Maju (CR16), Beauty World (DT5), Clementi (CR17/EW23) and King Albert Park (CR15/DT6) all sit in the 2km band, so this is a car-first address with direct access to the PIE and Clementi Road. The Cross Island Line puts Maju on a committed timeline and turns King Albert Park into an interchange in the same programme. Until then, Brookvale Drive dead-ends into greenery instead of carrying through to anywhere, which is why the enclave is as quiet as it is.
Schools sit close enough to matter. Ten 12-storey blocks hold the homes on a 31,596 sqm site at a plot ratio of 1.6, which let ADDP Architects place them around gardens and a 950m jogging track instead of a podium. The mix runs 180 two-bedders from 700 to 883 sqft, 418 three-bedders from 861 to 1,410 sqft, 58 four-bedders from 1,249 to 1,711 sqft and four penthouses, with no one-bedroom stock anywhere.
The title runs 999 years from 23 March 1885, leaving roughly 858 years. Ki Residences at Brookvale is the tenure outlier in a district built almost entirely on 99-year state land, sitting in an enclave that cannot add another project. Two years past completion the result is inspectable rather than promised, and resale volume has grown every year since handover. Start with the land. The site came through the collective sale of the former Brookvale Park in February 2018 for $530 million, about $932 per square foot per plot ratio, and our analysis of what the en bloc data actually says explains why sites of that size and tenure have effectively stopped appearing.
The comparison that matters runs north. Forett at Bukit Timah is the precinct’s freehold benchmark, 633 units completed in 2024 on the same generation of product, and it trades above this band. On tenure the two are practically equivalent, so what separates them on price is the station: Forett walks to Beauty World today and Brookvale does not walk to anything yet. Now the record. As of July 2026 the last sixty caveats cleared between $1,869 and $2,393 psf with a median around $2,232 psf, and the twelve months to July carried 36 caveats at a median of $2,212 psf. Resale entry starts near $1,485,000 for a 753 sqft two-bedroom, and the highest recorded transaction stands at about $4,280,000 for a 1,819 sqft penthouse.
One technical note before you compare psf against a new launch. Ki Residences at Brookvale predates GFA harmonisation, so its strata areas still include aircon ledges that the newer rulebook excludes, and the honest comparison adjusts for that first. Price the ladder at the July 2026 median of $2,212 psf and it works out cleanly. Two-bedroom homes land between $1.55m and $1.95m, three-bedders across their wide band from $1.90m to $3.12m, four-bedders from $2.76m to $3.79m and the penthouses from $4.02m upward. Treat those as arithmetic on the caveat record rather than quotes.
The live prints fill in the rest. A 753 sqft two-bedroom went at $2,096 psf for $1,578,000 in June 2026, the entry point in practice, while a 936 sqft three-bedroom cleared $2,150,000 in July 2026 and a 1,259 sqft four-bedroom $2,880,000 in July 2025. Family formats hold the upper half of the band and the two-bedders sit below it, which is what a three-bedroom supermajority does to a price curve.
What is absent shapes the estate as much as what is there. With no one-bedroom units at Ki Residences at Brookvale, there is no pool of small investor stock to cycle through short tenancies or dominate the rental listings, so owner-occupancy is built into the mix rather than hoped for.
The facilities read as a resort programme sized to the land: a 50m Forest Pool and a 40m Family Lap Pool, a lagoon pool, kids’ pool, jacuzzi and hydrotherapy pool, steam room, tennis court, multi-purpose court, gymnasium, the Enzo Clubhouse and Aji Dining Room, a Glamping Deck and a lawn amphitheatre. Maintenance is not published as a fixed schedule here and scales by share value, so ask for the figure on your layout before you commit.
The subzone answer is unusually short. Sunset Way holds three private developments and about 1,276 units: Clementi Park from 1986 with 487 homes, Freesia Woods from 2003 with 129, and Ki Residences at Brookvale with 660. Nothing is under construction, the enclave is landed on every side, and Brookvale Park was the exception that produced its only modern project.
Planning keeps it that way. The daily layer runs on the Sunset Way food enclave at the top of the road, with Clementi and Beauty World for anything larger.
The demand engine sits next door in Clementi town, which carries about 29,465 HDB flats with 15,908 of them 4-room or larger, the flat types upgraders sell from. Against three private projects in the subzone, that is one of the deeper upgrader pools in the west, and it is what keeps a quiet enclave address discoverable.
Pipeline lands elsewhere in the planning area. Elta adds 501 units in 2028 in the Woods subzone and Faber Residence 399 in 2029 over in Faber, out of a Clementi total of 35 private projects and about 13,998 homes. None of it touches Sunset Way.
Liquidity at Ki Residences at Brookvale is better than an enclave address usually manages. 301 caveats since August 2021, running 72, 118, 19, 30, 42 and 20 more through July 2026: the developer cleared the bulk through 2021 and 2022, the market paused in 2023 as rates bit, and completion in 2024 opened a resale market that has grown each year since. The mirror risk is the honest one: if the rail timeline slips, the discount that makes this attractive today lasts longer than a short holder would like. Ki Residences at Brookvale suits families who want near-freehold space in a genuinely quiet enclave and can hold through the Cross Island Line, upgraders who need real three-bedroom square footage rather than a compressed version of it, and legacy buyers who want a title measured in centuries. Two years of occupancy also means you can inspect what you are buying: walk the grounds and ask the MCST what the sinking fund looks like.
Landlords see the other half. Four international schools within 2km, the NUS campus a short drive away and 180 two-bedroom homes at the entry give the compact end a defined tenant base, and 665 carpark lots against 660 homes removes the parking complaint that costs quieter estates their tenants. Without a station walk, rents here compete on space, quiet and facilities rather than on convenience.
Fit runs the other way too. Rail-dependent commuters should be honest with themselves before shortlisting, and Clavon is the town-centre alternative that answers that need.
