What the line gives once you reach it is real: Raffles Place, Paya Lebar, Jurong East and the western industrial belt with no transfer, plus the AYE and PIE for drivers. A buyer who measures a home by the walk to the gantry should price that in from the start, because this address is paying for something else.
For families, Lakeside Primary School is the school inside the 1km radius that decides a contested ballot under P1 registration. Wing Tai could have spread low blocks across 12,465 sqm; instead it stacked 306 homes into two 19-storey towers so the upper floors clear the treeline, which turns a horizontal park into a vertical asset. As of June 2026, the last sixty caveats at The LakeGarden Residences cleared between $1,972 and $2,488 psf with the median at $2,220 psf. Over the trailing twelve months, 78 caveats ran $1,935 to $2,488 with the median at $2,210. Pricing has held its band rather than climbed, which is what a nearly sold-out project looks like when the stock still on the shelf is large-format.
Position sets that level. Sora sits 210 metres away on the same lakeside stretch, 440 units with TOP also expected in 2027, and its later, gentler entry pricing created the spread that defines this flank. Two stops east, J’den puts 368 CapitaLand units at the Jurong East interchange on the same 2027 timeline and marks the corridor’s ceiling. The land frames what Wing Tai had to work with. The former Lakeside Apartments plot was bought at $1,250 psf per plot ratio, and against a median around $2,220 psf that gap has to cover construction, financing and return. It is the plainest explanation for why pricing held its band through a three-year sell-down instead of drifting.
Two things to settle before you compare it to anything. The absorption curve reads 94 caveats in the 2023 launch year, 103 through 2024, 73 in 2025 and 33 more by June 2026, so 303 caveats against 306 units and three years of steady take-up rather than a launch spike followed by silence. And the project was acquired before GFA harmonisation, so its strata areas still include aircon ledges the newer rulebook excludes. Set its psf beside a post-harmonisation launch and you are not comparing identical square feet.

Twenty distinct layouts in a 306-unit project is a lot of variety, which helps a buyer find a fit and makes comparing plans essential rather than optional.

Price the ladder at The LakeGarden Residences median of about $2,220 psf and it reads predictably. The smallest one-bedders land between $1.07m and $1.19m, the one-bedroom-plus-study formats from $1.17m to $1.41m, and the two-bedroom band from roughly $1.31m at 592 sqft to $1.98m at 893 sqft. Three-bedders run about $2.06m to $2.70m, the three-bedroom-plus-study band from $2.44m up to $4.44m at its largest, the four-bedroom formats $2.82m to $4.78m, and the 1,550 sqft five-bedder near $3.44m. Treat those as arithmetic on the caveat record rather than quotes.
The live prints track it closely. A 1,238 sqft three-bedder cleared at $2,181 psf for $2.70m in June 2026, a 1,292 sqft penthouse format at $2,084 psf for $2.693m in May, a 1,550 sqft five-bedder at $2,324 psf for $3.60m in March and a 678 sqft two-bedroom compact-plus at $2,354 psf for $1.596m in February. On the developer’s remaining list the one-bedroom and five-bedroom lines are sold out, the two-bedroom compact-plus starts at $1,596,000, and the four-bedroom dual key at $4,280,000 works out to $1,988 psf, the lowest per-square-foot entry left in the project. The largest formats carry the cheapest psf, which is the pattern most buyers expect to find reversed.
The facility deck is sized to the 306 households at The LakeGarden Residences instead of to a brochure: a 50m Stardust Pool and deck, a kids pool, Aqua Play, Tree Deck, Wellness Trail, tennis court, Glamping Pavilion, Edible Garden and the LakeGarden Club with gym and jacuzzi lounge. Maintenance runs $400 a month at the one-bedroom tiers, $480 across two and three-bedroom, $560 for the three-bedroom-plus-study band and $640 at the four-bedroom top. The pocket is the place to start. The Lakeside subzone holds three private developments and about 890 units between them: Lakeside Tower with 144 homes from 1981, Sora with 440, and The LakeGarden Residences with 306. Two of the three are still under construction. Once both hand over in 2027, the entire private stock of this subzone will be 890 homes, and 746 of them will be less than a year old.
Widen out and the Jurong East planning area runs to nine private projects and about 4,332 units, of which only four projects and 1,852 units date from 2016 or later. The pipeline after 2026 is exactly three developments: The LakeGarden Residences, Sora and J’den. There is no fourth. New private supply reaches this planning area rarely, and that scarcity is the structural half of the case.
The demand side is the other half. Jurong East town carries 28,183 HDB flats across 235 blocks, and 18,257 are four-room or larger, the flat types upgraders sell from. That works out to about four upgrader-sized flats per private home across the planning area. Landlords work a different pool: the western employment base, the business parks along the East West Line and the two international schools inside 2km, rather than city relocation. The Jurong Lake District build-out sits two stops east and runs on a decade-scale timeline, so treat it as a long-term play rather than a near-term catalyst. The Master Plan also keeps the flank opposite these towers zoned for park rather than housing, and that zoning, not the height alone, is what protects the view stock from being built out. That scale changes daily life in ways buyers underestimate: lift waits are shorter, the pool is not rationed on a Saturday, and the management committee is a group of people rather than a crowd.
Buy for yourself, but underwrite for your buyer. Here that buyer is the Jurong East or Jurong West upgrader trading up out of a four-room or five-room flat, and the tenant behind them is the western employment base. Renters see The LakeGarden Residences as a new garden-front estate with a 50m pool, a tennis court and a clubhouse, set against a rental market that is mostly older stock in Jurong West and Taman Jurong. The two-bedroom formats are the ones that let a landlord price that difference.
Fit matters in the other direction too. If entry price is the deciding factor, Sora contests the same stretch 210 metres away at a gentler level. Construction on the surrounding lakeside plots continues around both towers, so expect a working neighbourhood for a while yet.
