Skye at Holland

Skye at Holland has already answered its own pricing question. All 666 caveats were lodged against 666 units, 660 of them in 2025, so the project sold through at launch and buyers today are looking at subsale rather than a developer price list. What remains to work out is which stack, because in a 40-storey tower over a neighbourhood zoned low, height is the single largest price variable in the building.

Skye at Holland Prices: A $1,285 psf ppr Land Bid and a Sold-Out Launch

Start with the Land Bid behind Skye at Holland. The Holland Drive site was acquired for $805,390,000, about $1,285 psf per plot ratio. Against that land cost the consortium launched at an estimated $2,598 to $3,350 psf, with published starting prices of $1,510,000 for a two-bedroom at $2,598 psf, $2,394,000 for a three-bedroom, $3,337,000 for a four-bedroom and $4,889,000 for a five-bedroom. That was volume pricing, deliberately set below the integrated benchmark next door.

The market answered immediately. As of May 2026, the last sixty caveats cleared between $2,695 and $3,367 psf with a median around $3,051 psf. Taking the full record instead, all 666 caveats fall between $2,599 and $3,367 psf at a $2,950 median, so the later trades printed above the launch-day average rather than below it. Consortium projects of this depth rarely stall, because four balance sheets of this size do not need to chase the market to hold a price.

The comparison that matters is 100m away. One Holland Village Residences holds 296 units completed in 2024 on the same 99-year footing and prices its integrated retail podium into the equation, while Hyll on Holland answers with 319 freehold units from the same year, the enclave’s most-discussed inversion of a completed freehold resale trading against a leasehold launch. Buyers here are choosing between tenure, integration and newness, three different answers on one street, and height is the card neither completed neighbour can play.

The wider field fills in from Queenstown. Blossoms by the Park brings 275 units within 1km for 2027, Bloomsbury Residences 358 for 2028 and Penrith 462 for 2029. The completed set runs Margaret Ville at 309 units from 2021, Queens Peak at 736 from 2020, Stirling Residences at 1,259 from 2022 and Kent Ridge Hill Residences at 548 from 2023. All run the same 99-year tenure, so that comparison comes down to position and product rather than lease maths. Skye at Holland Floor Plans: No Studios, Two Bedrooms Up to Five

Starting the Skye at Holland ladder at 581 sqft rather than at a studio is the product decision that shapes everything else. It lifts the entry quantum, filters out the smallest investor cheque, and leaves a resident profile weighted towards owners in a location that could easily have been built purely for landlords. The premium-with-study formats serve the hybrid worker, and the private-lift four- and five-bedroom homes give upgraders family scale at a Holland Village address, which the enclave has been short of for years.

Run the Skye at Holland floor plan set at the $3,051 psf median and it prices out cleanly. The 581 sqft two-bedder works out near $1.77m, the 667 and 678 sqft premium formats between $2.03m and $2.07m, and the premium-with-study pair around $2.23m to $2.27m. The 915 sqft three-bedder lands near $2.79m and the 1,076 sqft premium about $3.28m. In the private-lift tier, the 1,238 sqft four-bedder comes to roughly $3.78m, the 1,464 sqft premium about $4.47m and the 1,765 sqft five-bedroom near $5.39m. Treat those as arithmetic on the caveat record, because subsale asks will sit around them rather than on them.

The recent transactions anchor it. A 1,765 sqft five-bedroom went in May 2026 at $3,316 psf for $5,853,000, a 915 sqft three-bedroom in March 2026 at $2,925 psf for $2,676,000, a 1,238 sqft four-bedroom in February 2026 at $3,282 psf for $4,063,000 and a 732 sqft premium-with-study in December 2025 at $3,164 psf for $2,316,000. The facilities programme is unusually long for a two-tower site: a 50m lap pool, leisure pool and aqua deck, an aqua slide and children’s water play, forest spa pod, water hammocks and cocoon pods, urban farming plots, meditation and taichi decks, a fitness lawn, play court, a Sky Leisure Walk and a gym, by P&T Consultants with Henning Larsen on landscape and Woh Hup building. That ground plane wraps the tower bases into the Holland Village extension’s green spine, which is the answer to a plot ratio of 4.7.

Is Skye at Holland Worth Buying? Holland Drive Supply and the Queenstown Pipeline

The subzone arithmetic is stark. Holland Drive holds two private developments and about 962 units, and Skye at Holland is 666 of them, more than two-thirds of the pocket arriving in a single handover. One Holland Village Residences, completed in 2024 with 296 homes, is the other. Once this project tops out the subzone is built, because the shophouse core and the bungalow streets around it are zoned to stay low.

The demand side is the deepest in the central region. Queenstown town holds about 44,030 HDB flats and 21,821 of them are 4-room or larger, the flat types upgraders sell from. The two ends of this building are built for exactly that pool: 370 two-bedroom homes for the first private purchase, and the private-lift four- and five-bedders for a family trading up without leaving the west.

The real competition is other launches rather than resale. Bloomsbury Residences at 358 units for 2028, Penrith at 462 for 2029, Blossoms by the Park at 275 for 2027, and Lyndenwoods at 343 and Hudson Place Residences at 327 for 2030 all court the same buyers on the same tenure. None holds a Holland Village address or a 1km primary, which is the case for the premium here, and the URA Master Plan treats the Holland Village extension as the enclave’s centrepiece rather than a site to be redeveloped again.

No liquidity record exists yet for Skye at Holland, so the locational features have to carry this section, and they do. When owners eventually sell, their competition is a district of 29,720 private homes of which only 46 are under ten years old, plus whatever the Queenstown pipeline has completed by then. The honest cost is the wait: late-2029 completion means paying today with no rental income in the meantime.

Who Skye at Holland Suits

Skye at Holland suits view buyers who want the high floors the enclave cannot otherwise supply, families working the Henry Park catchment, enclave loyalists who want new product rather than someone else’s fit-out, and investors backing the Village’s tenant depth at scale. At 40 storeys over a neighbourhood zoned low, the upper floors see across the Good Class Bungalow belt towards the city one way and the southern ridges the other, and the height caps over the shophouse core protect those views structurally rather than by luck.

The exit audience at TOP is the pool filling the enclave’s rental stock today: relocating professionals on the one-north and Buona Vista corridor, and families who want the Village on foot. A new full-facilities tower 412m from the station is differentiated stock against a rental supply that is mostly older and lower, and the two-bedroom depth is sized to fill quickly on handover.

Fit runs the other way too. Freehold purists have Hyll on Holland a short walk away. Buyers who want space around them will find a 4.7 plot ratio dense by any measure. And in a tower this tall the gap between a low floor facing an internal aspect and a high floor with the city view is larger than the difference between two adjacent layouts, so compare stacks before comparing floor plans.
