The line puts the CBD around twenty minutes away, and drivers get West Coast Highway into town with the AYE for everything west. The station walk is real walking, though, and that is the standing trade at this address.
Schools are the honest weak point and worth settling first. No primary school sits inside the 1km band that decides a Primary 1 registration outcome, and Blangah Rise Primary School is the nearest inside 2km. The international bench is the stronger half, with Middleton International at its West Coast campus, ISS International and Tanglin Trust all within 2km, which fits the expatriate tenancy Kent Ridge Hill Residences actually attracts.
The unit ladder is one of the widest in the district: thirteen formats from 474 sqft one-bedders to the 2,067 sqft five-bedroom strata terraces. The compact half is large, with 125 one-bedders, 51 one-bed-plus-study and 203 units across the three two-bedroom formats, 379 homes in the investor band. Above them sit 91 three-bedroom apartments, 28 penthouses and the 50 terraces, so 169 homes carry three bedrooms or more.
Tenure runs 99 years from 9 November 2018, so a resale buyer today is looking at about 91 years on the lease. The carpark holds 553 lots against 548 homes, better than one per unit and rare for anything built in the last decade, and the estate was built without PPVC, which is worth knowing if you care how the walls were cast. A developer can build a bigger pool, but it cannot build a national park next door. Kent Ridge Hill Residences trades town-centre convenience for a forest gate, a hillside outlook and a density close to landed territory, and the buyers who pay for it are buying something no competing project can retrofit. What follows is the pricing, the ladder and the case for holding on the ridge.
As of July 2026, the last sixty caveats cleared between $1,575 and $2,097 psf with a median around $1,978 psf. Over the last twelve months the median sits slightly higher at $1,994 psf across 40 caveats, so pricing has firmed since completion rather than drifted. Against a launch that previewed in October 2018 at around $1,700 psf on average, early buyers have been carried by the market rather than by the marketing.
The trading record is steady rather than spiky: 182 transactions since August 2021, running 29 in 2021, 51 in 2022, 20 in the completion year of 2023, 27 in 2024, 40 in 2025 and 15 more by July 2026. The 2025 pickup is the informative part: the estate found a second wave of buyers once it was standing and could be walked through, which is exactly what a low-rise hillside project should do.
Context sits across the road, and Kent Ridge Hill Residences occupies the middle of a clear triangle. The Kent Ridge Hill Residences apartment ladder is deliberately broad. It opens with 125 one-bedders at 474 to 603 sqft and 51 one-bed-plus-study at 517 to 646 sqft, then runs through 64 two-bedroom compact at 646 to 743 sqft, 52 two-bedroom premium at 786 to 904 sqft and 87 two-bed-plus-study at 743 to 893 sqft. The three-bedroom tier splits into 13 compact, 38 deluxe and 40 premium units between 883 and 1,076 sqft, and above that sit six three-bed-plus-study penthouses from 1,399 sqft, 12 four-bedroom penthouses from 1,518 to 1,927 sqft and 10 five-bed-plus-study penthouses around 1,780 sqft.
The 50 strata terraces are the format that makes the project unusual. The four-bedroom terraces run 1,830 sqft and the five-bedroom terraces 2,067 sqft, which is landed-scale living with condominium facilities and a managing agent attached. Only a handful of developments in the south carry that combination at all.
Run the arithmetic at the recent median of about $1,978 psf and the Kent Ridge Hill Residences ladder maps out like this: the 474 sqft one-bedder lands near $940,000, the 517 sqft one-bed-plus-study around $1.02m, the 646 sqft two-bedroom compact about $1.28m and the 786 sqft premium near $1.55m. The 883 sqft three-bedroom compact works out around $1.75m and the 1,076 sqft premium near $2.13m, while the 1,399 sqft penthouse sits about $2.77m, the 1,830 sqft terrace around $3.6m and the 2,067 sqft terrace close to $4.1m. Treat those as arithmetic on the caveat record rather than asking prices.
The prints fill it in. In July 2026 an 850 sqft three-bedroom transacted at $1,995 psf for $1,696,000, and in June a 786 sqft two-bedroom went at $2,023 psf for $1,590,000 and a 1,830 sqft terrace at $1,795 psf for $3,285,000. Earlier in the year an 893 sqft penthouse format cleared $1,956 psf for $1,746,888 and a 517 sqft one-bedder crossed the million-dollar line exactly at $1,934 psf. Note what the terrace figure says: the largest homes trade at the lowest psf in the estate, so quantum buyers get the cheapest square feet.
Monthly maintenance is low for what is provided, at about $280 for the one-bedroom formats, $338 across the two and three-bedroom band and $448 for the larger penthouses and terraces. The specification sits above the usual mid-market line too, with Bosch and Electrolux appliances in the apartments, Gaggenau in the penthouses and terraces, Grohe sanitary ware, Yale biometric locksets at the top end and quartz countertops. The deck runs past forty stations, from a 50m lap pool and a floating gym on Level 2 to a tennis court, a sky bridge, a putting green and themed gardens threaded through the slope.
The supply picture here looks nothing like the rest of the district. The Pasir Panjang subzone holds 56 private projects but only about 3,684 units between them, an average of roughly 66 homes per project. Kent Ridge Hill Residences at 548 units is the largest of the lot by a wide margin, which is why so much of the pocket transaction evidence runs through this one address. The only additions scheduled are The Hillshore at 59 units and Terra Hill at 270 units, both in 2027, so 329 homes in total.
The demand side comes from two directions. Queenstown HDB stock runs to about 44,030 flats, 21,821 of them 4-room or larger, the upgrader base for the whole planning area. Closer in, NUS, NUH, Science Park, one-north and Mapletree Business City supply academics, medical staff and researchers who want to rent near work. The long-dated part of the case sits below the ridge. Pasir Panjang port land falls inside the URA Master Plan scope for the Greater Southern Waterfront, and as the terminals relocate the coastline directly beneath this estate is scheduled for redevelopment on a scale the planners have compared to several times the size of Marina Bay. The Reef at King’s Dock previews what waterfront pricing looks like further east along the same stretch. The rezoning is real and the timeline is long, so nobody should underwrite a purchase on the waterfront finishing inside their holding period. What it changes is the direction of travel for a coast that has spent fifty years as working port land.
The wider planning area frames the exit. Stirling Residences brings 1,259 units from 2022, Commonwealth Towers 845 from 2017, Queens Peak 736 from 2020 and Margaret Ville 309 from 2021, with Bloomsbury Residences adding 358 units in 2028 and Penrith 462 in 2029. The setting holds its value on its own. Residents walk out into Kent Ridge Park, and the trail connects through HortPark and Telok Blangah Hill to the full Southern Ridges network. The exit audience is the same set, and it is a narrow but committed one: households who have decided they want a low-rise green address in the south have very few alternatives at this scale.
Renters see Kent Ridge Hill Residences differently again. A five-storey estate with a national park at the side gate, a 50m lap pool and a floating gym is a distinctive proposition in a rental market dominated by towers, and the compact stacks put it within reach of a single researcher or a young couple working up the hill. Landlords here are aiming at a renewing tenant base rather than a churning one, and the yield spread over the district average reflects it.
Fit matters in the other direction too. School-driven families should look elsewhere, because the 1km ballot band is empty, and buyers who need a station at the lift lobby will find the walk real. Living on a ridge also means walking uphill, so test the specific block and the walk from the carpark before you shortlist: some blocks are an easy stroll and others are not.
