The Greenwich is the price leader of a crowded, mostly-boutique Seletar Hills subzone: a median $1,350 psf, ahead of every comparable project we have transaction data for in the pocket. The 99-year leasehold project at Seletar Road was completed in 2014 by Far East Organization, and holds 319 units across 7 low-rise blocks of 5 storeys.
No MRT or LRT station falls within The Greenwich’s 1km radius, per our records. This is a bus-and-drive estate, and the honest move is to test the actual commute at peak hour before assuming a nearby-station story.
Only 2 primary schools sit within the 1km priority band, an honest fact worth stating plainly: Fernvale and Sengkang Green Primary Schools. Under MOE’s P1 registration framework, home-school distance decides ballot priority in the later phases, and our P1 registration guide walks through exactly how.
The mix skews compact: 158 one-bedders, 95 two-bedders and 61 three-bedders, with no four-bedders recorded. Nearly half the building is 1-bedroom stock, which says this project was built for singles, couples and landlords rather than large families.
On tenure: the 99-year lease runs from 2009, leaving roughly 82 years as of 2026. That is a young clock for the Seletar Hills pocket, and it underpins the price position the sections below explain.
| UNIT TYPE | TOTAL | SIZES | UNIT MIX | FLOORPLANS |
|---|---|---|---|---|
| 1 Bedroom | 603 - 721 | |||
| 2 Bedroom | 883 - 904 | |||
| 3 Bedroom | 1,227 - 1,475 | |||
| Overall | 319 | 603 - 1,475 |
Seletar Hills is a fragmented subzone of small, mostly freehold enclaves: 12 projects, just 1,102 units combined, most of them under 20 units each. The Greenwich is the largest project in the pocket by a wide margin and the one carrying the most transaction volume. The 4 sections below put numbers on what that scale buys.
Most The Greenwich resale transactions fall between $1,269 and $1,387 psf, with a median of $1,350 psf. That covers 22 transactions recorded with URA across 2025 and 2026, what units actually sold for, not asking prices.
Against the subzone’s other projects, The Greenwich comes out on top of every one with a recorded median: Serenity Park at $1,348 psf, Nim Gardens at $1,344, Mimosa Park at $1,334, and Seletar Park Residence, itself a 2015-built 99-year project of 276 units, at $1,326 psf. Smaller freehold enclaves like Belgravia Villas and Este Villa trade lower still, from $1,002 to $1,168 psf, and none of these projects has a live page to link to. Belgravia Ace, a 10-unit freehold project, is under construction with a 2028 TOP and recorded no sales yet.
Recent prints, as of August 2026: a 602.8 sqft unit at $818,000 ($1,357 psf), an 882.6 sqft unit at $1,238,000 ($1,403 psf), a 1,076.4 sqft unit at $1,450,000 ($1,347 psf), and a 1,227.1 sqft unit at $1,788,000 ($1,457 psf), the highest print recorded in the window.

The size ladder, priced at the $1,350 psf median, covers only the 2-bedroom format in our data:
2-bedders, 883 to 904 sqft, 1 or 2 baths, one variant with a store: about $1.19M to $1.22M.
The database confirms 158 one-bedders and 61 three-bedders exist, but no sqft ladder is recorded for either format. Given 1-bedders are nearly half the building, that is the biggest gap in this dataset, and it means quoting an entry price for the project’s most common unit type needs a direct check with us rather than an estate-wide guess.
Supply: Seletar Hills holds 12 projects totalling about 1,102 units, and the pocket is almost entirely built out with small freehold enclaves. The only unbuilt supply on record is Belgravia Ace, a 10-unit freehold cluster development due in 2028, far too small to move the market here.
Demand: Serangoon town holds about 16,400 four-room and larger HDB flats already past their Minimum Occupation Period, a comparatively small upgrader pool for the district. The upgrade math: over the last 12 months the median Serangoon 4-room resale sold for $660,000 and the median 5-room for $838,000, so a paid-up flat covers roughly 55% of the quantum of a 2-bedder here.
Rental: the letting market here is unusually deep for the unit count, with 118 leases signed since January 2025 against 319 units. Two-bedders let at a median $3,500 a month, which on the 2-bed ladder works out to gross yields of roughly 3.4% to 3.5%. One-bedders let at $2,800 and three-bedders at $4,350, and a further block of leases recorded without a bedroom count let at a median $2,780.
The honest take: no MRT or LRT sits inside the 1km radius our data tracks, only 2 schools fall in the 1km ballot band, and only the 2-bedroom format is priced in our records even though 1-bedders make up half the project. Our rental yield guide covers how we read the letting numbers, and the URA Master Plan shows what is coming to the wider Seletar corridor.
Investors and landlords drawn to the deepest rental pool in Seletar Hills, singles and couples who want a compact unit in a settled, low-rise enclave, and buyers who value a younger 82-year lease over the older freehold stock nearby. The 61 three-bedders suit smaller families willing to trade school choice for space and price.
Families chasing a wider school band or bigger floor plans should look toward Rivertrees Residences or Seletar Springs Condominium elsewhere in D28, and buyers set on a live comparable in the district can review Parc Botannia. For everyone else, The Greenwich is the scale play in a subzone of otherwise tiny freehold enclaves.
