
Midtown Bay is the residential slice of Guoco Midtown, a single 33-storey tower of 219 homes at 122 Beach Road, completed in 2024 by GuocoLand. Two things define it and neither is size: a direct underground link runs from the building into Bugis MRT, and 40 of the 219 homes are double-height duplexes, a format the rest of the city fringe does not build. Denton Corker Marshall was master architect with DP Architects, and while the tower has TOP’d, some developer stock still sits on the price list alongside the resale market.
Esplanade (CC3) and Promenade (CC4/DT15) are both inside 500m on foot, and the Bugis interchange is reached without stepping outside at all. City Hall (NS25/EW13), Bras Basah (CC2), Nicoll Highway (CC5), Bencoolen (DT21) and Rochor (DT13) complete the ring, so eight stations on four lines sit inside a walk. Suntec City, Marina Bay and Raffles Place are all reachable on foot, which is why a car is genuinely optional here. The URA Master Plan renewal of the Beach Road corridor is substantially delivered rather than promised, from Guoco Midtown through South Beach and the Shaw Towers rebuild.
On schools, no primary falls inside the 1km band, and that band is the one that decides the ballot under P1 registration. Farrer Park Primary and Saint Margaret’s Primary sit inside 2km, School of the Arts covers the secondary years, and Insworld Institute plus Invictus International School at Centrium serve the expatriate route. With eight three-bedroom homes in the entire tower, the local ballot was never what this building was drawn for.
The Midtown Bay mix is city-shaped and top-loaded with duplexes. 107 one-bedroom units run 409 to 527 sqft and 72 two-bedroom homes 732 to 775 sqft, which is 179 homes, roughly 82 percent of the tower, in the compact band. The rest is the differentiated part: 32 two-bedroom duplexes from 990 to 1,152 sqft and eight three-bedroom duplexes at 1,324 sqft, 40 double-height homes across 20 distinct layout types.
Tenure runs 99 years from 2 January 2018, leaving roughly 90 years, fresh by resale standards in a district where much of the stock is far older. The 4.2 plot ratio sits across the whole 21,027 sqm Guoco Midtown parcel rather than a standalone residential plot, which is why the homes stack in one slim tower and the facilities go vertical: a Level 7 pool garden, a Level 25 sky terrace with a 40m lap pool and a 100m jogging track through a bamboo garden, and skyline and bayview terraces above. Midtown Bay is not really a condominium purchase, it is membership in a managed precinct. The lift lobby opens into Guoco Midtown rather than onto a service road: a 30-storey Grade A office tower, the Midtown House conservation block, Midtown Square, the Market Place food layer, Midtown Hub and more than thirty gardens and public spaces, all held by one owner with an office tower’s rental income riding on keeping them right. The homes above are deliberately few and deliberately unusual, and both facts run straight through the pricing.
As of July 2026, the last sixty Midtown Bay caveats cleared between $2,457 and $4,190 psf with the median around $3,316 psf. The twelve months to July are thinner at ten caveats, $2,457 to $3,554 psf at a median near $3,207 psf, so recent pricing is indicative rather than deep. That $4,190 top was a project record set in early 2025 and should be read as one exceptional stack, not the going rate.
The land cost anchors all of it. The whole Guoco Midtown site went to GuocoLand subsidiaries GLL Prosper and GLL Thrive in October 2017 for approximately S$1.62 billion, about S$1,706 psf per plot ratio, a record at the time for a mixed-use commercial Government Land Sales site. A developer carrying that number was never going to release homes cheaply.
The comparison sits within 300 metres and it is a family argument. Midtown Modern is the larger sibling 270 metres away, 558 units and the same 2024 completion, built on its own plot with a garden ground plane and real family stock. The M is 210 metres off with 522 units from 2023 at the value end on quantum. Duo Residences adds 650 units from 2017 at 320 metres, Concourse Skyline 360 from 2014 and City Gate 311 from 2018. All run 99-year tenure, so the comparison comes down to product and integration rather than lease mathematics, and Midtown Bay’s answer is the precinct and the duplex. One technical note as well: this project predates GFA harmonisation, so its strata areas still include aircon ledges the newer rulebook excludes.

The Midtown Bay floor plan library is deep for a tower this size, 20 layout types across 219 homes, which means comparing two units by bedroom count alone will mislead you. Ask for the specific stack. The ladder opens at 409 sqft and closes at the 1,324 sqft three-bedroom duplex, and the double-height formats between 990 and 1,324 sqft are the part the district does not offer anywhere else.
Price the ladder at the July 2026 median of about $3,316 psf and it reads cleanly: the 409 sqft one-bedder lands near $1.35m and the 527 sqft format around $1.75m, the 732 sqft two-bedder about $2.4m and the 775 sqft version close to $2.55m, the 990 sqft duplex around $3.3m, the 1,152 sqft duplex near $3.8m and the 1,324 sqft three-bedroom duplex about $4.4m. Treat those as arithmetic on the caveat record rather than quotes.
Developer pricing at Midtown Bay sits alongside that record, currently quoted from $1,488,000 for a one-bedroom at $3,638 psf, $2,468,000 for a two-bedroom at $3,322 psf, $2,810,000 for a two-bedroom duplex at $2,838 psf and $5,052,000 for a three-bedroom duplex at $3,816 psf. Read the duplex numbers carefully. The two-bedroom duplex carries the lowest psf on the list, because the double-height void is counted as area you cannot furnish. That is the trade the format asks you to make, and it is a fair one if the volume is what you came for.
The live prints show the same pattern. A 753 sqft two-bedder cleared at $2,598,000 in July 2026 and a 1,012 sqft two-bedroom duplex at $3,000,000 in May 2026, while a 484 sqft one-bedder took $1,720,000 in October 2025 and the 1,324 sqft three-bedroom duplex $4,500,000 in June 2025. Compact carries the highest psf and the void discounts the rest. Maintenance fees are not specified in our records, and for a tower with a Level 25 sky terrace and precinct integration that is a real line in any yield calculation, so ask the MCST or the appointed sales team for the current schedule.
The pocket around this address is unusually small, and it is not the Bugis pocket its siblings sit in. The City Hall subzone holds three private developments and about 448 homes: Eden Residences Capitol with 39 units and South Beach Residences with 190, both from 2016, and Midtown Bay with 219 from 2024. Nothing is under construction in the subzone, and this one tower is close to half the private housing in its own pocket.
The Downtown Core planning area around it holds 33 private projects and about 10,820 homes, sixteen projects from 2016 or later. Its pipeline past 2026 lands in other subzones entirely: Skywaters Residences at Tanjong Pagar and Newport Residences at Anson in 2027, W Residences Marina View in 2028 and Aurea with 188 homes at Nicoll on the same timeline. Only Aurea shares this corridor, and it competes on family-sized space rather than on the compact and duplex stock here.
There is no HDB town behind Midtown Bay, so the demand engine is the precinct itself. A Grade A workplace on the same site produces exactly the profile that rents a compact city home, and the precinct’s lounge floors extend a 409 sqft unit outwards. Liquidity is the section to read twice. 88 Midtown Bay caveats have been lodged from September 2021 onwards, peaking at 36 in 2023 and running in single digits and low teens since, and the October 2019 launch sits outside that five-year window. This suits the professional who wants walk-to-work living inside a precinct someone else maintains to an office landlord’s standard, the investor buying rental exposure to the Bugis and Marina Bay office cores, and the buyer specifically after a duplex who has already looked for alternatives and found none. Lofted city living here is a niche, and niches without substitutes keep their own audience.
Your exit audience is that same group, and the duplex owners hold the strongest version of it: a listing with no equivalent inside the district. Renters see a 2024 tower with a Level 25 sky terrace, a 40m lap pool and a sheltered walk to a two-line interchange, set against a Beach Road rental pool that skews older and unintegrated.
Fit runs the other way too. A managed precinct is still a business district, so the crowds are weekday crowds and the quiet arrives when the offices empty. If you want scale, family formats and a garden ground plane, Midtown Modern is 270 metres away and built for exactly that. If quantum is what decides, The M is the lower entry on the same grid. And the one-bedder concentration means tenant turnover is part of this tower’s rhythm rather than an occasional event.
