Woodlands’ private market waited ten years for new product, and when it arrived the town’s own flat owners took it. Norwood Grand cleared 84 per cent on launch weekend, and the caveat curve confirms the shape: 292 caveats in 2024, then 12 through 2025 and 15 more by July 2026, 319 in all against 348 units. That is not steady absorption. That is a queue that emptied the project and then went quiet because there was little left to sell.

Norwood Grand Prices: From Land Bid to Launch Band

Start with the ground, because it explains the rest. The Champions Way site was acquired for $294,889,000, a Land Bid of $904 psf per plot ratio, and the launch cleared in the $1,895 to $2,252 psf range against that base. That is a normal developer margin rather than an aggressive one, which is part of why the pricing read as reasonable to the town’s own buyers rather than opportunistic.

As of July 2026, Norwood Grand’s last sixty caveats ran $1,914 to $2,186 psf with a median around $2,057 psf. The twelve months to July are tighter still, 25 caveats between $2,002 and $2,122 psf with a $2,061 median, which says the subsale and balance-unit market has settled into a narrow band rather than drifting.

Context sits along the northern corridor rather than next door. The Commodore and The Watergardens at Canberra frame Canberra’s completed resale tier below this launch benchmark, and the premium between them is the price of a fresh lease and a shorter station walk. Inside Woodlands itself the only large comparable is Northwave, an executive condominium of 358 units completed in 2019 about 2.8km away, a different product class with its own eligibility rules. Norwood Grand Floor Plans: The Family Tier Is What Is Left

The Norwood Grand floor plan range is complete without being padded, twelve layouts across nine unit types. 31 one-bedroom-plus-study homes at 495 sqft open the ladder. The two-bedroom band is the investor centre of gravity at 131 units: 77 standard at 624 sqft, 11 with ensuite study at 667 sqft and 43 two-bed-plus-study at 710 sqft. The three-bedroom tier splits into 33 deluxe from 872 to 883 sqft, 22 three-bed-plus-study at 904 sqft and 33 premium-plus-study at 1,044 sqft, then the family top holds 22 four-bedroom deluxe-plus-study at 1,173 sqft and 76 premium-plus-study from 1,313 to 1,335 sqft.

Run that ladder at the July 2026 median of about $2,057 psf and it prices out cleanly. The 495 sqft one-bed-plus-study lands near $1.02m, the 624 sqft two-bedder around $1.28m, the 710 sqft two-bed-plus-study near $1.46m, the 872 sqft three-bedroom deluxe around $1.79m, the 1,044 sqft premium about $2.15m, the 1,173 sqft four-bedroom deluxe near $2.41m and the 1,335 sqft four-bedroom premium between $2.70m and $2.75m. Treat those as arithmetic on the caveat record rather than quotes.

The developer list has thinned to one tier. The one-bedroom from $988,000, the two-bedroom from $1,338,000 and the three-bedroom from $1,698,000 are all sold out, and what remains is the four-bedroom premium-plus-study from $2,643,000 at about $2,013 psf. A buyer who wants a smaller Norwood Grand floor plan is shopping the subsale market rather than the developer, which is a very different exercise from the launch-weekend queue.

Carrying cost is the quiet advantage here. Maintenance runs $410 monthly for the one-bedroom, $492 across the entire two and three-bedroom range and $574 for the four-bedders. On a 1,335 sqft home that is genuinely light, and it compounds over a holding period in a way a headline price does not.

Is Norwood Grand Worth Buying? Scarce Stock, Deep Demand

Zoom in to the Woodlands South subzone, the pocket Norwood Grand sits in. It holds six private developments and about 2,984 homes, and four of those are executive condominiums delivered between 2008 and 2017. The only new supply scheduled here is a 560-unit executive condominium on Woodlands Drive 17 around 2030, which carries income ceilings and a five-year minimum occupation and therefore competes for a different buyer. On the URA Master Plan tender horizon there is no competing private plot yet, so this project reaches its TOP year as the pocket’s only fresh-lease private stock.

The demand side is the north’s real story. Woodlands town carries 83,959 HDB flats across 736 blocks, and 64,775 of them are 4-room or larger, the flat types upgraders sell from. That is more than twenty upgrader-sized flats for every private home in the subzone, one of the deepest pools on the island, and until October 2024 those households had to leave the town to buy private. The wider district frames it. Eight condominium projects across District 25 hold about 2,809 private homes and not one is ten years old or newer, so when these owners sell, their competition is older stock in a small field. The honest counterweight is that the buyer pool is smaller than a central-region pool, and the eventual price depends on how many Woodlands households have crossed into upgrade budgets by then. The regional centre and the RTS Link are the bet that says more of them will.

Who Norwood Grand Suits

Norwood Grand suits northern upgraders who want to stay in the town they know, school-run parents working the 1km radius, and RTS-corridor investors buying at the market’s gentlest quantum. A Woodlands five-room seller crossing to the 872 sqft three-bedroom deluxe keeps the same schools and the same neighbourhood without needing a central-region budget, and that is the whole northern case in one move.

The exit audience is the same pool seen from the other side. Renters get a near-new condominium three minutes from a Thomson-East Coast Line station, with a 50m pool, a tennis court and childcare inside the gate, in a town whose rental supply is overwhelmingly public housing. Differentiated stock in a thin rental market is what lets a landlord hold price through a soft quarter, and our rental yields guide sets out how to test that projection against OCR figures rather than city-fringe ones.

Fit matters in the other direction too. If you need city access under thirty minutes, no train from the top of the island delivers that, and the honest answer is to shop further south. If you want keys now rather than in 2028, Canberra’s completed pair along the corridor answers that better. And if a two or three-bedroom layout is the requirement, the developer tier no longer holds one, so patience in the subsale market is part of the plan.
