District 15 as a whole holds 446 condo projects once cluster houses are excluded, and Katong is its densest heart after Frankel. Most of it is small. Boutique blocks of 20 to 80 units line the side streets off East Coast Road.

A Katong condo carries a lifestyle premium. You pay for the shophouses, the food and the name. The trade-off is practical. Many boutique blocks here are older, their maintenance funds are thin, and their facilities are a small pool and not much else.
So the honest question is not whether Katong is nice. It is whether you want your money in the location or in the building. With a Katong condo, most of the money is in the location. That is fine, as long as you know it going in.

Tanjong Katong and Marine Parade stations opened on the Thomson-East Coast Line and put most of the Katong condo belt within a walk of a train. That closed the one gap buyers always raised. Across District 15, 173 of the 453 projects in our database now sit within 500 metres of a station. Before the TEL, this stretch had almost none.

The map makes the point better than any sentence. 81 of Katong’s 88 projects now sit within one kilometre of Tanjong Katong or Marine Parade station. The whole subzone is effectively on the line.
The line is documented by LTA. Treat the improvement as mostly priced in. Stations that are open are not a secret.
A Katong condo suits one buyer poorly. If you want a full-facility resort compound with three pools and a gym floor, the boutique stock here will disappoint you. Buy one of the large projects instead, or look at Marine Parade next door.
Tenants like Katong too. The food, the character and the new stations pull in couples and single professionals who want the east without the CBD price. Occupancy is easy. Just do not expect a spectacular yield number, because freehold prices sit high against rents everywhere on this coast.
