The Myst is the corridor’s rail-and-trail address. Across the last sixty caveats, The Myst cleared between $1,872 and $2,373 psf with the median around $2,040 psf, and the newest entries are dated July 2026. The absorption curve behind that median is the more useful number: 181 caveats in the 2023 launch year, 132 through 2024, 51 in 2025 and 32 more by July 2026. That is an unforced sell-down priced for owner-occupiers, and it means the developer enters the handover year with almost nothing left to clear.
Position sets the spread. Hillhaven and Midwood frame Hillview’s pricing one station south, at 341 units on a 2027 handover and 564 units trading as completed 2023 resale. One measurement note. The Myst was acquired before GFA harmonisation took effect, so its strata areas still include aircon ledges that the newer rulebook excludes. The 517 sqft one-bed-plus-study lands around $1.05m, the 678 sqft two-bedder near $1.38m, the compact three-bedders between $1.7m and $1.9m, the premium three-bedroom formats from $2.1m to $2.4m, and the family top between $3.1m and $3.5m. Treat those as arithmetic on the caveat record rather than quotes, because the last of the developer stock and the first resale asks will move around them.
That ladder maps almost exactly onto the upgrader budgets Bukit Panjang and Choa Chu Kang generate. A five-room seller crossing to the 678 sqft two-bedder or the 850 sqft three-bedder stays inside the corridor they already know, which is the demand most of this belt’s launches are drawn for. Maintenance is tiered from $335 monthly at the smallest format to $536 for the five-bedders, mid-band for the belt.
Facilities read like a resort programme for a 408-unit plot: a 50m infinity pool with family and kids pools beside it, a tennis court, a gymnasium with steam room, a co-working lounge, private dining rooms, then the outdoor layer with the treetop walk, forest adventure, sensory garden and a pets lawn. The supply answer here is unusually short. The Jelebu subzone holds 7 private developments and about 3,137 units, and The Myst is the only one under construction. The rest is Cashew Heights from 1992, Maysprings from 1998, Hazel Park from 2000, The Linear from 2006 and the 2017 pair of Bukit 828 and Hillion Residences. Once these two towers top out, the pocket has nothing else queued.
That matters because the demand side is not short at all. Bukit Panjang town carries 38,075 HDB flats across 348 blocks, 31,851 of them 4-room or larger. Set against Jelebu’s 3,137 private units, that is roughly ten upgrader-sized flats for every private home in the pocket, and those households are the ones who buy and rent here.
Look wider and the new supply lands elsewhere. Bukit Panjang holds 30 private projects and about 10,238 units, and every completion scheduled after 2026 sits in another subzone: 540 units at Narra Residences and 530 on the Dairy Farm Walk site, plus a 295-unit executive condominium at Senja Close. The URA Master Plan frames the station clusters at Bukit Panjang and Hillview as the belt’s serviced spine, with quiet residential pockets like Cashew sitting between them, which is exactly the position this project occupies.
Two practical checks belong in an offer. Carparking runs 300 lots plus four EV chargers against 408 homes, so provisioning is below one to one and a two-car household should confirm availability. And a near sold-out project means early resale competition arrives from owners rather than the developer, which is worth modelling if you plan to exit inside five years. The Myst suits commuter families who want the corridor’s rail-and-trail life with CDL provenance, school-run parents working the 1km radius, and landlords aiming at the education-belt and German European School tenancy. Weekends run on Bukit Timah’s summit trails, the quarry loops at Dairy Farm and the corridor’s full spine, all of which start within minutes of the door.
The exit audience is the same set, one cycle on. Renters see a near-new nature-belt condominium with a 50m pool, steam room and co-working lounge at Cashew’s door, differentiated stock against the corridor’s older rental supply. Until Hillhaven completes in 2027, this stands as the newest full-facilities address between Hillview and Bukit Panjang, and a landlord gets to price that window.
There are buyers this address does not answer. If you want the lift lobby to open onto retail, Hillion Mall above the Bukit Panjang interchange and the hub-integrated stock answer that better; this is a pocket that stays quiet after eight, with the greenery doing the placemaking. Greenridge Shopping Centre covers the kopitiam-and-clinic run, and HillV2 handles the cafe errands one station south, but neither is downstairs. The western stacks front Upper Bukit Timah Road, so ask about facing before you shortlist, and note that the wider school band runs towards Choa Chu Kang’s options rather than Bukit Timah’s brand names. This is the nature belt’s practical end, not its prestige end.
