The Art Deco mezzanine homes are double-height units on the 2nd storey, which is why a 2-bedroom here can measure 1,270 sqft, more than double the flat-plate 2-bedders on the upper floors. The Art Novel penthouses on the 5th storey are the opposite, compact 4-bedroom duplexes with roof terraces at 1,130 to 1,281 sqft.
Supply: the Geylang East subzone holds 101 projects and about 6,214 units, and the new freehold supply is 3 boutique blocks totalling 76 homes. Nothing larger is coming to this side of Joo Chiat Place. The scale in D15 sits elsewhere, at Grand Dunman, Emerald of Katong and Tembusu Grand, all 99-year.
Demand: Geylang town holds about 14,411 four-room and larger HDB flats already past their Minimum Occupation Period, and the median 4-room resale sold for $702,500 with the 5-room at $915,000 over the last 12 months. A paid-up flat covers roughly half of a compact 2-bedder here, which makes the small stock genuinely reachable for upgraders.
Rental: 13 leases have been recorded since January 2025, with 2-bedders at a median $5,500 a month, 3-bedders and the 4-bedroom at $6,000, and 7 further leases logged without a bedroom tag at $3,700. A single gross yield is not quoted here, because the 2-bedroom band spans 581 to 1,281 sqft, so one rent figure divided by one size would mislead in both directions. The honest take: only 3 units have transacted, 31 homes means minimal facilities and slow resale, the 2-bedroom label covers homes more than twice each other’s size, and Eunos is the only station inside 1km. Families balloting for Haig Girls’ or Tanjong Katong Primary who want the 1km band and freehold title, Geylang and Marine Parade upgraders buying their first private home at the compact end, and owner-occupiers who prefer a 31-unit block to a 1,399-unit estate. The larger layouts suit a household that wants space without leaving the district.
Buyers who need an MRT at the door or full condo facilities should look at Parc Esta or Grand Dunman instead. Buyers who want a deeper transaction record will find one at Claydence a few streets away.
