It handed over in 2024, two years of settling are already on show, and it trades as resale while the newest freehold on the same street is still a 2027 handover priced above it. A mix built for legacy families rather than a rental float completes the picture.

Meyer Mansion Prices: From the 2018 Land Bid to Today’s Record

Price Meyer Mansion against the road first, not the district. Meyer Blue is 70 metres away with 226 freehold units and a 2027 handover, and its launch pricing sits well above this estate’s resale band. The Meyerise holds 239 freehold units from 2014 in the same subzone, and Liv @ MB added 298 leasehold homes in 2025 within half a kilometre. Amber Park frames the enclave’s scale tier at 592 freehold units, with Tembusu Grand at 638, Grand Dunman at 1,008 and Emerald of Katong at 846 inland on leasehold.

Now the numbers. As of May 2026, the last sixty caveats cleared between $2,480 and $3,173 psf on a median around $2,787 psf, and the twelve months to May 2026 ran $2,480 to $3,154 with a median of $2,881 psf across thirteen deals. The recent median sits above the longer-run one, so pricing firmed even while volume stayed thin.

One older number frames all of it. The Casa Meyfort site came out of collective sale in July 2018 at S$319.88 million, about S$1,580 per square foot per plot ratio with the development charge added. Land, construction, financing and margin all sit between that and today’s record, which is a useful anchor when you weigh a 2018 land cost against a launch price set years later.

One technical note before you compare. Meyer Mansion was acquired before GFA harmonisation, so its strata areas still include aircon ledges the newer rulebook excludes, and its psf against a post-harmonisation launch is not a like-for-like square foot. Meyer Mansion Floor Plans: Half the Building Is Large

The Meyer Mansion floor plan ladder opens at 484 sqft and closes at 2,142 sqft, and only 25 homes sit at the bottom of it. Four stacks run on private lifts, with two common lifts for the rest. This is a legacy-family building with a small investor tail, not the other way round.

Price that ladder at the May 2026 median of about $2,787 psf and it reads plainly. The 484 sqft one-bedder lands near $1.35m, a 689 sqft two-bedder around $1.92m and the 883 sqft format near $2.46m. A 1,109 sqft three-bedder prices around $3.09m, the 1,399 sqft premium near $3.9m and the 1,830 sqft version around $5.1m. Four-bedroom premiums run roughly $4.8m at 1,722 sqft to $5.95m at 2,142 sqft. Treat those as arithmetic on the caveat record rather than quotes.

The live prints sit close. A 1,722 sqft four-bedder cleared at $2,526 psf in May 2026, a 1,109 sqft three-bedder at $2,976 psf in January 2026 and a 689 sqft two-bedder at $2,881 psf in October 2025. Compact formats carry the higher psf and the large plates the lower one.

The deck reads boutique rather than resort, the right call for 200 households. A 40m lap pool of roughly 300 sqm anchors it, with a 128 sqm leisure pool, a children’s pool and jacuzzi, the Beach House and alfresco deck, a coastal walk, grand lawn and garden pods, plus gym and clubhouse. Fittings match: V-Zug, Liebherr, Whirlpool, Duravit and Hansgrohe. Is Meyer Mansion Worth Buying? Supply on a Short Strip

Zoom in to the pocket. The Meyer subzone carries 19 private projects and about 2,677 homes, small for an address this central, spanning 1975 blocks to this 2024 tower. One site is under construction, Meyer Blue’s 226 units for 2027, and the list ends there. There is also supply that can never arrive: nothing rises between Meyer Mansion and the water unless East Coast Park itself is redeveloped, and the URA Master Plan carries the coastal work here, including the long-dated Long Island study that would add parkland first.

Widen to the Marine Parade planning area and there are 159 projects with about 14,044 private homes. The pipeline after 2026 is short: 226 units at Meyer Blue in 2027, then 105 at Amber House and 846 at Emerald of Katong in 2028, both in other subzones.

The demand side is unusual. Marine Parade town holds about 7,855 HDB flats across 59 blocks, roughly 3,482 of them 4-room or larger, a small upgrader base next to the 14,044 private homes in the same planning area. Buyers at Meyer Mansion’s quantum arrive from private stock and from landed nearby rather than from a flat sale, a different demand engine from most of the east.

Liquidity is the honest caveat. 146 caveats were lodged between August 2021 and May 2026, but 19 in 2021 and 101 in 2022 were the sales run clearing. Since then it is 8, 3, 10 and 5, so 26 resale transactions in nearly four years against 200 homes. Two counterweights sit against that. Who Meyer Mansion Suits

Meyer Mansion suits sea-first buyers and legacy families who want completed freehold now rather than a 2027 promise, downsizers after a large private-lift format without leaving the enclave, and owners who prefer a small resident body to a big facilities bill. Because it finished in 2024 the product is inspectable rather than promised: you can see how the stone is wearing and how the lifts handle the morning peak.

Your exit audience matters as much as your entry. The buyer for an 1,830 sqft private-lift home comes from that same legacy-family and downsizer pool, small but committed. Renters see Meyer Mansion at its strongest: a 2024 freehold tower with private lifts, a 40m lap pool and East Coast Park across the road is differentiated stock in an enclave whose rental supply skews older.

Fit works in the other direction too. If the P1 ballot decides it, the Amber and Katong addresses a few hundred metres east are the honest alternative. If you want the newest freehold on the strip and can wait, Meyer Blue is 70 metres away. On the view, the ECP runs behind the park and its hum reaches the lower park-facing floors, fading with height, so ask which storey before you pay for the outlook.
