Buona Vista and the doorway to one-north are one stop west, Outram Park and the CBD run under fifteen minutes door to door, and Orchard takes a single transfer. Commonwealth (EW20), Redhill (EW18) and Napier (TE12) all fall inside 2km. A household here can skip car ownership outright.
For families, Queenstown Primary School and New Town Primary School both sit inside the 1km radius that decides priority under P1 registration, with Alexandra, Blangah Rise and Gan Eng Seng Primary following inside 2km. The unit mix is urban and the counts say so. 341 one-bedroom homes run from 441 to 484 sqft and 271 two-bedders from 689 to 797 sqft, against 195 three-bedders from 904 to 1,076 sqft and 38 four-bedders at 1,302 sqft. That is roughly 72 percent of the estate in the one and two-bedroom band, and it sets both the tenant pool and the eventual exit audience.
Tenure runs 99 years from 7 May 2013, so about 86 years remain in 2026, well clear of the band where financing and CPF rules bite. Commonwealth Towers reads best as an income asset that happens to be a comfortable home. The station is at the gate, one-north is one stop away, and seven in ten homes are sized for the people who work there, which is how a city-fringe leasehold has held rental yields near 3.9 percent.
As of July 2026 the last sixty Commonwealth Towers caveats ran between $1,909 and $2,625 psf at a median around $2,275 psf, and the twelve months to July ran $1,911 to $2,624. A spread that wide inside one project is not the market disagreeing about value. It is 43 storeys, and the floor you buy.
Against the immediate pocket the position is easy to place. Queens Peak sits 0.14km away with 736 units from 2020, Stirling Residences 0.46km off with 1,259 from 2022, and Margaret Ville adds 309 from 2021. Commonwealth Towers is the oldest of that modern group and the closest to the platform, so it trades as the shorter walk on the older lease rather than as the newest product.
The land cost underpins that. The consortium won this Government Land Sales site in 2013 for $562.8 million, about $883 psf per plot ratio, while the land under The Crest had gone for $960 psf ppr a year earlier. One technical note before you compare. Commonwealth Towers predates GFA harmonisation, so its strata areas still include aircon ledges that newer launches exclude. Those are not identical square feet, and the honest comparison adjusts for it first.

The Commonwealth Towers floor plan ladder opens at 441 sqft and closes at 1,302 sqft. At the July 2026 median of about $2,275 psf it prices out cleanly: the 441 sqft one-bedder near $1.0m, the 689 sqft two-bedder about $1.57m, the 797 sqft format near $1.81m, the 904 sqft three-bedder around $2.06m, the 1,076 sqft plate about $2.45m and the 1,302 sqft four-bedder close to $2.96m. That is arithmetic on the caveat record, not a price list.
The live prints track it. A 441 sqft one-bedder cleared $950,000 at $2,154 psf in July 2026, a 753 sqft two-bedder $1.75m at $2,324 psf the same month, and a 1,055 sqft three-bedder $2.58m at $2,445 psf in June 2026. Read the psf column, not the quantum: the family plates carry the highest psf in the estate, not the compact ones. With only 233 homes at three bedrooms or more, family stock is the minority here and gets bid for accordingly.
A 441 sqft home does not host, so at Commonwealth Towers the hosting moves out of the apartment. Ground level carries a 50m lap pool, a hydrotherapy pool with aqua gym stations, a lifestyle pool, clubhouse, gym and spa pavilions, then four sky terraces climb the towers with a tea garden, yoga deck, cocktail lounge and spa suites. If you are viewing, go up and stand on the terrace nearest your shortlisted stack before you judge the view line.
Zoom into the pocket that actually competes. This is the Margaret and Mei Chin subzone, eight private developments and about 5,401 homes in total, running from The Anchorage in 1997 to Penrith in 2028. Commonwealth Towers is 845 of them. Only Penrith is under construction inside the pocket, so private supply here is close to fixed for the rest of the decade.
The demand side is why that matters. Queenstown town carries about 44,030 HDB flats across 253 blocks, 21,821 of them 4-room or larger, roughly four large flats for every private home in the subzone. Queenstown resale flats trade near the top of the national table, so that upgrader bid arrives with equity behind it.
The wider Queenstown pipeline is real but lands in other subzones. Blossoms by the Park adds 275 units at one-north for 2027, Zyon Grand marks the corridor’s newest benchmark, and Normanton Park at 1,862 units and Kent Ridge Hill Residences at 548 both completed in 2023. Counting the Dover, Holland and Pasir Panjang sites, roughly 3,100 new private homes are scheduled across the planning area after 2026 and only 462 of them land here. Further south, the Greater Southern Waterfront frees about 1,000 hectares of port land with some 10,000 homes planned at the former Keppel Golf Course, as the URA Master Plan’s regional plans set out.
Two checks belong in any offer. Liquidity is the second, and the record is clean: 250 caveats since August 2021, running between 33 and 53 trades a year with 25 more by July 2026. Six years without a volume collapse.
Yield is where this address separates from its neighbours. Rentals have averaged about 3.9 percent, strong for the city fringe, with one-north one stop west, NUS and the National University Hospital down the avenue and the CBD a short ride east. This suits young professional couples who live on the train line, investors who want a deep and liquid tenant pool rather than a trophy, parents balloting for the two primary schools inside 1km, and right-sizers staying in the Queenstown they know. About three quarters of recorded buyers are Singaporean, which keeps the owner base steady through cooling-measure cycles.
The exit audience is that same pool, backed by upgraders trading out of a Queenstown flat. Renters see the strongest version of the building: a hundred-metre walk to a platform, a 50m pool and four sky terraces attached, one stop from one-north’s employers. That is what produces the yield and the short gaps between tenancies, and the one-bedroom band is where the arithmetic is tightest, so run your numbers there first.
Fit runs the other way too. If you need genuine family space, Queens Peak and Stirling Residences carry wider ladders in the same pocket and deserve the first viewing.
