The line runs direct to Orchard, Marina Bay and the Botanic Gardens, a real change for a stretch that once relied on buses to Paya Lebar. Widen to 2km and Dakota (CC8), Marine Terrace (TE27), Katong Park (TE24), Eunos (EW7) and Paya Lebar (CC9 and EW8) join the map, and two interchanges inside a short bus ride widen the tenant pool well beyond the CBD commuter. The three-bedroom tier is thin at 39 units of 1,141 sqft, the four-bedroom tier holds 70 between 1,378 and 1,432 sqft. Density is moderate at a 2.1 plot ratio and parking is one-to-one at 408 lots. One honest note: our per-format counts do not reconcile exactly against the 408 total, and recent three-bedroom prints are larger than the 1,141 sqft our records show, so confirm the exact stack before you offer.
Tenure runs 99 years from 18 August 2009, so a buyer at TOP started with about 94 years and roughly 82 years remain today, comfortably above the bands where financing and CPF rules start to bite. As of July 2026 the last sixty caveats span $1,672 to $2,330 psf on a median of about $2,040. Over the last twelve months nineteen transactions cleared $1,774 to $2,297 psf at a median near $2,159. That move from $2,040 to $2,159 is the price trend since the Thomson-East Coast Line opened, and nineteen deals is a sample rather than a handful of prints.
The neighbours frame the choice precisely. Amber 45, the 139-unit UOL freehold tower, sits barely 80m away and trades several hundred psf above The Shore Residences. Cote D’Azur is the closest tenure match, 612 leasehold units from 2004 and the place for larger formats at a similar entry, while Silversea shares the 2014 completion year with 383 leasehold units. On freehold, The Sea View sits 170m away with 546 units from 2008, The Esta adds 400 from 2008, One Amber 562 from 2010, Haig Court 360 from 2004, and Amber Park 592 from 2023 at the top of the pocket pricing.
Read the entry prices against that field and the point lands. On recent transactions one-bedroom units start from about $1.05m, two-bedrooms from about $1.72m, three-bedrooms from about $2.66m and four-bedrooms from about $3m. The freehold estates a few hundred metres away ask $2.5m and up for their entry format, because that format is a 1,066 sqft two-bedroom. The trade is tenure and size, stated plainly. Sanctuary Green anchors the district value end near $1,099 psf and Amber House tops it near $3,273 psf, putting The Shore Residences mid-band with about six of seventeen neighbours cheaper.
One technical note. The Shore Residences predates GFA harmonisation, so its strata areas still include aircon ledges the newer rulebook excludes and a psf comparison against a post-harmonisation launch is not the same square foot. Note the one-bedroom clearing at the lowest psf in the building, unusual when most estates put the highest psf on the smallest format. With three quarters of the estate in compact stock, The Shore Residences was built for the rental market and the Katong address supports it. Recent transactions imply average yields near 3.5 percent, the strongest among the established estates here and roughly a full point above the large freehold neighbours. The catch for families is stock rather than schools: 39 three-bedders and 70 four-bedders means family formats are barely a quarter of the estate. At twelve years old most units are on their first renovation cycle, so the same stack can trade over $100 psf apart on condition alone. The competing pocket is small. The Marine Parade subzone holds 13 private developments and about 1,758 units, and two estates account for well over half: The Shore Residences with 408 and Cote D’Azur with 612. Buying here is buying one of the subzone two anchors, and nothing is under construction inside it.
The demand engine sits next door in the flats. Marine Parade town carries about 7,855 HDB flats across 59 blocks, 3,482 of them 4-room or larger, and a household selling one of those is exactly the buyer a $1.05m to $1.72m entry format reaches. Across the wider planning area sit 159 projects and roughly 14,044 private homes. The pipeline after 2026 is Meyer Blue at 226 units in 2027, then Amber House at 105 and Emerald of Katong at 846 in 2028, all in other subzones and all priced well above this band. Against 408 units that is roughly 5 percent annual turnover, two to three times the freehold estates around it. Tenants are professionals and small households rather than multi-year family tenancies, so budget for shorter cycles.
Fit runs the other way. If you need three bedrooms in this catchment, Cote D’Azur offers larger formats at a similar entry and the freehold estates nearby offer more choice.
