Neither asks the project to do anything except stand where it stands. The catch is that the market has already re-rated it once, so the sections below work through what that costs a buyer today.

Bartley Vue Prices: Reading the Re-Rating

Structure before numbers. The developer cleared all 115 units within three years at an average of about $1,850 psf, and the twelve months to July 2026 have run $2,227 to $2,345 psf. The market has re-priced the project once already, so buyers today pay for certainty rather than a promise. As of July 2026, Bartley Vue’s last sixty caveats span $1,733 to $2,345 psf with a median around $2,006 psf, a range that covers the launch period and the resale period together. Narrow to the twelve months to July and six transactions ran $2,227 to $2,345 psf, median $2,267 psf. The roughly $260 psf gap between those two medians is the re-rating in one number.

That is full pricing for the district and we will say so plainly. Against the 27 District 19 projects we have reviewed, essentially every neighbouring estate trades cheaper on average, with Compass Heights anchoring the value end near $806 psf and Botanique at Bartley topping the range near $2,420 psf. What Bartley Vue charges for is the 93-year lease, the 2026 build and the scarcity of a 115-unit development.

The neighbour set frames the exit. Bartley Ridge is closest in scale at 868 units from 2016, Botanique at Bartley brings 797 from 2019 at 0.24km and Bartley Residences 702 from 2015 at 0.39km, all on 99-year tenure. The Gazania offers 250 freehold units from 2022 for buyers who want tenure over lease freshness. Further into the planning area, Park Colonial adds 805 units from 2021 and The Orie 777 with TOP expected 2028. Out along the north east corridor, Rio Vista, Stars of Kovan, The Minton, Kovan Melody and Kingsford Waterbay show what the same budget buys with more floor area and less lease.

Worth knowing when you benchmark. This site was acquired before GFA harmonisation took effect, so its strata areas still count aircon ledges that a post-harmonisation launch leaves out. Two projects can quote the same psf and hand you different usable space.

Bartley Vue Floor Plans: No Shoebox, Fifteen Four-Bedders

The absence of one-bedroom stock shapes Bartley Vue entirely. The 57 two-bedders from 657 to 861 sqft are the entry point rather than a studio, which lifts the floor on both quantum and tenant quality. The 43 three-bedders from 947 to 1,270 sqft carry the family core, and the 15 four-bedders from 1,356 to 1,539 sqft are the scarce line: fifteen homes in the whole development, so a four-bedroom listing surfaces perhaps once or twice a year.

Run the recent $2,267 psf median across the mix and the ladder reads: the 657 sqft two-bedder near $1.49m and about $1.95m at 861 sqft, the 947 sqft three-bedder around $2.15m with the largest 1,270 sqft format near $2.88m, and the four-bedroom tier from about $3.07m to roughly $3.49m. Arithmetic on the caveat record, not quotes.

The prints sit on top of that. A 732 sqft two-bedder cleared $2,254 psf for $1.65m in July 2026, a 1,044 sqft three-bedder $2,280 psf for $2.38m the same month, and a 1,356 sqft four-bedder $2,337 psf for $3.17m. Entry across recent transactions has run from about $1.58m for a two-bedder.

What the plans come with is current-generation specification: new layouts, new facilities, no renovation debt and no sinking-fund history to inspect, in a belt where the nearest comparable estates completed in 2015, 2016 and 2019. The trade is scale. A boutique site cannot carry a 50m lap pool and a tennis court the way a 700-unit estate on five times the land can, and what you get instead is grounds that never feel crowded. Is Bartley Vue Worth Buying? Thin Supply, Two Catalysts

The Joo Seng subzone is genuinely thin. Four private developments and about 1,127 homes in total, of which Bartley Ridge alone is 868. Bartley Vue’s 115 units are a tenth of the pocket, and with the project now completed nothing private is left under construction inside the subzone.

The wider Toa Payoh planning area, which this corner falls into, holds 41 developments and about 11,112 homes, 13 completed in 2016 or later. The one committed addition after 2026 is The Orie at 777 units around 2028, over in the Braddell subzone, so near-term competition sits in a different pocket rather than the same street.

Demand sits next door. Toa Payoh town carries about 50,074 HDB flats across 386 blocks and 26,037 are four-room or larger, the households that trade up. The Bidadari waves add to that as those flats clear their Minimum Occupation Period, and our District 19 upgrading checklist walks the buyer side of that pipeline.

To the west, Bidadari has filled in with The Woodleigh Mall, Woodleigh Village and the Bidadari Greenway all within 2km, and its flats already trade at million-dollar levels, a completed catalyst rather than a projected one. To the east, the Paya Lebar Airbase relocation in the 2030s frees roughly 800 hectares and lifts the aviation height restrictions that have capped this corridor. The honest caveat is liquidity. 126 caveats between September 2021 and July 2026 read 29, 47, 21, 18, 7, and 4, and the shape tells the story: the developer sold out early and what trades now is a thin trickle of resale. With four caveats so far in 2026, a buyer may wait months for the right stack. Entry at $2,2xx psf is full pricing for District 19, so the capital-gain case rests on the corridor’s catalysts rather than on buying below market, and anyone needing that margin should look at older stock nearby. School-focused families who need floor area will do better at The Minton or deeper into the district. Mall-downstairs convenience is not part of the offer either: 18 Tai Seng, MacPherson Mall, The Woodleigh Mall, nex and The Poiz Centre are all within 2km rather than across the road.
