong Lake District, whose purpose has always been to create Singapore’s largest business district outside the CBD. This is not a property story, it is an economic one. If Jurong Lake District succeeds, this becomes one of the most important residential addresses outside the city centre.

Jurong East Avenue 1 EC, 735 units. Confidence 8/10

Among the GLS sites 2026, this could be the most competitive EC launch Singapore has seen. Buyers get the first EC in Jurong East since 1996, the future Toh Guan MRT station, Jurong Lake District on the doorstep, a huge upgrader population, and new EC supply after nearly 30 years.

Unlike private condos, ECs remain one of the few products with a meaningful affordability advantage, and under the new rules and 10-year MOP framework future supply could tighten further. Marina Gardens Lane, 390 units. Confidence 5/10

Marina South is no longer a question of if, only when. The government has committed billions to turning it into a fully integrated extension of Marina Bay, with Marina South MRT, Gardens by the Bay, Marina Bay Sands, CBD connectivity and waterfront living.

The biggest risk is not whether Marina South succeeds. It is paying too much for the privilege of being there, because developers already know how valuable it could become.

Berlayar Close, 695 units. Confidence 7/10

If Marina South is the future CBD story, Berlayar is the future waterfront city story. Inside the Greater Southern Waterfront, close to Telok Blangah MRT, VivoCity, HarbourFront, Keppel Bay and Sentosa. The challenge is patience, since transformation districts take years and sometimes decades. When they work, they reshape a region. This is probably the highest transformation-potential parcel on the programme, and the first project of a new town.

Tier 2: The Family Demand Winners

Tanjong Rhu Close, 505 units. Confidence 7/10

One of the most underrated GLS sites 2026 has released: city-fringe living, Katong Park MRT, East Coast lifestyle, the Kallang transformation and potential waterfront views, without Marina Bay pricing. Tanjong Rhu could quietly become one of Singapore’s most desirable city-fringe neighbourhoods over the next decade. The challenge is entering at the right price.

East Coast Road, 85 units. Confidence 5/10

District 15, walking distance to Siglap MRT, near East Coast Park, but only 85 units. D15 remains one of Singapore’s most resilient markets because people buy there to live rather than only to invest, and that demand survives cycles, as our District 15 guide sets out. The catch is a 99-year leasehold project surrounded by freehold ones.

Serangoon North View, 235 units. Confidence 8/10

Potentially the most hotly contested Reserve List site, because developers value certainty. At 235 units the project size is highly manageable, and it comes with the future Cross Island Line, Rosyth School, Serangoon Gardens and one of the largest landed enclaves around it. Do not underestimate it. Size alone makes it attractive to developers wanting lower risk, and Serangoon has very low supply of medium and large condos.

Chuan Grove, 935 units. Confidence 8/10

The largest Reserve List parcel among the GLS sites 2026, and one of the most interesting. Lorong Chuan has become one of Singapore’s strongest family housing clusters, with Chuan Park subsale, the coming Chuan Grove launch, Bishan and Serangoon spillover demand, and a strong school catchment worth reading against Primary 1 registration rules. The challenge is supply. Thousands of units may already be competing before this site is triggered. Excellent location, questionable timing.

Tier 3: Luxury and Wealth Preservation

Plymouth Avenue and Dunearn Road, 250 units. Confidence 6/10

District 10, Bukit Timah, the former Raffles Town Club site, Stevens MRT and Orchard proximity. Probably the most attractive Reserve List parcel on pure location. The only reason it is not already on the Confirmed List is market timing.

Orchard Boulevard, 110 units. Confidence 4/10

Almost certainly a luxury boutique project, where 110 units makes scarcity part of the appeal. Less a growth story than a wealth preservation or own-stay one, and worth weighing against the liquidity trade-offs in our boutique condo analysis.

Holland Plain, 610 units. Confidence 7/10

Inside an exclusive landed enclave near the Good Class Bungalow belt. Prestigious, private, low density, but not especially convenient. A lifestyle purchase rather than a transport-oriented investment. Holland has many supporters, so it will still be popular.

Tier 4: The Transformation Wildcard

De Souza Avenue, 415 units. Confidence 6/10

Beauty World has quietly become one of Singapore’s most interesting transformation stories. Over the next decade it benefits from the Beauty World Integrated Transport Hub, the Cross Island Line, new mixed-use developments and revitalised commercial offerings. The story is not today’s Beauty World. It is the Beauty World that exists ten years from now.

What the GLS Sites 2026 Programme Is Really Telling Us

Most buyers focus on where prices are today rather than on what the GLS sites 2026 programme implies. The more useful habit is watching where the government is investing next.
