Lucerne Grand is on our top five list for 2026 not because it is new, but because District 22 produces an MRT-adjacent large-scale launch roughly once every several years. Of 24 condo projects in the district, only 9 sit within 500m of a station and only 4 are under ten years old.
The Lakeside Drive site combines doorstep MRT access, large project scale, family fundamentals and deep upgrader demand. That combination has historically produced strong first-day absorption and durable resale relevance. This review focuses on asset-class fundamentals rather than launch-day performance, and sits alongside our 2026 shortlist.

Jurong Lake District is Singapore’s largest planned mixed-use district outside the CBD and the cornerstone of URA’s decentralisation strategy. First unveiled in 2008, the Jurong Lake District master plan aims to turn Jurong into a self-sustaining employment, lifestyle and residential hub. Over the past decade it has moved steadily from planning into execution.

Unlike a one-off infrastructure announcement, this transformation is policy-backed, multi-decade and effectively irreversible. For buyers that matters because decentralisation changes where families are willing to live and stay long term, not just where they work.

District 22 is a mature estate with limited new land and a predominantly owner-occupier profile: 13,247 private residential units across 24 condominium projects, all 99-year leasehold, mostly large-scale.
MRT proximity is the differentiator:

The four that are both within 500m of MRT and under ten years old are J’den (TOP 2027), Lake Grande (2019), Lakeville (2017) and J Gateway (2016). That is the entire competitive set. New MRT-integrated condos arrive in District 22 once every several years, not every launch cycle, and most existing supply is locked into long-term owner occupation.

District 22 holds 13 primary schools, of which four are heavily contested at Phase 2C: Rulang Primary, Shuqun Primary, Frontier Primary and Westwood Primary.
Lucerne Grand sits within 1km of both Rulang and Shuqun, which gives it a rare combination of doorstep MRT connectivity, an established school catchment and a project scale suited to families.
For upgrader families this is not a lifestyle preference. It is a constraint that anchors location choices years ahead, and it holds up even in slower cycles. Before relying on it, read how Primary 1 registration really works and the 2026 registration guide.

In District 22, roughly two-thirds of condominium buyers come from HDB households, which gives Lucerne Grand a deep and recurring source of owner-occupier demand.
Jurong East and Jurong West together hold 106,986 HDB dwellings, and fewer than 15% sit within 500m of an MRT station. Potential upgraders, counting 3-room and larger BTOs reaching MOP after 2020:
That is a pool near 22,856 households. On current resale prices against original BTO entry levels, estimated capital gains run $400k to $500k, average CPF savings around $200k, and typical downpayments $600k to $700k, supporting a comfortable budget of $2 million to $2.3 million.
That range lines up closely with large MRT-adjacent launches in Jurong aimed at owner occupation. Our HDB upgrading roadmap sets out the sequence, and the real cost of holding your HDB covers what waiting costs.
Direct access to Lakeside MRT is among the most consistently priced-in attributes for suburban condos, supporting both owner-occupier demand and future exit options.
MRT-integrated launches in Jurong have seen exceptional first-day absorption. J’den achieved roughly 88% on launch day and J Gateway close to 99%. Buyers here commit early when connectivity is clear, because private supply is limited and upgrader demand is deep. Nearby Sora and The LakeGarden Residences fill out the comparable set.
At an expected 580+ units, Lucerne Grand should carry full condominium facilities, which supports liveability and resale liquidity. That asset class has historically outperformed, as our ten-year district study shows.
Proximity to Jurong Lake means a fair proportion of units are likely to enjoy permanent unblocked lake views, one of the most defensible and scarce attributes in the region.
Roughly 1,000 sqm of commercial space, including a supermarket of about 700 sqm, reduces daily friction for residents.
Taken together these place Lucerne Grand inside a proven demand template rather than a speculative bet.
At the time of writing, site plans, floor plans and pricing have not been released. This review therefore works from asset-class fundamentals and publicly available information, covering location dynamics, demand drivers and long-term positioning. For the market backdrop, see our 2025 full-year review.
On Lakeside Drive within Jurong Lake District, District 22, with direct access to Lakeside MRT on the East-West Line.
Rulang Primary and Shuqun Primary, both heavily contested at Phase 2C. District 22 has 13 primary schools in total, four of which are oversubscribed.
An expected 580 or more, with roughly 1,000 sqm of commercial space including a supermarket of about 700 sqm.
Consistently. J’den sold about 88% on launch day and J Gateway close to 99%. Private supply is limited and the upgrader pool is deep, so buyers commit early when connectivity is clear.
The transformation runs to 2040 and beyond, with the Jurong Region Line completing by 2029 and Cross Island Line Phase 2 by 2032. Because it is policy-backed rather than announcement-driven, the timeline is unusually reliable. Our district performance study shows how MRT-adjacent stock in maturing districts has behaved.

Lake views are the scarce extra. Permanent unblocked outlook is the most defensible attribute in the region.
MRT-adjacent supply in District 22 is genuinely rare. Only 9 of 24 projects sit within 500m of a station, and just 4 are under ten years old.
The upgrader pool is around 22,856 households. Budgets of $2m to $2.3m line up with the likely entry price.
